This is a quaint B&B has an amazing staff and accommodations in a quiet neighborhood only 5 minutes from downtown Asheville - you can event bike there (very bike friendly city). Wine and hors d'oeuvres at 4:30 and breakfast was amazing! Plus we had mimosas while waiting for breakfast. Staff is truly friendly and helpful and care about your stay. Room was clean, quiet and very comfortable. Some reviews mention the beds, but our was perfect and slept great. We had a room on the third floor in front of the elevator and stairs and it was surprisingly quiet. Weather was amazing and sat outside on side patio and front patio. Will definitely be back on our next trip and highly recommend this hotel.

My wife and I stay at B&Bs on a fairly regular basis when we travel. That can be a variable experience, but the Princess Anne is really wonderful.

The entire staff is friendly and helpful. The accommodations are always immaculate.

The complimentary breakfast is really sumptuous and every afternoon at 4:30, there is complimentary wine and snacks (meat, cheese, tapinade, fruit, pesto etc.). We like to take ours out to the little coy pond in their cool and quiet garden.

This is our favorite B&B by far anywhere.

We drove to this lovely city for a weekend get-a-way and were not disappointed. This hotel was easy to get to off the main highway and well located to explore the city of Asheville. The staff was professional and well informed. The initial greeting and check in were appropriate. The size of the two rooms was very good. The original elevator was a bit tricky to negotiate but we made it. Overall a good experience

The elevator is an interesting point! The elevator is not original to the building, however it was added in the 1950s. It is regularly serviced and never gives us trouble, though its small size leaves several guests puzzled. The front desk staff is always happy to help you with a quick tutorial! This was our fifth visit to the Princess Anne, and I'm sure we will be back again soon - it continues to be our favorite place to stay in Asheville. We aren't tempted by the new chain hotels that keep popping up in downtown, because we love the serenity of the Princess Anne - it is close enough to downtown to be convenient (just a 5 minute drive away), but located in a quiet residential area - all you hear from the porch is the sound of the birds and the fountain. And speaking of the porch: when we visit the Princess Anne, we spend about 50% of our time lounging on the side porch, usually with a glass of wine in hand - the afternoon wine hour is a lovely feature of this hotel. The staff is lovely, too - everyone was gracious and welcoming, from the ladies at the front desk, to the breakfast room ladies, to the sweet young man who cleaned our room. I am already looking forward to a return visit, and to more of those breakfast waffles!

Room Tip: The rooms on the top (third) floor are less squeaky than rooms on the second floor.

We booked the Princess Anne for a smaller family reunion. At the time, we were hoping to take the entire hotel, but as folks dropped out, they were flexible on their policy and were able to rerent rooms. They have a big living room that was perfect for our get-together and helped with a birthday celebration. They have a really nice wine and hors d'oeuvre hour every afternoon as well. The hotel rooms are huge and well appointed. The only downside was that the old floors (hotel is 90 years old) are a little squeaky and you can hear folks overhead walking around. But otherwise, the hotel is really, really charming. Great staff! Thank you!
