“The Good, The Bad, & The Ugly”

My husband, myself, and my parents spent the week here. Overall the place was very clean. The living room furniture was tired, old, stained, tattered and worn however. In our unit both bedrooms were located on the 2nd floor. As well as both bathrooms. One side of the stair case was completely open, no handrail just open air all the way up to the 2nd floor. No handrail mounted along the wall on the other side either. My 75 yr old mother lost her balance while climbing up and with no rail anywhere to grab she fell off the open side. She was ok but could’ve been ugly. My parents stayed in the master bedroom and were very comfortable and happy sleeping in the king bed & happy with the master bath tub. My husband and I stayed in the 2nd bedroom with two twin beds and we were as comfortable as a grown up can possibly be in a twin bed lol. We didn’t hear any traffic noise from the busy street – we were tucked away in the back of the property & it was peaceful. Bldg. E I believe. The location of the property is fantastic. Beautiful beach right across the street – great sea turtle viewing! Wow. The swimming was just ok – sharp jagged rocks & murky water in many parts. Now the paddle boarding was awesome. They are available for rent and we enjoyed that. There is a gas station a few blocks north on the same road within walking distance that sells healthy snacks, gifts & souvenirs -- classic flower print Hawaiian shirts, coffee and nuts for very very reasonable prices. I was happily surprised to find fabulous deals for quality gifts there to take home to friends.
Now the bad news: the staff at the front desk and the staff at the restaurant/bar were honestly – not very good. Specifically they were snide, rude, curt, sarcastic and spiteful. No joke. The evidence is here in the reviews – seems management won’t respond to any complaints regarding their unprofessionalism. Just as others have complained it started with the woman at the front desk. I too was taken aback at the abrupt tone she took with my husband right off the bat. She never smiled nor uttered a hospitable word to any of us the entire duration of our visit. No "Welcome to Kahana Villa". No "Enjoy your stay at Kahana Villa". No "Thank you for staying at Kahana Villa". She just looked the other way anytime she saw any of us walk by. It became quite hilarious eventually. A few nights into our stay my husband and I intended to celebrate our wedding anniversary with a drink at Kahana Sands. As we took our seats at the bar I smiled at the bartender. He scowled while trying his very best to ignore us. I noticed he’d also brought his three kids to the bar. Dad was too distracted attending to his children to serve us. And he did not give a rats behind if we got any service at all I assure you. None of the staff there did. It was utterly beguiling. There’s also a lady who waits tables in the same place– she was so curt with us --all I asked for was a cup of coffee – my husband and I got up and walked out before she could take our lunch order. Enough was enough. We wined & dined anywhere but there for the remainder of our trip. We won’t be returning to Kahana Villa.

We really enjoyed our stay here. It was nice and quiet and with a rental car it was all we needed.
I loved the beach across the road and everytime I went there i saw giant turtles swimming by. It was never crowded and a great spot for swimming. The Maui brewing company restaurant is within walking distance which is an awesome place to eat. The Napili shopping centre is nearby with everything you need. Also the local farmers market down the road has lovely fresh produce. Great snorkelling just north of here and golf courses close by.

Room Tip: Would recommend a unit close to the beach side as it could be noisier nearer the highway side.

After reading all the reviews we were nervous about staying here. I honestly had no idea what to expect but thought it was going to be dirty, old, noisy and loud (according to others). It was non of those things! We stayed here a week and loved it. The fact that it's RIGHT across the street from the beach is amazing. We were in building E and we checked in late at night. They had they keys waiting for us at the front in a lock box. There was clean towels, coffee, shampoo, etc. in the room waiting for us. We were never hasseled to listen to a time share (we were invited but that was it). The place was clean and the maid service came mid week to clean everything up & leave fresh towels. It's not a Ritz but if your looking for a decent priced place near the ocean that is clean and safe, this is it.

Three things to note:
1) there is no safe in the room so be careful with what you bring
2) They don't replace your coffee. Once you use the 1 back, you have to buy it
3) The beach across the street is awesome....plus we saw multiple sea turtles that live in the rocks there

After reading the various reviews of the Kahana Villas and Kahana Beach Resorts, we decided to book a stay at both, and provide as unbias and succinct review as possible.

We had a 2 bedroom condo at both Building E and Building F at Kahana Villas, and an 8th Floor room at Kahana Beach.

Kahana Villas-

Check in: There was no issue with early check in, reception was courteous and efficient.

Rooms: Exactly as advertised, and plan layout shown on the Kahana Villa website is precise. The units were clean, and well maintained.

Noise: There was no detectable noise beyond the sound of the air conditioning unit in Building E. There was no detectable noise beyond the air conditioning unit in building F.

The guest room containing two beds at each unit had some exterior noise if the window was opened, but nothing that would prevent a tired person from sleeping.

Facilities: Nice pool, nice hot tub, two high end barbecues, well maintained grounds and facilities. Tennis court also well maintained. Room has plenty of towels for bath and beach, plenty of other amenities. Washer/Dryer and Dish Washer operated without incident. Housekeeping was efficient and friendly. Grounds staff were efficient and friendly.

Internet: They do not have wi fi, so we brought our own MiFi (which allowed us to access all our devices- ipad, laptops etc ). If you need internet access and rely on wifi, they do not have this yet. They do have internet, but you will need to pay extra and only works with hardwired laptop. If wifi is very important to you get a a t mobile mi fi device on Amazon.com (which you will own and can use anywhere). They cost $55, and you would have pay $40 for one weeks internet at Kahana Villas.

Room Design: The only set back to staying at the Kahana Villas, and it has nothing to do with maintenance, staff, furnishings, carpeting, beds, kitchen, plates, utensils, glasses, tv’s, or any other non structural amenity (all of which were fine), is the room design! The design of their rooms is clearly diagrammed on their website, so disclosure was not an issue.

There are no bathrooms down stairs, but two bathrooms upstairs. This means that whenever you want to use the bathroom or a guest wants to use the bathroom, they must leave the living rooom or kitchen, and walk up the stairs. This was not an issue for us, but if you have any mobility issues, you will not be a happy camper. There is one (1) air conditioning unit on the first floor, but no air conditioning unit on the second floor. This means that you must keep the a/c on around the clock at a very low temperature to maintain a cool environment. It will take about 24 hours from when you arrive for the a/c unit to actually cool down the entire unit. You will also need to turn on all the fans to increase air circulation, and keep the windows closed.

The cool air from the first floor will reach the master bedroom, but with the door closed to the guest bedroom, the only way to increase air flow is to either leave the door open with fan on, or open window (which will increase potential noise). Light sleepers will not be happy staying in the guest bedroom with two beds in either building E or building F.

Kahana Villas is at a very nice location (across the street from the beach), and you will have a view of the ocean from many rooms in Building F. It’s sister properties – Kahana Beach, and Kahana Sands are right next door. Kahana Beach provides a gorgeous view of the Ocean, and Kahana Sands is a higher end resort style destination.

Conclusion: If you are looking for a cost effective well maintained condo complex and understand the structural design of the units, you will have a very nice time as we did. If you are looking for a resort destination, this is probably not the place for you.

Based on them providing, and clearly describing everything available at Kahana Villas in their literature and on their website, as well as the structural layout (what you see is what you get), we will easily give it 4 stars.

We were nervous to stay here based on some of the reviews but pleased with our stay and unit. We stayed at the condos for 7 days in mid-March. The unit we had in Building E, 6th floor had an ocean view, was recently refurbished and nicer than we expected. The downside is we were close to the main road and you had to keep the windows closed in the bedroom at night. The lanai looked into a neighborhood (but did not distract from the ocean views)-- neighbors were quiet and was not a problem. The beach across the street is great and not crowded. The pool area was clean as were the barbecues. We would recommend Building F and a higher floor to be closer to the ocean and for a good view. I would recommend this location for a low cost alternative. The units are in walking distance to the fresh market (a bit of a walk), the Maui Brewing Company and a great local pub. Can be a good place for a lower cost family vacation --but not if you want glitz.

I went with my wife and three kids for spring break. Location was great. right across the street from the beach. The units are somewhat dated but very clean. This property is both a time-share and privately owned condos. I recommend requesting a unit in F block as it is closer to the ocean. I feel this property was what I expected...Nice but not glitzy.

This happy geographical fact attracts many visitors to our resort, including families who enjoy our spacious one- and two-bedroom accommodations. They offer plenty of space and privacy and have a host of convenient amenities, including a full kitchen and washer-dryer. We stayed in a 2 BR, 2Ba unit in January, 2013. The unit was spacious, clean, and well stocked with kitchen utensils, plates, towels, etc. That's it for the good news. The front desk is staffed on a minimal basis only. You are frequently referred to one of the two properties across the street for assistance and they are not overly helpful. Sometimes the person at the front desk was moderately helpful, other times they were surly. The person who gave us our keys at check in did not bother to input the correct date for our departure, so our room keys expired a day early. We discovered this when we returned to our room on the last evening of our vacation and found ourselves locked out. Eventually, we got the facility across the street to make us new room keys so we did not have to spend the night sitting in our car in the parking lot to escape the rain, but it was a fiasco for which no apology was offered. I guess we were supposed to feel grateful that we were allowed back into the unit we had paid for in advance for our last night. Our room in Building E was immediately adjacent to the highway and the room was so loud that one of my daughters hardly slept for the entire stay, even wearing ear plugs. In an apparent attempt to save money, the hot water heater had been turned down so low that only one person could shower in the morning and expect hot water. Maintenance did come and reset the temperature on the hot water heater so 2 or 3 people could shower on the same morning, but the customer should not have to make a special request for hot water. When it rains, as is does very often in Kahana (much more than in Kaanapali just 5 minutes away), water came in through the closed wood slats on the windows and soaked the carpet in one bedroom. I reported this to the front desk, thinking I was doing them a favor as there was obvious water damage on the wall by the leaky window. They did not seem particularly interested, let alone appreciative that I had brought this to their attention. The 2BR units are constructed with the Master BR as a loft which extends over the living room. This effectively makes the Master BR an extension of the living room so that conversation or noise from the television in the living room unavoidably affects someone trying to sleep in the Master BR. Finally, although you can rent their hard wired ethernet internet connection for $15/day or $40/week, the complex has no wireless internet, a pretty basic feature that most travelers in 2013 would assume a reasonable resort would offer. Overall, although the room rate we paid was very favorable, there are many choices of places to stay on Maui and I would not recommend staying at Kahana Villa.

We are sorry we did not meet your expectations. Please accept our sincerest apologies for our lack of Aloha spirit and the room key difficulty. While the latter was a regrettable mistake, we offer no defense for the former. It falls well below our standard. Our proximity to the highway makes for easy ingress into and egress out of the resort, but can result in bothersome traffic noise in rooms close to the highway. We are sorry your daughter’s sleep was compromised.

The hot water difficulty was an unfortunate oversight and not intentional. As you mentioned, we were able to correct the issue promptly once we were notified. This applies to any work orders, which are completed the same day. Thank you for reporting the leaky window. We appreciate your effort to bring it to our attention. Wiring for Wi-Fi is scheduled to start in April at our Soleil Management Hawaii properties, beginning with Sands of Kahana. We do not have a start date for Kahana Villa. Thank you for sharing your comments. We appreciate your feedback and will work that much harder to provide a satisfying vacation experience.
