Our 2BR/2 Bath (1200+ sf) unit was on the #3 green of the Waikoloa Beach course with a pool next to our unit...perfect for the four of us. Easy walk to the beach, local shopping, restaurants and grocery...Starbucks too! A short drive to golf, helicopter tours and dive trips to name a few of the many activities available. We loved the opportunity to fire up the Viking BBQ and chill a couple of nights. A great value for families on a budget or those tired of the "resort" buzz.

Third trip to the big Island in 16 Months- Love this Island so much- Probably have more than 25 Trips to Maui and Oahu over the last 15 yrs.Two ther trips we did the Hotel thing but decided to gift my Daughter - her husband and their 3 yr old girl ( My Only Grand Child) a trip top the Kona side for Christmas gift- We went from Feb 6th to Feb. 17th and decided to try a condo stay as it would allow us more freedom to relax with a child. Did a T,A, search and found Outrigger Beach Villas at Waikaloa and booked it- We have stayed at Marriott Waikaloa twice in the area- To my surprise, the condo was actually at Mauna Lani Palm Villas at the Golf Course.
Outrigger was very accomodating as we decided to extend my wife and my stay for two days- The condo was very clean and well furnished. It even had beach chairs and one Boogie Board available for guests- One Master suite (King Bed) and a separate Guest Bedroom and bath at the other end of the condo- Upstairs had a bonus room with a day bed (Trundle Bed) and stereo system- Very comfortable and even had it's own locked garage for the condo- Well situated across from the BEAUTIFUL pool with a locked gate and faub access only. Community BBQ at the Pool area and small gym for a work out if desired. The process of checking in was easy and convenient- One of the BEST aspects was that the condo came with a Beach Club Access card for Mauna Lani Beach Club. Park within 50 ft of the beach and full Restaurant/Bar at the beach- Good Snorkling and easy H20 entry without rocks- Great covered cabanas available to members we we had no problem claiming one each day about 11:00 AM.
Condo had full Washer/Dryer and plenty of towels and Beach Towels.
If I had two small complaints they would be..
Kitchen was not terribly well stocked with Sharp Knives- decent pans (Non-Stick)- or a cutting board. We bought a full New York Strip Loin at Costco and cutting steaks was difficult - AND no BBQ at the condo -They did provide a large non stick electric griddle which was good for cooking breakfast for 5. Tough to do Omelettes and over easy eggs on a griddle- I am a chef so it did happen but regular cooks would find it difficult. Also, the kitchen design was weird. Not one cabinet available to place condiments - liquor - Bread - chips- spices - coffee etc into.
My other SMALL complaint was the Television - Primary TV in great room was a 19" Sharp about 15 yrs old, bulky convex screen- Normally not an issue but the Olympics started the day we got there and we wanted to watch a bit of them- It was extremely difficult on this ancient relic.
With Flat Screen monitors running $300.00 for a 36" at Wal-Mart, this is inexcusable in my opinion- All in all, I would return in a minute- Loved the access to Mauna Lani resort and it's amenities- Very Afforable for 5 people and having a HOME to settle into was great every night after exploring the Big Island- Dinner in Manta Bar at Mauna Kea was another story altogether-
I would reccomend this stay for any family looking to have a great week in Hawaii- Ask specifically for Palm Villas at Mauna Lani- Napa Chef

Room Tip: Condo Close to Pool.

We stayed here for a few days around Thanksgiving. It's a busy time of year but even so, it didn't seem busy at the pool or around the complex which was nice. We had a ground floor condo and it was very nice. Loved the kitchen and appliances even though we didn't do much cooking. We rented through the Outridgger Condo collection. I would have preferred renting through VRBO. The condo was well maintained. We had a problem with the dryer and someone came to fix it within hours. It would have been nice to have a few more amenities in the condo, like beach toys, boogie boards, beach chairs - even some basic spices in the kitchen. We ended up borrowing these from the guests next door who rented through VRBO. The pool was nice.

We stayed here renting a 2 bedroom unit through VRBO. The complex is very nice and well maintained. The units are newer with good quality finishes, granite counters, crown moldings and gas BBQs with sinks and granite counters on the lanai. It's short walk to A Bay beach and there is a grocery store right across the street for fresh items. It's a high priced specialty market, so you would do best to get all your basics at Costco or Target in Kona before you get out there, but their meats, fish and deli items were all very good. It's conveniently located close to all other things in the Waikoloa area and I would stay here again.

This trip we stayed in Condo F33, a 3rd floor 2 br., 2bath condo. Thank you, outrigger and condo owners for another wonderful stay. This condo was particularly well equipped, even had a garage we were able to use to park in which was full of beach toys, boogie boards, coolers, snorkeling equipment, heavy duty beach umbrellas, and several beach chairs, including 2 nice "recliners". This is a lovely unit, furnished and provisioned well above average, and everything worked, including the in unit wi-fi. It was great having the wonderful gas grill on our porch, as we love to go up to waikoloa village and stock up on fish at the grocery there (they have a huge selection). These condos have central air, so unlike some (the fairway villas), there is no annoying drone of your ac unit while you enjoy your lanai. Owner had provided a lot of extra cooking appliances, some of which we used, such as the high quality blender...The management at this complex is quite "renter friendly" (contrasted with the Fairway villas) - the manager was engaging and we frequently saw him checking the temp and chemicals at the pool and spa. Spa was clean, not overflowing with foam as is sometimes the case. Equipment at the fitness room, though limited, was operational. Given how close "A-bay" beach is, this is a great luxury choice to have the benefits of a condo, washer/dryer, ability to cook as desired, your own personal Viking grill and sink on your lanai, plenty of beach equipment so you can pack light, and then after dinner just make the hop over to A--bay, find a couple free loungers (they leave them all over the beach,for some reason), and sit and watch the sunset. During the day, you have a great list of primo beaches to choose from, and that is probably where you will spend the bulk of your day, unless you are out doing activities (not our thing). The next step up from these condos will set you back another $100.00 a day plus taxes...to get the complexes with the so called "beach clubs" with water view. We rented from Outrigger, they are always efficient and great to deal with. Request unit F33 if it is available!!!!!!!!!!!!

We traveled to the Big Island mid August, 2013 as a family of 11. We got 3 condos at the Waikioloa Beach Villas and were pleased with all of them. They were beautiful units with air conditioning, a grill, seating for 9 in our condo and seating for 4 on the lanai, well decorated, and granite countertops in bathrooms and kitchen. I loved having the (free) washer and driyer in the units so we could dry our towels and swim wear as needed. Our unit was second story (F33) with elevator access. We had a 2 bedroom/2 bath unit with a king bed in the master and double beds in the 2nd bedroom. This was perfect for us since we have a 17 year old boy and 12 year old girl. The living room couch was a sectional type that converted easily into a bed, so you could sleep 6 people in this unit. It was very comfortable for our family of 4. The price was reasonable at $189 per night. There was a single car garage that was fully stocked with boogie boards, water shoes, water noodles, snorkel gear, beach chairs and umbrellas, sand toys, and more. We went to Costco by the airport and bought food and drinks and hosted two family cookouts in our unit during our stay. The other people we traveled with had ground untis (H2 and G3) which were equally nice units. Ground level was nice for access, but our view was better on the second floor. The location was fantastic since we were only 20 minutes from the airport and had beautiful beaches just to the north of us. We also had easy access the the Kings and Queens' Marketplace for shopping and dining. Things were higher priced there, but the convenience could not be beat. These condos had a $60 cleaning fee, but I believe it was worth it to keep the quality and cleanliness of the units, as our units were clean and well maintained. The pools were nice, but we came to Hawaii for the ocean, so only used them a couple times since they were so close to our unit. We would definitely recommend these units to others and would stay here again in the future.

The Villa was amazing. Everything that we needed, washing machine, dyer, kitchen was moden had everything and with shops across the road we could buy food and cook it back in our villa. Our unit was a 2 bedroom place and looked out on to the golf course. There were 2 shopping centres Queen's marketplace and King's shops. Kona airport is about 30min drive and Kona city is about 40mins.
I would recommend anyone stays here for sure.
