Spent 3 nights over Labor Day weekend at the Powhatan Resort in Williamsburg. Four families with young children stayed in separate, but close proximity in building 82. Our unit was very clean, comfortable (A/C worked great, very hot weekend), and fully equipped. We had a 2 bedroom on the second floor (having been upgraded from the one BR we had reserved). Plenty of space, large bedrooms, baths and common rooms. One flat screen and 2 old TVs. Kitchen was ample size with full fridge, oven, dishwasher, etc. Unit was very quiet, couldn't hear adjacent rooms at all. Good sized balcony off the living room. The unit is older, with some wear and tear, but not bad at all when you have young ones around. The amenities are great for families. Lots of things for the kids to do. Pools, including an adults only pool, miniature golf, volleyball and basketball courts, and ponds for fishing. Our kids from ages 4 to 11 enjoyed many of the activities offered. The front desk staff was welcoming, efficient and very professional. The area has extensive shopping, restaurants, and is only 15 minutes from the colonial area. The resort was perfect for our families requirements, the rates were pretty good, and we would recommend it highly.

How can I start this out---what a wonderful vacation we had! August 7-11/ I will remember and charish forever. We did a sister/brother/kids trips and it was all worth it.

When we first arrived, the room wasn't ready, however it only took about 15 minutes before we was in our room. Walk in and was in AHHHHHHH. The room we book was a 1 bedroom, however it fit 2 adults and 2 adult children well! It was so clean and update.

My sister room was right above me and that worked out perfect...my brother and fiance booked a 2 bedroom and that was so beautiful and updated.....I was in ahhhhh moment again.

From the pool to the onsite resturant---all I have to say is please visit.
We did a trip to BushGardens and VA Beach and all desinations are so close

Can't wait to visit next year---Brother and Sister in Law brought timeshare(way to go)!

Going off site to grocery stores, restaurant is so close you can walk!!

Room Tip: Just get a updated room and close to the pool!!!

Beautiful grounds, tidy condos. The typical sales push was to be expected, but didn't ruin the trip. The several little lakes around the property were teaming with ducks and geese. The many activities for families throughout the week looked fun and well attended. We didn't participate, as there were many things to do around the area.

I reserved a week at this resort through RCI and then read the reviews. I was worried about it because there were many reports of poor conditions, lack of cleanliness, etc. None of this proved to be true of our experience. I have stayed in other timeshare locations in Williamsburg and this was definitely the best. The condo was spacious enough for our group of 8, the kitchen was fully equipped and the cooking utensils were clean and seemed new. Although the unit slept six, there was a carpeted porch area that accommodated two children in inflatable beds that we brought with us quite comfortably. The reviews warned that we would be pressured to buy a timeshare there but this didn't happen at all. We were assessed $10 a day resort fee and I'm not sure what we got for that. There was a charge for the mini-golf and it seemed to us that should have been included. Other than that, we had no complaints. All of the staff we encountered were friendly and helpful.

If 3 1/2 star rating were possible I would have given that.

The resort itself was very, very nice. It won't stand up to a Marriott but if you want a comfortable, reasonably priced, family fun place to spend some time then this place is perfect.

Pros:
The staff is great. Very cheerful and helpful.
The fun stuff is pretty much in one location. Outdoor pools ... one for over 18 yrs. of age, two for kids and families and one for really, really little kids ... oh, and a hot tub for parents.
Since we spent our time at the over 18 pool I'll say there were lots of lounge chairs and covered tables and chairs. The pool is only 4 1/2 feet deep at it's deepest and there is lots of underwater benches around the edges of the pool. Great for relaxing in the water on a hot day. The towel counter will give you as many towels as you need.
The pool bar is a little limited in what it can offer for beverages (no frozen Margaritas ... AT A POOL!) but the food portions were LARGE. We ordered the Philly Steak & Cheese and the Club Sandwich. We ate one for lunch and took the other back to our unit and had it for dinner.
There are movies by the pool for kids at night. Play areas at various locations around the resort and all sorts of other areas for basketball, volleyball, miniature golf and, if you want, fishing in the ponds around the resort.

Cons:
We ended up in an older, un-renovated unit on the second floor. It was large and had a nicely equipped kitchen and a quiet deck. But, it was in dire need of a renovation. The carpet was buckling, there were scuff marks on the walls, the dining room set had 3 side chairs of one style and one totally different chair. The leatherette seat cushions of the breakfast bar stools were cracked and pealing. The overall decor was just dated and a little mismatched.

Suggestion ... when you make your reservation, either online or by phone, call the reservation line and ask for a "Diamondized" room. Apparently that is the term they use for the renovated rooms. Wish I had known that before we made our reservation. Also, be sure to mention whether or not you would prefer a first or second floor unit. There are no elevators. We noticed several buildings with wheelchair accessible ramps ... nice to see they care.

With a renovated room this would have definitely been a true 4 or 4 1/2 star rating. The location is convenient to Colonial Williamsburg, the Jamestown Settlement, Historic Jamestowne, the Premium Outlets and much, much more. Lots of things for families to do. Great, friendly staff. Convenient to local shopping and grocery stores.

Since this is a timeshare resort you'll find there are charges that non-owers will have to pay that owners do not have to pay. We didn't have to pay a "resort fee" or for wifi.

Have a good time and enjoy yourself ... we did.

Room Tip: Ask for a "Diamondized" room. We enjoyed the second floor ... no one overhead. Some rooms...

We are members of powhatan and are proud to be ,this resort IS a little dated compared to modern furnishings, but thats the beauty of this place its old colonial not travel lodge which is so quaint . The resort facilities are excellent, if you want to play crazy golf in the cool of the evening at 9pm you can by floodlight, the pools are great for me in particular as theres an adults only pool which is wonderful, the apartments are well equipped ,staff are friendly ,so chill out and enjoy olde williamsburg

My wife, two daughters and I had booked a week at this resort through our timeshare company RCI for August 2014. We currently own different timeshares in the Orlando area by Disney World and had decided to exchange one of them to come to Williamsburg, VA for a week earlier this month.

Here is some information about the resort.

The resort is beautiful with four separate ponds on the grounds. There are lots of Canada geese in the ponds and grass so watch where you step. The Canada geese can be aggressive so watch how close you get to them especially if they have babies with them. We fed some mallard ducks, turtles and fish in two of the ponds. Some of the turtles were a good size and we fed them some bread and crackers. The fish and turtles apparently were used to being fed by guests and as there waiting for us by the gazebo area on the pond near the general store. They were also people fishing in the pond but I did not see them catch anything while we were there. This property is owned by Diamond Resorts. It is in a wooded setting off of Ironbound Road. We would often see deer around the property and on nearby properties. The resort has an adult outside pool and two family pools and a baby pool. There is also an inside pool with two separate hot tubs/spas with temperatures around 100 degrees. The inside pool temperature seemed cool to me even though the temperature on the board there said it was 84 degrees.

There are numerous shopping centers near the property as well. Duck Donuts is something you should do. It is a nearby shopping center and they make the donuts fresh for guests when they eat and put various toppings on them. The resort is about 15-20 minutes from Colonial Williamsburg, Yorktown and is very close to the Jamestown Settlement. All were fun, but we enjoyed the Jamestown Settlement the best where we visited the museum and got to see a recreation of an Powatan Indian Village where people dressed as Indians showed how life would have been back in 1607 when the English settlers came to Jamestown. The fort was also very fun as well with the various buildings and gardens outside for guests to see. You can try on the heavy metal armor and helmets in the fort. We also enjoyed climbing on and exploring the three ships that brought the settlers to Jamestown. The resort is also close to many area restaurants and is close to the Williamsburg Outlets. We found some good deals at the outlets.

There is also mini golf on site which costs $ 4 for adults and $ 2 for children and we played a game of mini golf and had a lot of fun. The resort also has planned activities for families and adults and be sure to check out the schedule. They have activities such as pool parties, barbeques, bingo, etc.

There also two restaurants on the property even we did not try them while there.

We stayed in a 2 bedroom, 2 bath unit on the first floor which was very nice but needed a little updating. The carpet needs to be replaced and a fresh coat of paint would be nice. The full kitchen was adequate with a full size refrigerator, dishwasher, stove and sink but was a little small to navigate if more than two people were in there. There is a washer and dryer combo in each unit. We had an issue with our unit as the switch on the washing machine died during a load and we had to call maintenance to fix it. It was promptly fixed and we were able to do more wash during the week. The shower heads in both bathrooms were excellent with very strong water pressure which I like. The beds were also very comfortable.

We had arrived late in day on a Saturday and waited in line to check in after being on the road for 7 hours and being a little tired and weary. After getting our room keys, we just wanted to leave and go to our room. Right after checking in, we were brought over to the concierge desk and very strongly encouraged to sign up for an industry timeshare talk about the property. The resort even called us before we arrived to try to get us signed up for this presentation and we say no. After being talked into doing the timeshare presentation for a gift of a $ 100 via gift card and setting the time for our presentation for Tuesday when it was supposed to rain in Williamsburg. The 90 minutes quickly turned into a little over 2 hours with us repeatedly saying no to buying anything. The presentation was made by a sales person and his manager with us seeing all that Diamond Resorts owns.

Here are a couple things to know about the presentation.

1. What they try to offer you is a vacation ownership opportunity where you can go to any number of resorts using an initial point allocation they give you for the purchase. It is quite expensive with a cost of about $ 35,000.

2. Diamond Resorts owns numerous properties including Great Wolf Lodges.

3. Annual maintenance fees to be paid by owners are above $ 1000 per year which are much higher than normal timeshare maintenance fees. (The ones we own in Florida are between $ 350 to $ 585 per year.

4. They will try to sell you the vacation opportunity and try to entice you with free gifts. It is not worth the expense. They initially try to get you to finance the purchase with a rate of 18% or so with monthly payments spread out over 8-10 years.

I just wanted to make everyone of this so they are not pushed into doing a presentation. Do not believe that is not a high sales presentation because that is exactly what it is and it is not worth any free gifts that you offer. We were aggravated and exhausted after our timeshare presentation.

There is also a building by the name of The Manor House, which dates back to the 1700s and is supposed to be haunted by several spirits. They offer ghost tours of the house several times during a week. The tours are led by David Flowers from the Virginia Paranormal Occurrence Research. Some people believe and others don't believe in ghosts. Guests are told about the history of the house and the spirits that still reside there. They are given some paranormal equipment like dowsing rods, EMF meter and K2 meter to go around the house and grounds to have their own experiences. I can tell you that we used all of the equipment but found the dowsing rods to be the most effective. We consistently asked questions in various rooms and asked for the rods to cross and they were moving all the place and we did not touch them and move them in any way. I also caught several things with my digital camera which could not be explained.

Overall, we had a good experience and would visit again. Williamsburg is a fun place to go and we would visit again. I would recommend this place, but avoid the timeshare presentation completely since it is not worth it.
