I always check out places on Trip Advisor before booking and the first two pages of reviews about Buffalo Sage are very positive....but further back there are some valuable comments.....all of which we experienced. Our booking was for three nights...and when we arrived I was struck by the untidiness of the property and the dog nose markings all over the screen door. Our room wasn't quite ready when we arrived but having seen her leave our room with cleaning gear in place, it was ok. It was only after we had settled in that I began to notice: cobwebs around the smoke alarm, thick dust and cobwebs on the window sill, windows absolutely filthy on the outside, bathroom vents full of dust, toilet base uncleared, a huge cobweb from the picture on the wall stringing to the door jam of the bathroom,stains on the carpet and faint ones on the duvet. Upstairs in the living area there was a very "lived in" look with magazines stacked everywhere and lots of dust. The cats and dog appeared to have full run of the house, given the markings on windows and walls. All this being said, our hosts were friendly and breakfast was excellent. I just couldn't get over the untidiness of the place for this being a professional business.

Buffalo Sage B&B is a great location and place to stay when you visit Bryce Canyon National Park. The owners have good suggestions of places to see and visit not only in Bryce but in the general area. A recommendation for us was to visit the Gem Theater and we found it to be a wonderful delight. We enjoyed the restored theater and history associated with it as well as visiting with the owner, enjoying dinner, and finishing with the perfect banana split! The next two mornings we were delighted with different breakfasts. And did I mention the view from the B&B was just perfect!

My wife and I met my brother and his wife for a Natl Park vacation. Very nice facility designed and built as a B & B. Hosts were enjoyable and fun to visit with. Breakfasts were great. They were very accommodating of my wife's celiac disease. Beds were very comfortable. Views from the deck were awesome. If was fun having friendly dogs and cats at the house.

My husband and I stayed here for five nights while visiting Bryce Canyon and surrounding area. Breakfasts were delicious and hearty. Several days we needed only a light snack at lunch time - which is very unusual for me! You could pick your time for breakfast between 7:30 - 9. The dog is friendly and although they have several cats I hardly saw them. Our rooms were spotless. Nice size bathroom. Beds were very comfortable - not too hard and not too soft. Our room was upstairs at the end of the house and we had a huge triangle shaped window below the peak of the ceiling. It let in lots of light (although there is no shade or anything, so I guess if light streaming through a window wakes you up it could put a damper on sleeping late). Each room has it's own outside entrance which provides a greater measure of privacy than many B&B's. Great view from the porch! And awesome stargazing! Would definitely stay here again and recommend to anyone visiting the area.

My wife and I stayed here for three nights while visiting Bryce. We had a very large room (on the second floor) with a king bed for quite a reasonable price. The B&B is very clean and location is great. David and Alice were excellent hosts. At night, there is an incredible view of the sky. My only reason for giving four stars instead of five is that for breakfast (which is quite generous in size), there was some difficulty in accommodating a dairy allergy.

If you are looking for upscale swank this place it not for you. If you are looking for a home on the range complete with super friendly hosts (David and Alice), great breakfasts, beautiful views and a very comfortable room with full bathroom, this is your place. We received excellent value for our money. Getting to feed the horse. mule, goat, llama and play fetch with the adorable house Labrador "Zoe" was a bonus. The location is also excellent. The house is perched high above and back the highway so there is no traffic noise. It is 2 minutes from Tropic for groceries or dinner and about 15 minutes from the gates of Bryce Nat'l Park. We stayed in one of the two upstairs suites.

We liked our room with a private entrance as it afforded us some privacy not normally available for a B and B. Our room was clean and comfortable and the outside views are beautiful. The hosts were very helpful in giving us tips on places to visit and out of the way sights to see. Breakfast was good. You can really tell this is a working B and B - it has a very casual feel and a casual approach by the owners. It truly feels as though you have stepped into someone's home for a visit - maybe somewhat unexpectedly. We also loved the fact that the owners are passionate about the area and are animal lovers with soft hearts for all creatures. For dining options it's best to plan your times accordingly - the few places in town (Tropic) can have very long waits.
