First of all, when visiting Moab, we only stay in a hotel the last night so we can get on the road quickly the next morning. Deluxe is not important to us. Clean & Family/Dog friendly is.

The reviews and photos are on par with what we experienced (good) and perhaps it was even better than I expected. The residential area was a plus. You would have no idea that you were a block away from the main drag. They are extremely dog friendly, but the clientele for that night also seemed like very good dog owners. It seemed like the majority of everyone had a dog, but I didn't hear one bark or have other dogs run up/out of control. Although I'm familiar with the area, the owner offered to point out some dog friendly walks, so take advantage of this from her if your dogs have been kept in the car all day.

Their courtyard is equipped with scoopers and a "sewer" to dispose of canine waste. I didn't experience this w/my dogs, b/c my husband took care of the dirty work but it seemed to work great. Very thoughtful! Upon check in, they give you an extra blanket to cover the beds. Our dogs slept on the floor but we took advantage of this all the same, as we did leave them in the room for an hour while we got dinner. They allow you to leave you dog unattended which is nice. I left my # at the front desk, but knew we wouldn't receive a call. If our dogs were barkers, we probably would not have done this.

The little touches I liked was the wood floors that you know are clean when pets are coming and going, and the colorful touches in each room which livens it up for a small space.

The only suggestions I would make is have a hair drier in the room. After camping, I didn't carry one, but would have loved the opportunity to use one the last night. Early am/Late pm when one is most likely drying hair, the office isn't staffed, so if they had one there - I wouldn't know. A fan in the bathroom would be a big plus, but perhaps too big of a renovation to undertake for an older bathroom. However, for a such a small space, it would be nice. There is a small window one can open, but that is it. The curtain doesn't cover the main window in front of the bed fully, so we had to secure it down for added privacy when changing.

On a final note, I didn't note what constituted a "small" room, so I called before booking it. I asked what the size was, and expected a "they are 15x20" or "300 square feet" - but they didn't know - only the size of a "medium bedroom". Again, the size was small, it didn't bother us, but if its important to some people, being able to say the exact size to someone in advance could avoid a lot of complaints, as I was somewhat concerned when I read some of the reviews. But it ended up being fine for us, even w/two large duffels and two labs.

On our way to Arches National Park in Utah, we stayed at the Kokopelli Lodge after reading about it in a travel magazine. It is very standard. No clutter. No frills. Basic. Comfortable bed, clean bathroom, good-size TV. The location is great -- off the main road in a quiet neighborhood.

Nearly everything in Moab is over-priced when it comes to lodging. This time we chose Kokopelli suites because we also had a room at the wonderful Mayor's House B&B next door. Kokopelli allows dogs, and we had our lab with us. The little one-bedroom suite (with full kitchen and two beds, and separate living area) was very clean and well maintained. It is older but, for us, cleanliness was more important than modernity. It takes 12-15 minutes of leisurely paced walking to get to downtown. I would choose this property over any of the mid-priced hotel chains in Moab. There is an enclosed yard for the dogs, but I would not leave dogs unattended there (or anywhere). There is no office or maid service on site, so don't expect housekeeping or a front desk.

Room Tip: Our room had two beds (doubles, I think) but they do have one apartment on site that is 2 bedroom...

As you discovered, our Suites property is priced at or below what the average motel room goes for in Moab and has the added benefit of having a living room, full kitchen, and separate bedroom as well as the fenced back yard. We stayed at Kokopelli Suites (Rosetree Lane). On our arrival we found an envelope with "keys and manual", we had no chanche to find anyone at reception during our 3 nights staying: nothing to complain, none to complain to. So we can't rate service, but organization is ok. Large and nice suites, clean and well equiped kitchen... TWO bathrooms!!

We wish we could have met you, but glad you enjoyed your stay! Our winter hours are not regular since staff is out at our different properties getting ready for the busy spring. I hope you agree that winter is a great time to visit Moab - low rates, empty hiking trails and Parks, and GREAT weather. You discovered a secret! Hope to see you again sometime.

This is our second time in suite #1 (two bedrooms), and our third overall stay at Kokopelli Properties (one visit at the In-towner). We couldn't be more pleased with the clean comfortable, and perfectly appointed suites. It is a more than comfortable base for getting out in the nearby parks and BLM areas. The backyard, hot-tub and grill is a great amenity. The staff is hands-off, but very attentive when notified of an issue or request. The atmosphere and overall management of these cool refurbished properties fits our style. Clean, simple, fun, and reasonably priced. It is not fancy; doesn't need to be. It was also a perfect place for our quiet and friendly dog as well.

Green Features: Green! They made recycling easy, sponges and wash-cloths for cleaning up around the kitchen. Also, they provided cloth napkins and place-mats, and even a reusable grocery-sack for walking to Moonflower CooP or City market.

I stayed at the Kokopelli Lodge in the "Moab off season" and I loved it! The lol ace was just perfect for me as I was traveling alone! The room was just the right size and was updated with new bedding, linens, and fixtures. They did a great job of making this little cabin feel clean and new. I was definitely comfortable with that. Had a nice small flat screen tv, fridge, and microwave. Unfortunately, the mini-fridge in the room was worthless. Everything else worked great but that fridge did not keep things cool. It would not keep leftovers cool nor a bottle of wine. Despite the fridge, I would stay here again.

The location is excellent. It is right off the Main Street of Moab. So it is quiet, but you can walk to the happening places to eat and drink! The Lodge only had about 8-10 rooms and that also was nice because it was quiet also. I would definitely recommend this place for your stay in moab!

Thanks for staying with us at the Kokopelli Lodge. We are glad we suited your needs and you had a pleasant stay. The room refrigerators are being replaced, which is unfortunate, because they are made with the greenest technology available. However, as you noted, they only cool things, but don't keeping them cold. The best laid plan and all that! You have discovered one of the insider secrets about Moab and this area - winter is a fantastic time to visit! Hope to see you again soon.

This was a nice room. It was smaller than I had expected but there was plenty of room for what I needed. After reading other reviews I was prepared for the non-standard office hours and planned accordingly. The staff was very friendly and I notified them of a couple minor issues when I checked out and they seemed to be ready to fix them before the next guest arrived. The hot tub looked to be a bit sandy but I didn't have time to use it and I'd expect it to be since it was outdoors and in the desert. Overall I would recommend a stay here for anyone, it is within walking distance to many of the restaurants and shops on the main strip yet is itself quiet.
