Positives - right on the beach, cheap, if you get on the 3rd floor on the Resort side you can see the Luaua show everything from your balcony
Negatives - Hit or Miss Cleaning, 3rd Floor roof leaked, maintenance non-existent, noone at the Resort cares if you have a room issue.

Here's the basics: The Kaanapali Ocean Inn is not a stand-alone hotel. It's a 3-story motel-type building containing the cheap rooms, and part of the Royal Lahaina Resort complex. Apart from the cheap room, travelers staying at the Kaanapali Ocean Inn are treated no differently than any other Resort guest. There is no lobby or other facility in this building, just rooms. All check-in and other services are in the main lobby of the RLR tower.

The Kaanapali Ocean Inn building was built in the early 60s and basically nothing has been done to the facility since. And I do mean nothing. I'm pretty sure it's the same 1962 bathroom tile/fixtures, furniture, and hardware. When was the last time you stayed at a hotel that still used actual metal keys that you put on your key ring? They keys thing might scare some people from a safety standpoint, but remember that hotels and commercial buildings usually use key types that you can't just run to Home Depot and get a copy made. Probably they've changed the carpets and bedding/mattresses a few times over they years by necessity, but that's it.

They keep the rooms and hallways as clean as possible. As far as I could see, only the 2nd and 3rd floor rooms and possibly the 4 ground floor rooms facing the ocean are occupied by guests. The other ground floor rooms appear to be used as storage, and two of them serve as bathrooms for the nightly Luau. The best part about this place after the price is the proximity to the beach. So if you have small kids and plan on spending a lot of time at the beach, with frequent bathroom/diaper change trips back to the room, this is extremely convenient, and you won't feel bad about going back and forth because you're basically going direct beach-to-room and not having to go through a lobby or anything.

Rooms on the South side of the building will hear the nightly Luau goings on (over and quiet well before 9:00 PM, so not a huge annoyance). The ocean facing rooms have an awesome view, particulaly the 3rd floor. The North side rooms are the quietest. Some of the rooms (not all) have a sink and small refridgerator in the room.

One other tip: happy hour at the restaurant/bar by the main pool and the tiki bar by the other pool is 2:00 to 6:00 PM, mai-tais are $5.00, and if the tiki bar is closed for some reason, the main bar will put the drink in a plastic cup to go (to the pool, back to your room, or to the beach).

In summary, if you're going to Maui on a budget, this is the best place. If you plan to spend most of your time sight-seeing, relaxing on the beach, or other activities (and there are thousands), and you want to focus your time/money on enjoying yourself outside the hotel room, this is your place. Also, be assured that your room will be clean, and if you have a problem the resort staff will treat you well, and will do their best to address your issue as a resort guest (with no prejudice just because you're staying in the cheap part of the resort).

Also, if you're interested, and if they have space, they will offer you an upgrade to one of the cottages. Just ask when you check in. Sometimes the upgrade is free, sometimes it's an additional charge, but always less than what you would have paid by booking a cottage room to begin with.

We were at the Ocean Inn for 2 weeks, Dec 1-15th got an ocean front first floor room that was worn and outdated, asked and received another ocean front room on the 2nd floor which was much better and newer furnishings.
If possible get a ocean side room on the 2nd or 3rd floor, we were in room 1524, had a great view, on the side away from the lula, the lula gets a little old after a couple of nites, can go out front near the ocean and watch it for free.
Your are only about 50 ft from the ocean with a easy walk from your room.
The service was great, can use all the facilities of Royal Lahaina, has a great tennis facility, also a small hot tub near the tennis courts that is not used very often.
Food, CJ's Deli is real close to the Inn, has excellent food that is very reasonable.
The ocean view from our room was outstanding, went on an early morning whale watch with Pacific Whale Foundation from pier 3 at Lahina, saw about 6 humpback whales, put on a show, saw about 30 breaches and some trumpenting.
We booked through Pleasant Vacation's, sponsored by AAA Auto, for a mid size car, 14 days at Ocean Inn, and air fare from Nashville, TN to Kahauli Airport in Maui for less than 2800.00.
Don't expect the Ritz, the view is excellent, service is very good, has only a small refrigirator, no microwave, this was our 3rd trip to maui.

Although I expected an old, run down, not updated or maintained property, it exceeded (negatively) my expectations. Maid service was inconsistent, wifi in the main resort unreliable, the front desk not helpful, the guest laundry "closed for renovation", Don the Beachcomber not open, the Barefoot Bar not open, etc. In short the Royal Lahaina Resort (of which the Kaanapali is a part) looked like they were cutting every corner possible. There must be at least a thousand better places on Maui to stay. Oh, and as for their Luau, very tacky!

If you want to experiance the flavor of the island - this is the place - from the "welcome home" as you enter to Ahola every time you see someone - visited to give my daughter away in a beach front wedding - what you didn't have in furnishings you more than made up with in service and welcome - I happen to work as an EC member at a 4 diamond resort in Puerto Rico and would love to have your staff. Simple, welcoming, and sincere - what else do you need -

We stayed at the Kaanapali Ocean Inn (which is on the Royal Lahaina property) for only 3 nights but it was absolutely amazing! To start it only costs 10 per night to park versus $25 and up when you stay on Oahu. Our room over looked the garden and was very nice for the price (I am an agent so I paid about $70 a night but there are always great specials). The staff was on top of making sure our room was clean and we always had towels. The property has a nice restaurant overlooking the pool & ocean where we enjoyed a wonderful, moderately priced dinner (I had a 4oz filet with risotto) for about $16 while the live entertainment played for only a few tables. It was very nice and romantic. The stretch of beach this property is on is just absolute Heaven! Miles of beach over looking Lanai & Molokai and the water is 3 colors of blue. Perfect for swimming & snorkeling. Where the water meets the sky is a white light that looks like Heaven... Maui is amazing and I would absolutely reccommend anyone to stay on this property or anywhere on Kaanapali Beach. The only small issue was with the room... we could have used a microwave and maybe some comfortable pillows but you get what you pay for ;-) all in all it was fantastic for us and would say its very suitable for all ages!

We stayed at the hotel from October 19 - 26, 2010. Upon arrival we were upgraded from Garden View to Ocean Front (this was our anniversary). The location was excellent. Having access to all the resort amenities was great. We had buffet breakfast twice and it was very filling and a lot of choices. We also enjoyed dinner while watching sunset. The beach was never crowded. First three nights we stayed out on the beach until 1am and enjoyed swimming in warm water. Weather was great during our stay. It rained for about an hour and for us it was nothing (we are from Vancouver, BC).
The housekeeping was great. I just feel sorry for them cleaning all the sand, since we are so close to the beach.
We're checking flights for our stay in September 2011, this time for 10 days as it was hard to leave from such a beautiful and peaceful place.
