Downtown Inn and suites is all about giving a little and getting a little. What do you have to give up: Newer accommodations, recently remodeled rooms and a fancy presentation.
What do you get: one of the best centralized lodging locations for your stay in Asheville. Without a doubt, it is a perfect location to start your visit.
Walk across the street and you can visit Wall Street and the Grove Arcade. (It is not the type of arcade that you may be thinking about, but rather the term that was used to describe a building that focused on the intermingling of businesses and living spaces in the 1920’s.
Directly to the right of the hotel is a short walk to a small beer and wine shop, restaurants and various shops.
I try to get a room facing the street (room #203 is a good choice). Please note that this is actually what I always termed a motel because the room doors open to the outside and not to a hallway, such as a hotel. As soon as you open the room door on the second floor, you are facing the street.
There is a lot that could be done to renovate this facility, but in doing so it might honestly take away some of the ironic charm.

Downtown Inn & Suites is in an excellent location in Asheville, and the price for its proximity to Asheville bars and restaurants is phenomenal. The rooms we had were older, motel-style rooms with a standard layout and few amenities, but we didn't pick the hotel to spend much time in the rooms.

Complementary breakfast was a little lackluster; the sausage sandwiches and patties were a little frightening, but there was a good selection of cereals and juices.

Great location. I love parking the car and not having to get back in until I leave town. Not a fancy place but they are clean enough and very reasonably priced. They even allow pets, love having my four-legged friend with me!

If you are looking for a budget hotel that is very close to downtown Asheville then you have found it. Yes, the building is a little old so if you need ferns and paintings in a marble lobby then move on. But if you just need a clean, comfortable place to rest then this is for you. You'll get all the basics like WiFi, hair dryer, and coffee maker. An added bonus is they are pet friendly. Best of all you are walking distance to everything downtown Ashville has to offer. We had a lot of fun walking the dog and exploring Asheville. The only gripe we had was the stairway was narrow and the security door opened towards you. Add the fact that the keycard sometimes did not work and the result was sometimes getting upstairs was a hassle. Still we were glad for the security. All in all I would definitely stay there again when I return to Asheville.

Thank you for staying with us and taking the time to write a review. The new railing on the stairway and gate that opens on the breezeway has been in planning for several weeks. The installation should be completed in the next 4-6 weeks.

The rooms are comfortable and the bed was great. Don't be put off by the older lobby or old wallpaper in the stairwells. I would advise getting an inside room because the traffic can be loud. It is perfectly located for the Pack Square shops and restaurants.

This is a tough review to write. We picked this Hotel because of its location and also because the room rate was much lower than other "downtown" hotels. So with the economy room rate I want to be careful. It is in a great location, no doubt about that, The room was fine and generally the staff were friendly. But really this hotel has never been renovated properly in 30 years, frankly it is a dump. I don't know where the hotel got their website pictures from - it is just old and somewhat nasty. The breakfast was fine, and as I sat and ate I looked around and wondered what it would take to renovate this hotel and came to the conclusion it would be cheaper the implode the place.

Yet, our stay was OK. The room was OK. The rate was fantastic and it is literally downtown, close to all the great action Asheville has to offer.

Would I go back there? NO!

The guest describes the hotel as “room was ok, staff was friendly, location was great, breakfast was fine and rates were fantastic”. They have not mentioned the beds, shower, security and amenities so I guess that they were acceptable. In spite of all these while eating breakfast the guest felt that the place should “implode”.

Imploding and new construction of the building with the current price level of land and construction cost will raise the rate to what other current downtown hotels are charging. Which is almost $150 more on weekdays and $200 more on weekends. This will deprive our current guests who want to stay downtown and save on hotel expense. So I do not believe this will make any economic sense to the customers that we are serving now.

In addition to my previous remarks about renovation, for 2014 we have just added the plans for the construction of 12 new rooms, redoing the lobby, new parking lot, new roof, and exterior upgrade at a cost of 1.5 million dollars.

Sure the building is a little old but it's clean, affordable, & located within walking distance of all the downtown shopping, bars, & restaurants! Staff were friendly & helpful. We had a wonderful weekend in Asheville! Thank you Downtown Inn & Suites!
