“Great Staff But Room/Apartment Could Use Update”

We checked in early and they were able to get us into a room. That was nice of them. The front desk staff and housekeeping were very nice. The room we were in was in Building 4. Building 4 is nice as it is a short walk to the tennis club, pools, golf club house and main building. There is a nice shuttle that will come and pick you up and take you where you need to go on the resort. It was a nice 1 Bedroom Apartment with a great view of the water out the back sliding doors. There were some updates in the bathroom with the tile. The rest of the unit could use an update. The appliances were old and the furniture felt old and tired. We recently stayed in a Residence Inn that had more modern appliances and furniture. A renovation would do the unit well. The bed was very comfortable and provided a great night sleep. The TV's are all flat panel and work well but no HD channels so the picture was distorted. This is not our first stay and won't be our last. As stated earlier the staff is great and most that talked with were working there more then 10 years.

Great property with lots to do. We sent the kids and there friends to Busch gardens on the shuttle while the adults stayed by the pool. Lots to do on the property and places to eat. I would say it was a great value for what they offer. Lots of attractions near by and a short drive to Newport News. We are thinking of traveling back this summer just to relax more.

Room Tip: Ask the hotel which are the better rooms

We arrived on Saturday early from NJ. I had asked if we could check in early when we booked the resort. Our room was ready at 11am. The resort is beautiful, the grounds are very well kept. We decided to stay here because they had a package for both Busch Gardens and Water Country USA. We stayed in building 33 a 1 bedroom condo, plenty of room for 3 of us, it was a walk to get to the river pool and main building but you can call and someone will pick you up in a golf cart and take you where you want to go. The staff were all very friendly and everyone greeted us at all times. They run a shuttle to Busch Gardens and the water park so we saved on parking at the parks. My daughter loved the pool and lazy river, the bar is open until 6 and serve food, it was just average, not a great selection of drinks, no margaritas or daiquiris....Overall very pleased with our visit, a definite if you want to visit Colonial Williamsburg or the theme parks for the shuttle service.

We stumbled across Kings Mill about four years ago because we had always stayed closer to the colonial section of Williamsburg and decided to give it a try. SO glad we did. We love this place! While the service is good (not great), there is so much to do here and the facilities are excellent. I'm a big fitness buff and the fitness center is among the nicest resort facilities I've seen, and we travel a lot. The golf courses are superb, the restaurant options good and the family amenities are top shelf. The restaurants are about as expensive as any good resort but you won't go broke and there is no shortage of places nearby to eat if you don't want to eat at the resort.

We've been here about a dozen times and keep coming back. One tip: spend the extra bucks and get a suite. It isn't that much more than a standard room and they are huge! A great place to bring your family.

We've visited Kingsmill about half a dozen times in the past, and have had great visits. Thus we were excited about having our family reunion in one of the new "Cottages on the James." In fact, we were to be the first guests in Cottage F (a four bedroom cottage).

First impressions: we were very pleased. The cottage was large, posh and immaculate. We loved the view of the James River just steps from the back porch.

But, then the problems started...

1. The main hall TV didn't work...but it was soon replaced.

2. A front porch light kept flashing. We ignored it...no big deal.

3. A kitchen cabinet knob kept falling off. Again, no big deal (see picture).

4. The coffee maker in one of the rooms didn't work. Hmm...well, there were others, so we just used those.

5. The kitchen sink leaked. It was found by one of the cleaning staff and corrected right away.

6. No pads/pens by the phone for most of our stay. Again, no big deal.

7. No hair dryers...when asked, we were told "the hair dryers ordered for the cottages have not
yet come in"...we had four bathrooms, so expected four hairdryers. After multiple requests, we finally managed to get one hairdryer.

8. The cover for the exhaust fan in one of the downstairs bathrooms was not properly installed. So when we turned on the exhaust fan it rattled quite loudly. We just decided not to turn on the exhaust fan when taking showers (see picture).

9. An upstairs bathroom sink made loud, annoying vibrating noises (whrrrrrr). We ignored it as it worked fine otherwise.

10. Cleaning staff were friendly, but seemed to be new, or at least they were not prepared appropriately for cleaning the new cottages. They kept forgetting things such as replacing kitchen towels, dishwasher detergent, trash bags. Some bathroom towels, bath mats and hand soap were also occasionally missing.

All of the above was a bit of a hassle, but we took it all in stride.

However, on our second night, we faced a major issue: we noted that the ceiling of one of bedrooms leaked! It was dripping in 5 places. We called Kingsmill staff. Initially, we were told it was a minor problem due to condensation from the air conditioner. Then they said it was due to the sprinkler system installed in new construction for fire safety.

The next day, however, it was clear the problem was not minor. Kingsmill staff could not solve the problem, and called in contractors. It seemed that minor use of the tub in the upstairs bathroom - tap opened for a few seconds to wash feet - was enough to cause several leaks into the room below! One can only imagine the utter disaster if we had used the tub for a full bath. As it was, the contractor ripped up the drywall in the bedroom ceiling to diagnose the problem and later covered it with metal sheeting (see picture).

While determining the nature of the plumbing difficulties, water was shut off for the entire cottage for several hours. While Kingsmill staff provided us with bottled water, this was quite a difficult situation. Imagine eight adults and five children (four of them five years of age and below) not being able to wash hands, shower/bathe and use toilets!

The problem could not be resolved during our stay as it required major repairs. Thus, we could not use the tub upstairs for the rest of our stay (another two days). To be fair, Kingsmill staff offered us the use of another cottage in the meantime, either to move in, or for temporary use, along with our current cottage. But with such a big family (especially with the kids) any moves would be a huge undertaking, so we decided to stay put.

We did not appreciate being repeatedly told, however, that we should have expected such problems because this was a new property and new properties are prone to problems.
As a four star resort, we expect Kingsmill to fully test its new properties to ensure they are in tip top shape before renting them out. Instead, we felt like guinea pigs, doing Kingsmill a service by testing out one of its signature new cottages!

In the end, Kingsmill offered an embarrassingly low discount of about 8% (the guinea pig reduction rate?) Needless to say, we were not satisfied. After some negotiation, we were not able to conclude a deal with Kingsmill management that we felt was fair and appropriate for our needs.

We will not be returning to Kingsmill and will no longer be recommending it to friends and colleagues.

We moved to Northern VA. 3 years ago and were looking for an awesome resort. We found it at Kingsmill. This last Easter was our 5th or 6th stay. We have always been happy. This last visit was just plain sad. After I made our reservations I checked the website to make sure everything we enjoyed would be open and available while we were there. We have never visited before Memorial Day so I wanted to make sure all of the pools and water crafts (jet-skies etc.) would be open. There was no mention of any dates on the website so I called the 800 number. It is my fault for not writing down the name of the very nice man I spoke with, but everything he told me was wrong. He assured me that we were coming during spring break times ( we were there over Easter) and everything would be open. I asked about the river pool because it is my son's favorite. He put me on hold and then came back to say it would be open "for sure". I must say that if these areas would have been closed we just would have put our trip off for a few weeks, we would not have cancelled. Well, can you guess what happened? Everything was closed. We could use none of the watercrafts and the river pool was not just closed, it was empty and covered in plastic. Why did they just not tell me this? If they have dates they stick to no problem, we will come when everything is open. Nothing about this trip was worth the high cost of the room. Don't get me wrong, our riverview suite was great but you don't go to a resort to sit in the room. On Saturday I called Eagles to see about dinner. Our conversation went like this. Me "We are staying at the resort, do we need reservations for dinner tonight?" Her " Yes, what time would you like to come in?" Me " anytime at all" Her " How about 7?" Me " sounds great" Her "sorry, we are closed for a birthday party tonight" WHAT? I felt like I was being punked the entire weekend. We really loved this place, but I don't know if we will ever go back.

I have to admit staff was friendly. Rooms were dated. Bathroom had human hair in the bathtub. Yulk! Mini fridge was on the floor. What? This is not a college dorm.
I visited in 1995 and May 2014.
Will not recommend based on the dated property.

I'm so sorry for the housekeeping issue you experienced while visiting; our Rooms Director has addressed this unacceptable oversight with that department. I'm happy to say that a room renovation is planned for the future, and mini fridges will be available in each room (as opposed to upon request) -- I hope you choose to return once we've made those upgrades.
