“Dissapointing again,lack of detail and maintenance”

We have visited here three times previously.The last time the hotel had undergone a refit and looked in good shape.Sadly it has slipped back and the detail is missing in the rooms,things that should be easy to achieve are missing and there is a lack of checking details from Managers or Supervisors.
There are positives - The bed is comfy and we got a good nights sleep,the staff were pleasant and welcoming and the breakfast was very good,from the quality to the service.
The problems are with the rooms - the decor is good but in our room -
1. The furniture is looking shabby and worn out - the wardrobe doors dont close properly,no one has bothered fixing it to the wall so it could topple.
The top of the bedside tables are marked because no one had the foresight to place a glass cover on top ( or provide coasters) to stop marking.
2.The ceiling paper is peeling.
3.The bathroom was dirty,the extractor fan was not working,fitted the wrong way round and hanging off the wall,tiles around the bath were loose,part of the tap is missing & the basin dosent drain away.The towell rail is coming off the wall.
4. No soap ( a bottle of generic "Hair and Body" was is provided - Very lazy !
5. Cheap plastic beakers for water.

I would accept 4 & 5 if I was paying £29 a night in a travelodge !! not in a "Hotel" charging £75.

In an old building you accept that there are more maintenance issues and quirky things to deal with, but all I have listed are problems that should be picked up by daily checking.So it is not acceptable to use the "age of a place" as a reason for failing to address them.



The Manager of the Kings Arms needs to ask him/herself if they would accept these standards. If "Yes", well you're in the wrong job.

I have rated the hotel "Average" This is because the breakfast and the comfy bed saved it from being "Poor"

BE WARNED!!! If you have made a reservation be warned - the hotel (part of the Green King Group) regard it as their right to cancel a confirmed reservation at the last minute. A "confirmed reservation" is worthless.

I had made a reservation in June for five rooms during the bank holiday weekend of August (a number of family friends are travelling long distances to visit for a family event). I received an e mail confirming the reservation of the rooms and they took my credit card details. At short notice without warning the hotel have called and said they have just cancelled the confirmed reservation and our guests should not turn up. Paige, who phoned from the hotel, simply said that the rooms have been cancelled, a confirmed reservation does not mean the Green King hotel cannot cancel without warning (its their policy) and it is our problem to find something else.

Assume this type of approach is standard practice for GreenKing and endorsed by senior management.

We were met by Allanda who was working on reception and in the restaurant that night. She was excellent - always helpful and very hard working. Our room was unclean and smelt of cooking (fish & chips). All of the bathroom fittings were hanging off the wall, the shower cascaded water out of the side of the shower head, the cold tap top kept falling off, the cold tap squirted water straight at you as well as in the basin and the tiles were mouldy all around the bath. A good maintenence man could have sorted it all out in one day. Room 9 was simply unclean! Our evening meal was OK but the breakfast was awful - don't order Eggs Benidict!!! We were very disappointed as we had always admired the building when ever we passed through this lovely town.

Room Tip: Room 9 is hot, smelly (cooking), unclean and the bathroom is falling apart.

The hotel it's self was nice enough, basic, not special, but cheapish and close to where the wedding reception was. The bed was very comfortable. Breakfast was very tasty, but found not all the staff too friendly. But the hotel and is mostly a pub, so couldn't really expect too much.

we stayed here as were attending a hotel in the local area. first impressions are nice, its a good central location.

unfortunately the weekend when we stayed it was so so hot and the hotel seemed to radiate heat - they didn't provide fans and the windows only opening about 30cm. this was a shame - even a Travelodge we have recently stayed in provided fans!

the room itself was quite small, a travel cot was provided for our son and with that in the room there was very limited floor space. for the cost of the room I was expecting more, it was nice, but not great. we only stayed one night, but one of our family stayed two nights and they were disappointed as the room wasn't serviced - ie the bed wasn't made even - after the first night which was very disappointing. the bathroom was very big, but a bit worn. the main positive is that I have to say the beds are very very comfortable, but I do think its over priced.

the girl who checked us in on reception was very friendly and helpful. she was obviously hot, but we arrived earlier than check in and she was very helpful in finding out if our room was ready - she had to run around to try and find the housekeepers to ask them. I felt sorry for her having to rush around especially when it was so hot. she was also there most of the times we went to reception and nothing seemed too much trouble for her. someone had blocked our car in the car park and straight away she was on it, trying to find out who it was. she did find out in the end (it was her boss's car!!) so it was moved in time for us to get to the wedding. I didn't get her name, but she was a credit to the hotel.

the breakfast in the morning was nice, nice to be served rather than to have a buffet. and very accommodating with my choices.

I would stay here again to sleep in the comfy beds, but that would be the only reason.

We hired this for our Son's 21st Surprise Birthday Party. Had hot food from the buffet choice which was brought out in stages throughout the evening to stop it from spoiling. Everyone was impressed at the quality and taste of the food (very reasonable prices too). Dealt with Amy who was very helpful throughout (staff worked really hard setting up rooms and then also in the bar). A really humid night so rooms were hot but it didn't stop us from partying. Very impressed. Rooms hired by relatives up from Brighton who were extremely happy with the rooms (4 poster bed/en-suite/breakfast etc.@£85). Hired the pubs DJ & we provided a playlist. Hopefully this lovely hotel/pub will get many more visitors. We loved the evening and would certainly hire the pub again. Pub could do with an air conditioning unit in restaurant area though for nights such as these. We took our own outdoor fairy lights which looked lovely in the trees in the courtyard, again, the pub should invest in some as they lifted that area nicely. Definitely a 5 star experience.

Room Tip: Ask for up-grade at £10 for the 4 poster bed room, lovely

I stayed in this hotel with my partner and was very pleasantly surprised. I was concerned because of reading some poor reviews on here but was more than satisfied with the hotel.

Staff and service was friendly and faultless, I emailed the hotel before arriving and they (Paige) got back to me almost instantly considering it was 11pm on a Saturday night I was pretty impressed she gave me the relevant information and was very helpful. The girl who checked us in was polite and helpful.

The room was large and clean with a big bed and view over the back patio of the hotel, it was on the 2nd floor which may of bothered you if you have mobility difficulties but was absolutely no problem for us- they do have rooms on the 1st floor too so maybe request one of them if you don't want to walk upstairs.

We had no problems regarding noise of any kind and had the windows open all night with no disruption, we stayed a Sunday night.

The bathroom was slightly dated it had a white bath with shower over and matching suite, there is room for improvement with an update of the little things like the grouting but it was clean and functional.

We had a well stock tea and coffee tray in the room and plenty of things like plug sockets etc.

The food the pub does is reasonable priced and good quality considering. I had a burger which was about £9 with trimmings and very nice with generous portions.

All in all I was very impressed and considering it was booked last min and the cost was VERY reasonable and included breakfast there really was nothing to fault.
