We were in Kauai for two weeks in November 2013. The first week we stayed in Princeville and the second week we stayed at the Kauai Beach Villas in Lihue. The location is perfect and for that alone we would return to this resort. We were about 10 minutes from the airport, very close to Costco, Safeway and the shopping center (Macy's), also a short drive (25 minutes) from the beautiful beaches in Poipu. To go to the North Shore is about a 45 minute drive, but a nice easy drive.
The Kauai Beach Villas are three story units with parking close to each building. As we had family with us we booked two 2 bedroom units. One was in building A and other in building B. Building A had a nice view of the pool and lagoon area. Building B had a view of the back of the pool house and some garden area. Both buildings have views of either parking or the main road from the bedrooms. In comparison Building B appeared to be more "refreshed" than Building A, i.e newer bedspreads and furniture. However, both units were very clean, the beds were comfortable and everything worked. The units have all amenities needed in the kitchen, and bathrooms, including automatic ice cube makers in the freezer. The two bedroom units also had two full bathrooms, complete with blow dryers and supply of shampoo, conditioner and bath soap to get you started. There was also a washer/dryer in each unit.
Check in was easy and the staff were friendly. We were all given fresh flower leis for the women and shell necklaces for the guys upon check-in. Pressure was strong to attend the timeshare seminar, which resulted in numerous phone calls, but that was partly our fault as we did not just say no in the beginning. They were offering $100.00 towards various activities booked through them. We had contemplated attending, but then decided that we did not want to drive back to Princeville and spend a half day listening to a sales pitch for a $100 discount. Once we politely made it clear that we did not have any interest the phone calls stopped.
Many roosters and chickens roam the grounds with the occasional cat too. The roosters and chickens will come onto your deck looking for handouts, but be aware that if you start the practice of giving them a treat they will return again and again (and they leave behind somewhat of a mess to clean up). However, it is unique to have them around, so we just enjoyed them as much as possible.
The pool area, with hot tub, is small but very clean and there were lounge chairs, as well as tables and sitting chairs all around. Staff do enforce the 10pm pool/hot tub closure. The BBQs are also located by the pool so that made it easy for cooking up dinner. Resort staff keep the grounds, pool area and bbq's in tip top shape. There is air conditioning in all of the bedrooms which helped to keep the units cool. There is also ceiling fans in the living areas and the bedrooms. Large decks with table and chairs are also with each unit.
A bonus feature of staying at the Kauai Beach Villas is that you have access to the Kauai Beach Resort. There are beautiful pools and hot tub areas, a water slide and kiddie pool. Drinks and food are served in the pool area and prices were reasonable. At the Kauai Beach Villa pool area you are allowed to bring your own drinks, but if you go next door to the Kauai Beach Resort you are not allowed to bring your own drinks (as they want you to buy from them - fair enough). The Kauai Beach Resort also has a couple of restaurants, spa and lovely lobby with comfy furniture to relax in.
The Kauai Beach Villas are located on the ocean, although not a swimming ocean as the waters tend to be rough. It is however a wonderful beach to go for a walk or to just sit and relax enjoying the views.
It is a relatively short drive to Poipu Beach (25 minutes) which had a wonderful big beach area with plenty of public parking. Snorkelling was good and the sea turtles not only swam with us, but also came up onto the beach to sun.
Another good beach just down the road from Poipu Beach is beside the Beach House Restaurant. A small beach area, but the snorkelling was like nothing else we have seen. Plenty of bright coloured fish and again turtles. It must be considered one of the best areas because some days the buses would show up with the cruise ship people and allow them to snorkel for an hour or two.
We did not eat at the Beach House Restaurant, but we did look at the menu and the prices for lunch seemed reasonable, dinner a little on the high side, but the views were great. I can only imagine that being there for sunset must be worth more the price of the meal.
We drove to the Waimea Canyon and took in the magnificent scenery. The driving is so easy on Kauai as there is basically one main road and signage is very good.
We rented paddle boards for the day and paddled the river, stopping to enjoy the Fern Grotto along the way (beautiful). For first-time paddlers the river was the way to go. Every easy and peaceful. Another good spot for paddle board learners is Kalapaki Bay. If you go to Kalapaki Bay plan to have an early dinner at Duke's Canoe Club. Happy hour from 4-6 (drinks and food) and live entertainment. Very nice setting, food was good, drinks were delicious and service was very good. Parking may be an issue if you do not get there early.
Horseback Riding, through CJM Country Stables, was fun. Riding along the beach and along the coastline was great and the horses were well behaved and easy to ride.
My husband and sons did a half day fishing trip and came home with fresh tuna and grouper, which we bbq'd up for dinner.
Kauai has so much to offer and we had a fantastic family vacation. The Kauai Beach Villas were in the perfect location for easy access to everything that we wanted to do. We hope to return to Kauai one day and would definitely book at the Kauai Beach Villas again.

Room Tip: Top floor has best views and less noise from neighbours.

We stayed the first week of November 2013. The staff was wonderful, very welcoming. The pool was never crowded a great place to relax. The food was fresh and delicious. The location was close to everything. I can only hope to return!

We stayed at the Kauai Beach Villas in November 2013. We loved it! The location is perfect for touring the island. Half way between Princeville/Napali Coast to the North (about 45min) and Poipu/Waimea to the South (about 25 - 35 minutes). The grounds are very well-maintained. You drive through a beautiful Banyan tree tunnel to get to the resort. Being able to use the amenities at the Kauai Beach Resort (Pool and restaurants) is definitely a plus. The resort's beach is the perfect place to watch the sunrise in the morning and a for a short stroll. No beach activities (kayaking, snorkeling, swimming, etc.) - just beautiful, natural sandy beach. We were in the 2-bedroom unit (14D) on the ground floor. The condo buildings do not have a lift. There were 3-steps leading to the unit. Bldg D is farthest from the beach but it's only a few minutes walk. Our unit faced the Kauai Beach Resort lagoon so although it wasn't an ocean view, it was still nice. We enjoyed the morning visits by the roosters and chickens but they do leave "gifts" behind so beware. ;-) The fixtures, appliances and furniture were functional and comfortable but old and dated. There are A/C units in each bedroom but not in the living room area so it got a little warm there. If you plan to sleep on the sofa bed in the living room, it will be a bit noisy (icemaker, people upstairs, etc.) The resort provides starter kits of laundry detergents, soap, dishwashing detergents, sugar, coffee. If you stay a week with 6 people like we did, you'll need go shopping to replenish supplies. Speaking of shopping - you'll find several supermarkets in both Lihue and Kapaa towns. There's a Costco in Lihue. Both towns are about 10 minutes from the resort, depending on traffic (it can get really bad so be prepared!) We were a little surprised that we got a timeshare presentation push. We were not expecting that. If you like that, then it's a plus since they give you $50 (?) credit towards any activities you book through them. We did not participate so can't comment on that.

Kauai Beach Villas is a great location as you are 45 minutes from Waimea Canyon
and 45 minutes to Princeville. We had a 2 bedroom oceanfront which was spacious, clean
and had traditional island type furniture in good shape. The air conditioners were a bit noisy but we were glad that we had them. The people at the from desk were very nice and the timeshare presentation was fine. We wanted to see the new addition in Princeville and went hiking in the area afterward. The hotel resort had a bar that also served food during the day and the inside bar and breakfast restaurant were also good. The wait staff very nice. I would return again as the location is terrific!

Large, clean albeit "golden girls" decor condos
Excellent central location- super easy to get to all other areas of the island since this is pretty much in the middle
Customer service was good- recommendations, offerings etc
Comfy beds
Quiet rooms.....that is if the A/C is NOT on
Beach is long and a gorgeous walk for miles directly in front of condos ( not swimmable )
Privledges at resort next door is just wha'ts needed when you want more of a pampered feeling versus a condo feeling
Usually stay in a resort/hotel when we travel but would stay here again for price & location

We stayed in a 2 bedroom on the second floor with one other couple. Our room was in a great location overlooking the small pool, which we used almost every day. The pool at the hotel next door (which we had the use of) was gorgeous, with a waterfall and grotto, and pool service. We enjoyed our small pool and hot tub, and brought our own beer and snacks.
The previous post by Hopsing-NH pretty much says it all as far as the condo itself.
We went to the morning meeting (activity explanations) and ended up booking the Napali Coast Catamaran snorkel trip, the Tubing down the old sugar plantation Irrigation Canal with Back Country Adventures, and the Kayak, hike, and Secret Waterfall trip, and thoroughly enjoyed them all.

Was of course like most folks, bummed that our unit wasn't oceanfront. We could see the ocean from our living room and the lanai, and it was cool to see the sunrise from there. We were on the 2nd floor in a 2 bedroom unit. It had everything we needed, including salt/pepper shakers, dish detergent/dish washer soap, coffee filters and 2 packs of laundry detergent. The place is a bit dated but very clean. I was happy to see that each bedroom had a TV as well as one in the living room. A/C's only in the bedrooms, ceiling fans and we used a stand up fan found in a bedroom closet to move air from one bedroom into the living room. One great feature we found was a small cooler in the closet. We used the ice maker in the fridge and had cold drinks everywhere we went. The beach was good to sit at and we didn't use the on site pool or spa. We did walk over to the adjacent property and their pool was pretty neat. We actually enjoyed the chickens, mynahs and doves. We had 2 chickens on our lanai every day...peeking in the windows. We found the noisy guests to be more annoying...loud with screaming children. I wish people would realize that other guests are trying to enjoy the peace and quiet of this property!
