Stayed here for five nights, I cannot fault the location or the hotel. The Hotel team were friendly and helpful, Rooms were small with bed, Sink, Wardrobe and set of drawers. Didn't have any issues with the shared bathroom. The breakfast room was a great place to meet other travellers, had a bit of a laugh at breakfast but also shared places to visit good or bad. The area is fantastic for restaurants with Three below the hotel, The Chez Maman being my favourite. (Great prices and fantastic food). Transport from the hotel to anywhere in the city is easy by Tram bus or BART rail system, We walked most places, couple of mile either way north or east to the shore line. Would I stay again? You bet, I would not go anywhere else if I was visiting San Francisco and that's from a regular Holiday Inn business traveller. Don't go here if you want airs and graces, this is a budget hotel but albeit one of the best budget hotels we have stayed at.

If you are seeking affordable accommodations in a fantastic neighborhood of great restaurants, this is it! Accommodations are simple. I had one of the smaller rooms, with a bed and a sink. Shared bathroom is down the hall, but I rarely had to wait more than a minute or two. The bed was very comfortable. Breakfast was great, from the days I had more time to sit and enjoy fruit, granola, yogurt, and coffee, to the days where I grabbed a bagel on the go. Tea and cookies are served from 4-10pm each day, a welcome respite in the middle or at the end of packed days.

The staff were very friendly and helpful, from restaurant recommendations to airport shuttle (the shuttle was just a few dollars more than the BART). Restaurants, convenience stores, and Walgreens are all within a few blocks. I would definitely stay again!

My boyfriend and I stayed here for 4 nights. We loved it so much, we cancelled our hotel reservation for the last two nights across town to continue our stay here. Why we loved it:

- The staff (hi Dennis!) could not have been more friendly with directions, airport shuttles, travel tips.
- the free breakfast and afternoon tea are delightful
- location is ideal! Hayes Valley is such a cool area, away from the touristy spots. Felt very immersed in the local life with cafes, shops, etc.
- cannot beat the price. it was half the price of even some AirBnB rooms.

The shared bathrooms and showers are hard to get used to at first, but the cleaning staff are always tidying it up. The bathrooms and showers are completely spotless.

I highly recommend staying here! Such a charming, welcoming little oasis where they do make you feel at home. And the hotel dog Finn is really cute too.

Ok.. so in fairness ill be balanced as i don't believe in smashing a property just because it didn't live up to my what may be considered unfair expectations considering the price i paid.. so here goes..
price - very good paid 435 for 4 nights. Booked through Booking.Com and the only reason why i chose it was for a cheap stay the reviews were exceptional...
Location - great - Hayes Valley, Octavia is a great place to stay.. if you don't want to you dont need to venture far for everything..BlueBottle have a kiosk on the next block and good restaurants and cafe's are in a radius of half a mile..plus there is a great little park in Octavia square which is a must if you just want to hang and watch the sunset..
Staff - Ok. except for the manager.. the young girl and the guy did everything they could to fix the numerous problems that i encountered..
So.. again in fairness why i wouldn't stay here again and hopefully if you choose to stay what to look out for..
Rooms - very important - before you agree to take a room get the key and do an inspection.. booked this room months in advance, asked for the quietest room they had and i got 301 - backed on to Gough..no insulation in walls - Extremely Noisy so much so that you absolutely couldn't have the window open if you wanted to sleep at all.. this generally wouldn't be a problem if the fan wasn't so noisy that you again couldnt sleep which again wouldnt be a problem if the rooms were properly ventilated in which they are not.. so moved to 305.. fan works better but as i was told, "in some rooms windows don't open".. in a poorly ventilated hotel with a fan that just pushes hot air around and some of the windows don't open? i was perplexed to say the least.. so if you stay here"in summer" and you can sleep in an oven then be mine and their guest but if like me you like to not lose weight through sweat during the night find a place that at least has A/C or a properly ventilated room.. very important..
Comfort - beds are nice room has everything you need other than ventilation..
Amenities - shared bathroom - ok so not bad.. except i was expecting like i dont know.. have to share a bathroom between two rooms.. not a whole level with 8 rooms.. tip - wait for a shower till the maids clean it after 930..before then venture in at your own peril..
so that's about as balanced as i can get.. won't be staying here again though and as the title suggests its best unless you can sleep in 90+ temperatures that you follow my lead without blowing 400+ dollars..

Room Tip: try to get a room backing onto Hayes and it might be quieter.. steer clear of 301 and make sure you...

The place is a good value, clean, well located.
The only issue was that of the shared bathroom but we were warned beforehand.
The staff was great, very helpful and they even mailed us back the sweater we forgot in the room, which was very kind of them.

A friendly, quiet and clean hotel. Staff were very helpful. We enjoyed the breakfast along with the free coffee and biscuits available from 4.00pm until 11.00pm. Although bathrooms and WCs were shared, we did have a sink in the room. A bit far out from the waterfront, but near good bus routes, so not a real issue. Plenty of restaurants within a couple of blocks.

Pros:
- Very low rates for San Francisco average.
- Nice area with a plenty of restaurants, coffee shops etc. However, it's not very central, you have to get to downtown by car or public transport.
- Helpful and very kind staff.
- Free wi-fi in the room.

Cons:
- Three floors and no elevator.
- Very dated interiors, though very clean.
- Poor breakfast buffet, served in a small room with one big table for all guests. Good choice of cereals and some muffins, that's it. Ham and cheese were barely eatable.
- Shared restrooms. There are two toilets and a bathtub on each floor to be shared with other guests (approximately 10 rooms per floor). Never found queue to use them, but it must be said that we woke up always very early in the morning. The two toilets were always very clean, but I cannot say the same of the bathtub, which was always in despicable conditions, with other people's hair on the tiles.
- The size of the room. Honestly, the tiniest hotel room I have ever seen in my life. Once our luggages were placed on the floor (no other place were to put them), there was no space anymore to walk from the bed to the door or to the window,
- Our window overlooked the roof of a restaurant where a huge ventilator was running noisy. The girl at the reception assured they would have switched it off before midnight. This is happened only the first night, then the ventilator kept running noisy during the following two nights.

Overall, this hotel can be a reasonable choice if you're on a budget, considering the rate averages of San Francisco, but I would definitely suggest to pay a bit more somewhere else to have several comforts that are missing here.
