“Great place”

Can't say enough good things about the Highlawn Inn. We went for a "girls" spa weekend. We stayed in the Bathkeeper's Quarters and what a treat it was. The house has a large porch perfect for sitting. It sits on a main street, so there is quite a bit of traffic during the day, but didn't interrupt my sleep at night. The house is about a block from the actual inn, but within walking distance. We walked up for breakfast the first morning that we were there. Sandy does an excellent job with breakfast. It was delicious!! We couldn't wait for the next morning. The house is very close to Berkley Springs State Park and shopping/restaurants/spas. We walked everywhere with little effort, even though the house was part of the way up a hill. We enjoyed our stay so much that we are planning on making it an annual event and hope to be able to stay at the Highlawn Inn when we return.

Having never stayed at a B&B, Partner and I opted to give the Highlawn Inn a try the weekend before Valentine's Day. What a pleasant stay! The location was great, just a block from the shops and restaurants, but it is up a hill. Be sure to ask for the 'back way'. We were lodged in the Victorian Suite, which was on the first floor and had its own private porch. It was too cold to use the porch, but it would be wonderful to sit out there on a nice day. The room was comfortable, spacious, and sunny. However, if you are a light sleeper (I am not), you may want to request another room, since the morning noise could disrupt your REM.

Now, let's move on to the food. Holy smokes, the breakfast here was amazing. I am a vegetarian, and there were plenty of options. Plenty and delicious. After the first breakfast, I really couldn't wait for the next breakfast. Each thing I had from the buffet-style breakfast was better than the last. So so delicious. We also got lucky as the Inn was hosting a special Valentine's dinner. Everything was cooked to perfection!

Finally, I'd like to thank Barbara for all of her assistance. She was great to talk with and gave us lots of great tips (such as the couches at the movie theater and how to cook spaghetti squash)!

My wife and I spent an incredible weekend at the Highlawn Inn a few weeks ago. I am not sure what the rooms inside the main house are like as we chose the Carriage House located next to the Inn. It was really really great. Almost perfect, in fact. It has a reserved parking space and a private, locked entrance. Very clean and cozy. It is a large upstairs room with vaulted ceiling, skylight, original wooden beams from the old carriage house, comfy queen bed, gas fireplace and a few sitting areas. It feels rustic and modern at the same time, which made for a fun and romantic experience. The bathroom is not a separate room, but is separated from the main room by a 8 foot high (or so) wall and French doors. While the toilet is in its own little closet, the door is made of thin planks from the carriage house, so it doesn't offer the kind of privacy most people are used to. Nonetheless, the setup adds to the feeling of coziness and intimacy that the Carriage House offers.

We purchased a package that provided a discount on the room, a $100 gift certificate for Tari's restaurant, $100 gift certificate for Atasia Spa and wine and cheese on arrival. Our first night there we had dinner at Tari's (in the gallery area) and never ate anywhere else! We went to Tari's for our next four meals!! The food is so, so, so good. We were particularly fond of the filet and crab combination and had that several times. We live in DC and have access to dozens of top-notch restaurants, but the food at Tari's honestly was better, every time, than any meal we've had here in three years. It's also one of the only restaurants in Berkeley Springs, so it makes the choice of eating there easy! (And good wine for $6 a glass!!) We were less enthusiastic about our experience at Atasia Spa. Berkeley Springs is a haven for spa seekers during the summer months but the town is very quiet in the winter. The staff at the spa all seemed grumpy and lacked any life in them whatsoever. Perhaps it's just because of the slow days in the winter. I don't know. But I wouldn't recommend it.

By the way, Berkeley Springs has a quaint depression-era movie theater that is worth the trip to see. We spent an hour talking with the owner, Jack. The popcorn machine is from the 1930s and really does make amazing popcorn. Tickets are only $3.75!!

So why not 5 stars? Due to no fault on the part of the owners, Highlawn Inn sits in a neighborhood with a depressing feel. Several houses within viewing distance are shuttered with no trespassing signs on them. Our understanding is that some of the owners died and their relatives simply cannot sell the properties. Regardless, coming into and out of the Carriage House felt surreal. Inside was a perfect romantic escape. Outside was a neighborhood that just felt a bit sad. Indeed, driving around the neighborhoods in Berkeley Springs evokes that sense in general. Rundown homes, piles upon piles of junk and broken down vehicles, vandalism, etc. While it might be a spa town, as soon as one drives off the main street, it has the feel of a sad community.

In short, the Highlawn Inn was great. We have never stayed anywhere as cozy and romantic as the Carriage House and we talk about it nearly everyday since. Just know that, in the winter time, without leaves on the trees to provide a sense of seclusion, you might be taken aback by the solemn feel of the general area, including the neighborhood that contains the Highlawn Inn. In the summer, I would be the feel would be much different.

If you're looking for a place to disappear with your loved one for a few days, I cannot imagine any place as romantic as the Carriage House. It really was that good.

We have been repeat guests of this delightful B&B over the years - this time, we actually had the opportunity to enjoy a romantic Thanksgiving weekend, complete with Sandy's Silver Service Thanksgiving Dinner. (Saying that this meal is a major feast does not do it justice!) This time we stayed in The Carriage House which is just across from the main building. It feels like an intimate cottage miles away from everything and is filled with lots of personal touches which add to its charm. (The comfortable bed & cozy fireplace don't hurt either!) We have always found the staff accomodating and Sandy & Tim remain gracious hosts. And when you add in the delicious, plentiful, fresh, home-cooked breakfasts, you can imagine how my home exercise program has to increase to knock off those added pounds! For a quiet, relaxing, peaceful retreat, this is the place to go!

The location is impressive, although it's not very easy to get to the B&B. The hill is very steep. There are several houses, we stayed at the main building, it's pretty romantic, but there even more romantic houses on the property. Our room was very cozy. Breakfasts are copious and delicious. The staff is very friendly and helpful. The B&B is very quiet and peaceful. It has a lot of charm.

First off, this place is high on a hill overlooking town. So walks are not the easiest... However, the staff is very friendly and treats you well. Rooms are spacious, and staff fix them up while you're at breakfast! And those breakfasts are pretty darn good! Homemade cooking, sharing of recipes, plenty of everything. One problem we experienced: no heat in our room, informed staff after first night, they said it would be taken care of, and it never was during our 3 night-stay. Oh well, good thing it wasn't too cold yet! Also, mattress was kinda soft for our taste... But then again, we had a whirlpool tub to ourselves to relax those muscles!

Room Tip: Choose the Algonquin Room, it has the private whirlpool which is definitely a plus, and a good value...

We remember these gracious guests well because of the recipe request. We regret the heat issue. When a staff member advised us we went into the room and found that the radiators had been turned off. We turned them on and raised the thermostat until heat was coming out of the radiators. The room also has a portable electric heater.We are just sorry we did not know about the heat during the rest of their visit as we would have responded. We only hope the positive aspects of their visit will cause them to return so that we may enhance their enjoyment.

This was our first time at a B&B, so we aren't really experienced with that sort of stay. The property was lovely, it's pretty high up on the hill so if you're planning to walk to town it's not far but a bit steep. The place was very clean, lots of frou frou stuff around which fits the victorian charm of the building. Breakfast was lovely...room spacious...however I didn't like the restriction of a timer on the whirlpool. It's the only room with a private whirlpool, you pay extra for it, and I didn't appreciate that I could only run it for 20 mins (it actually shut off in less than 15). As for the town, I expected quiet but it was even quieter than I thought it would be. If you are up after 11pm you will be hard pressed to entertain yourself. If you're looking for sleepy, Berkeley Springs is a good choice and this B&B is too. It was a good value, owners nice but I did sort of notice a drop in that as soon as I handed the check over. Could use a decent TV- preferably with some acceptable size to it and flat screen since there is truly nothing to do in that town in inclement weather or after dinner. Don't bother with the whirlpool room, might as well just use a bathtub for less $.

Regarding the whirlpool timer, the timer is pre set from the manufacturer for 15 minutes for safety issues. Other spas in town have the same policys. Now while this amount of time is recommended for safety, a guest can hit the start button and the 15 minute cycle will start again.
