Situated on a busy intersection with lots of bars and restaurants, it is very noisy. There is one bathroom on each floor and while we were there, the water went out - so no shower in the morning. "Pet-friendly" means that they charge you $50 a night per pet without providing any services, there was not so much as a water bowl for my dog. The staff are indifferent at best, if not downright unfriendly. All in all, a very disappointing experience.

This place wasn’t terrible, but probably wouldn’t stay again. The price was pretty good, but you get what you pay for. There was only 2 bathrooms on our floor and 1 shower, that was occupied often. The lady at the front also wasn’t entirely helpful and didn’t really offer any more then “here’s your key, your rooms here.” We stayed in a bedroom with just a queen bed, which was all we really needed. You could hear everything from the street and the room varied from stuffy to freezing. Housekeeping was great and I did really like the continental breakfast in the morning. But, probably would not recommend to a friend.

I stayed here at the back end of a work trip in January. The hotel's location is absolutely brilliant, right in the heart of the bustling, bohemian Hayes Valley. Thing is that's pretty much the best part about it. The rooms are small (can't really be helped given it's an historic building) but the decor could really do with a lift. Shared bathroom, is what it is basically. Inconvenient but not the end of the world. The shared kitchen space is really nice however, light spacious and a decent spread of food for the breakfast buffet. Pretty pricey for what you get overall. Would recommend staying for a few nights but not much longer.

Room Tip: Get a room at the front of the hotel. The ones at the back back onto a noisy extraction fan.

Stayed here for 3 nights with my mid-20s son.

Positives:
- Great location in relation to the many restaurants in the area. You barely need to walk a block in order to satisfy all of your culinary requirements.
- Clean and tidy

Negatives:
- We knew that it was a shared bathroom but only having 1 shower per floor (each of which by my count has 11 rooms) is a bit of a joke.
- Very noisy - especially on a Friday night / Saturday morning when you have to put up with rubbish trucks picking up bottles from all of those great restaurants in the very early hours....
- Reception services are poor. It feels a bit like a hostel. We arrived at ~1pm and were simply told that check-in was after 3pm. They didn't even bother to check if our room was ready. After we checked out we left our bags at reception to collect in the afternoon. When we got back, we had to wait for half an hour for anyone to unlock the front door, despite our repeated efforts to ring the security bell, bang on the door, call them on their phone (no answer). When we were finally buzzed in the woman simply said she had been on the phone and didn't hear anything! Not a great end to our stay.

It is very charming and different, in that its set up like a house and everyone has a bedroom. There are shared bathrooms and showers in the hallway like a home. There is a sink in each room which is nice, considering.

There are also no elevators so be ready to climb, but its all part of the San Francisco charm

Also, VERY nice for the price
