We stayed here for 10 nights in June, in 3 different units. The first unit we only stayed in for one night, mostly because I have difficulty sleeping. (unit 18) It was very close to the parking lot and because you have to keep the windows open (no air conditioning) I found it a bit noisy. I could also hear the people walking around in the unit above us. The bed was also very uncomfortable. The unit was fairly basic and had a bit of an ant problem, which I suspect is common for ground floor units in general.
The second night we moved to an upstairs oceanfront unit (13?) which was much better for sleeping- the sound of the waves was wonderful. We really liked this unit- was very well supplied in the kitchen and had nicer patio furniture. The curtains were very hard to open and close and the bathroom is very dated. There is virtually no counter on the sink. There is however, a good amount of storage behind the toilet. The showers are also very small. We only had 2 nights where we wished we had air conditioning. There was usually a nice breeze and the ceiling fans were great.
We checked out for one night to hike the Kalalau trail and came back to a different unit. The office staff were very nice and helpful and we were able to get into our a room a day early as we ended our hike early. This time we were in unit 7. This one was a big dingy. There were several things that didn't work in this unit- the shower head was broken, the phone didn't work and a few light bulbs were burned out. The staff did fix the problems very quickly though.
The rooms were fine for us and we don't spend much time at our hotels when we travel. We did enjoy eating on the balcony- great view and cute little beach. Saw a monk seal the first full day there. Would have been nice if the units had 2 boogie boards instead of one as we both would have liked to try them, but not alone. The grounds are pretty, the pool pretty basic. One problem we did have was with the limited laundry time. It was only open a few specific days and only during office hours. As we were gone early every morning and often not back til after dinner, it made it very difficult to wash our clothes. We only had one day that worked out. We also couldn't get new beach towels and had to use the same ones for 5 days.

Room Tip: I would definitely spend the extra money for an ocean front room on the second level for more privac...

This place was just perfect for what we were looking for! Centrally located, ocean front, fully equipped kitchen, BBQ's on site, clean and well managed, beautiful lush landscaping and the biggest bang for your buck! There was laundry on site, DVD's, books, coolers, boogie boards, beach chairs and towels. We lacked of nothing! There is a bakery right at the corner and even a cake place where you can get fantastic desserts! It is also next to the Coconut market where they have Farmer's market weekly. No it is not luxurious like the Hyatt but we were glad to save on accomodation so we could spend more on activities as there is just so much to do in Kauai! Some improvements were being done to the property as we were there (pressure washing, painting, etc.) and we were given an extra discount to compensate for the inconvenience. Now that is what I call great customer service! Thank you managers Amy and Scott, we will definitely recommend the Kapaa Sands to our family and friends!

It's worth studying the reviews on this site to find the right place for you. I did that, and we were very happy with this place. Beautiful oceanfront apartment, clean and affordable. We stayed in number 13 which I recommend. Good location, close to town. Friendly staff. Nice gardens. Swimming pool. Comfortable bed. What else could you ask for?

simple affordable great ocean front condo....stayed in unit 12...studio unit. Small but space is
well used. Bathroom recently remodeled. Nice staff....really enjoyed the small size of the complex
and well maintained private grounds. Enjoyed watching the locals fish off the coral/rock shelf in front of the complex. No a/c but "no worries" very comfortable air circulation. Some street noise
would be the only drawback...even though the complex is off a fairly lightly used side road. Would/will stay here again.

Room Tip: ocean front units are well worth the cost

This condo is over 40 years old but very well kept up. There is not air conditioning but the cool sea breeze blow through lots of windows. We fell asleep each night to the sound of the surf in our ears and the beach, while small, has a nice shade tree and a protected area for safe wading. We sat with our beach chairs at the waters edge. There was a fishing pole available for use on the deck as well as a cooler and beach towels.

The kitchen is full size but narrow. This full size is nice when you plan to eat in and save some coin like we did.There were also lots of good pots & pans and utensils. However, the bathroom was comically small...but it worked (see picture). The neighbors were nice and the pool was clean and close. The grills are clean and the neighbors are nice. The pull out cutting board in the kitchen had not been cleaned and the faucet in the bathroom cam on full blast only but still, I would stay here again.

We liked this place well enough but it all depends on what you're looking for. It is a very basic, simple place--has its pros and cons.

regarding the complex in general:

Pro's: it's in a fairly convenient location in Kapaa (a little ways south of Kapaa town), which is centrally located for drive trips either north to Hanalei or south to Poipu area. There is a small beach right behind the waterfront units which is very nice with easy access from steps right from the complex lawn. The pool area is of adequate size and contains two large picnic tables and two nice large gas grills, in addition to lounge chairs and side tables, the usual pool furniture. The complex is on a side street off of the main road so there is not much traffic noise, like some of the units of the Wailua Bay complex next door. There are about 5-6 restaurants within a five minute walk from the complex.

cons: a lot of the guests here cook their meals on the grills so finding one of the grills open during dinner hour is a challenge. The office staff is not particularly friendly or helpful. The laundry is only open on Tues/Thurs/Sat from 9:00-5:00 with only three washers and three dryers, and because of this, if you're not there right at 8:45 to wait for it to open, you will end up having to do your laundry in the middle of the day, when you'd rather be out enjoying the island. Too many guests for the limited laundry facility and available hours.

with regard to our unit in particular: We stayed in Unit #1 which is a two story, two bed, one and one-half bath.

Our sliding doors opened up right onto the grass and the beach access. This unit is very close to the water and the sounds of the ocean are just fabulous from there. You have a nice view of the water, but the problem with THIS unit is that there are a couple of BIG trees right in the way of the view. It's still a pretty view, but you don't have the "wide open view of the ocean" that you'd like to have. The waterfront units in the center of the complex have unobstructed views, but then these units are much smaller, many of them studios with murphy beds. Unit #1 is on the end which affords privacy from the rest of the complex. HOWEVER, the public access to the beach is RIGHT next to this unit so there is a constant parade of people walking past your living room and kitchen windows all day. you pretty much have to keep those shades closed the entire time.

The queen bed we slept in was very comfortable. Since there were only two of us, we used the other bedroom as a changing room. The bedrooms were small and there were no wall switches to turn on the lights. You had to walk into the room in the dark to turn on the bedside lamps and get some light. The back bedroom had a nice balcony overlooking the water and because the bedrooms were on the 2nd floor you felt safe leaving the slider/windows open at night for the breeze and surf sounds. There is no air conditioning in this unit. We were there in Feb so it was not too hot, but I think it might get somewhat warm during the summer months..don't know. There was a safe in the one bedroom and that was a nice feature, we were glad for it...especially since the slider on the first floor didn't lock very well and was very flimsy.

If you are renting this unit as a couple, do not think for a minute that you'll be able to cook together in this kitchen. The configuration and size of the kitchen makes it impossible for two people to be in there at the same time, even just to get something out of the frig while the other person wants to cut up a pineapple. Seriously, only one person at a time in the kitchen. So kiss those of thoughts of romantically cooking a dinner together...won't happen, trust me.

I could not recommend this unit for people with kids over the age of 10--just plain too small. And if you have kids under the age of 5, be very wary; the staircase is LONG and STEEP with a shag carpet that can be very slippy. I did notice they provided a baby gate in the closet, but I would still be worried. The stairs also made it very inconvenient as opposed to condos with the bedroom on the same floor as living/kitchen area.

The unit is very dated and was definitely WAY overpriced at $200/night, but everything on Kauai is overpriced. It should be more in the range of $125/night in my opinion. We stayed a week and it worked fine for us (a couple in our mid-50's) because we prefer simple and don't like resort areas. But if you like the amenities of the resorts and nicer accommodations, I would recommend you look to the Hanalei area. It is really much nicer up there than Kapaa.

Room Tip: Make sure you understand which units are studios and which have separate bedrooms. If a studio is ok...

We stayed here April 1-14 - 20, 2013 and enjoyed our time at this resort. Very clean and comfortable accommodations. Very friendly and efficient staff. Amy was very pleasant and always very helpful. We stayed in a unit away from the Ocean and would have loved to stay right on the Ocean next time.
Our only complaint would be we wish we had a hot tub by the pool.
