The hotel, especially for Granada which is quite touristy, is brandnew (opening in November 2013 as the staff told us) and this for a good value price. The location is about 3-4 blocks from the plaza central and cathedral, which makes an about 10 minutes walk. It is inside a renovated colonial style building and really perfectly organized. In the centre, were other houses have their garden, you will find a really spacious and clean swimming pool, which helps you cool off in the heat of this city. The rooms come with 3 rooms (living room/kitchenette with flat screen tv and sofa + private bathroom + sleeping room with a/c). The hotel was almost empty, which made it perfectly quiet to stay and again: Very good value for the price. The staff is very helpful and nice and even breakfast is included (which is just okay for the price, but not sensational - but who cares for this price). Really recommendable. Perfect!

After returning to Granada and learning about Fabiana being a new hotel just down the block from where we had stayed previously, we decided to check it out. The receptionist showed us a room which consisted of a bedroom with queen bed and very tiny pillows, living area with a davenport, small bathroom with shower, small fridge, hot plate, kitchen sink and single cup coffee maker. There is a lovely pool in the "courtyard" area, an area with tables where they served a continental or Nica breakfast. Everything was nice and clean.
We asked if they had hot water showers since this is something not all hotels have in Nicaragua and was it quiet as they are right across from the Masaya bus terminal. The answer to both was yes they had hot water and yes it was quiet.

Fabiana at the time we had stayed there, had only been open for three months and at this point is not as advertised. While they intend to have hot water, after the first morning of cold showers we were told it was broken and would be fixed soon. This never happened in the week we were there. So if this is important to you, ask if the hot water has been fixed yet.
The rooms have not yet been equipped for use as an apartment. There are no cooking utensils or pots, no dishes, glasses or cutlery. We had towels and face clothes for the bathroom but no bath mat, there was no dish cloth or towels for the kitchen area.
The eating area in the room consisted of a shelf/table attached to the wall, but there were no stools to sit up to it to eat. We asked for a couple chairs so we could have a spot for friends to sit since the davenport has sitting for 2 or 3 at the most.
Our room seemed to get cleaned only if we asked, but the girls always did a nice job when they came in. There seems to be a lot of disorganization yet, with no firm rules for the staff on what needs to be done.
At this point there is no restaurant or bar, but this isn't a big deal as there are a lot of other places to go.
The positives of staying here was that we did find it more quiet than other places we had stayed, a comfortable bed, a good location from Central Park, a nice pool and ok breakfast.
The down side, no hot water, lots of staff sitting around in the rocking chairs in the entry with nothing to do it seemed. Customer service is lacking due to poor training and how to relate to the clients. There needs to be better control over the number of people sitting or sleeping on the hotel sidewalk in front of the hotel. For those used to Granada this isn't a huge problem, but for new comers or a single woman it could be very intimidating.
Fabiana has a lot of potential and will make it or break it depending on how soon they get everything up and running as advertised.

This is a condo type place that feel like home. We brought our family of 6 and we loved that we could spread out into 3 different rooms. The little counter, fridge, mini stove and microwave made it really nice with kids who seem to need to eat at inopportune times. It was great to be able to stock the place with a few basics and have the ability to make meals when we didn't feel like going out. The photos on their website do not do it justice. The pool is so much nicer than it looks in pictures! It is in an open courtyard in the center with darling balconies surrounding it. The hotel is immaculately clean, the sheets and blankets are crisp and new (pillows are exceptionally small.) It is short on decor but the materials are nice and updated. The staff has been very friendly and helpful. We also have really enjoyed the location--we walk just a couple blocks to get to the main plaza. I highly recommend this place--but just don't go thinking oyu are getting a hotel with all the upgrades and amenities. If you want peace and space and room to spread out--this is the place for you.
