Despite having such a small room we were very happy as after all i usually care about is a comfy bed - tick, and a great location - tick. We shared a bathroom on our floor with one or two others which was not an issue and the sink in the room was very handy especially over new years and christmas when many people need to get ready at the same time. The bed is small but very comfortable and we slept great. The little flat screen tv was nice i dont usually watch TV on vacation but it was so cold at night that it came in handy. we were on the second floor and with all of our luggage after 5 weeks of travel it would of been hard to get to the top floor. The staff were friendly and the artwork is really nice. The hotel also smells wonderful like cinamon or something. One thing that would improve the small rooms and i cant understand why we didnt have them but please get towel racks and more hanging hooks 9 days in a small room with no towel racks was annoying. The heating was another one, sometimes so hot we had to open window and be cold and other nights not on at all??? The location is great and Chelsea is very charming, we would return to this hotel. (room 11 is pretty good for a small room) 24 hour tea/coffee was nice and breakfast was pretty good lots of variety but some of the pastries a little stale.

Room Tip: lower floor the better very steep stairs. not good for disabled

This is a nice old hotel. It is in an old 4 storey building. It is a friendly place. The continental breakfast is very good with a variety of cereals, boiled eggs, bread etc etc. Wifi is a bit slow, but OK. Since it is a very old house, it doesn't have an elevator so you have to carry your bags for several stairs if you happen to get a room on the fourth floor. The hotel is well maintained and clean and the staff is friendly. We had a problem when we arrived. We had reserved a triple room, but for some reason they had made a mistake so we were booked in a double room. That created a problem, since we were three people. Initially the lady in the reception suggested that we solve the problem by getting a discount on a second room. However, since the mistake was not ours we disagreed since it would generate an extra cost for us. She called the manager and then we got a second room at no extra charge.

We love staying in guest houses when traveling, and found Colonial House Inn charming. A fourth-floor walkup in a lovely old brick building, located in a Chelsea residential neighborhood. We stayed in room 28 on the fourth floor, with a large private bathroom and queen size bed. (Though, the community bath was actually right outside our door.) We had a large window overlooking a tree-lined courtyard. This felt like a more authentic NYC experience than staying in a hotel. The staff were friendly and always helpful. The breakfast set out each morning was fresh and delicious, and included hot and cold cereals, breads and pastries, as well as hard boiled eggs, yogurt, juice, coffee and tea. But if you'd rather you can walk a few feet and find multiple other options and easy access to the ACE subway entrance. One of my favorite things about Colonial House was the art work-lined walls. I particularly liked the hand-rendered versions of actual masterworks (not posters). The room internet was only $4 per day, but they have a computer room of sorts in the basement. We used it to print some tickets. If I had one negative it would be that my husband and I need a larger bed. But, otherwise, we were very comfortable and at home and I was sorry to say goodbye!

Room Tip: We peeked in and saw the single rooms. They were small but clean and as I said above, the community...

I don't know why anyone would want to stay in midtown Manhattan when the charms of Chelsea are so easily had when staying at the Colonial House Inn. I have stayed at Colonial House Inn on my last two trips to NYC and will stay again. It is comfortable, clean, and convenient.

My friend and I just returned from NYC where we went to run the New York City Marathon. We chose the Colonial House Inn because of it's location-Chelsea, close to subways (including for before and after the race) and the cost. We chose to stay in a two twin bed room. We realized the room would not be large and the bathroom was shared however, this is NYC, how much time are you going to spend in the room!? There are also a lot of restaurants, bars and stores near by.

We were given room 21 on the 3rd floor. There are no elevators but only this morning trying to carry luggage down with sore legs was that an issue! There were 6 rooms on our floor, not sure if any of them had their own bathroom, but we were pleasantly surprised to find there were 2 bathrooms on our floor--one was a full bath, one was just a toilet. We never had an issue of needing the bathroom and it was not available.

The room was very clean and the beds were comfy. There is a small sink in the room and we were surprised with a small tv that was connected to direct tv. We did not experience any real noise issues, other then occasionally you could hear someone opening their room/bathroom door on our floor.

The breakfast was basic--cold cereals (oatmeal in the winter in a cabinet-ask!), bread, bagels/english muffins, fruit, hard boiled eggs, coffee and tea. Nothing spectacular but I wasn't expecting or wanting a fancy breakfast. The coffee and tea are available all day.

There was also a roof top deck with some chairs for guests to use and bikes can be rented from the front desk (not sure the charge).

The staff we interacted with were very friendly and helpful. I will definitely plan on staying here again.

As metioned in other reviews, this property's location is excellent, right in the heart of Chelsea, steps away from the E subway and one block from the 1 subway. If stairs are an issue, there is no elevator. My room (#14) was small but very clean. It even had a fireplace! Now some negatives: You do hear creaks from upper floors when other guests walk around. The bed is a single mattress on a wooden frame (no box spring). The breakfast is "continental," with only cold cereals, fruit, hard boild eggs, etc. The staff is helpful but don't provide the warm, fuzzy experience you'd encounter at a family-run B&B.

The hotel looks like an old brownstone in the Chelsea district. It is about 10 blocks to Penn Station which makes it convenient. There are a large number of restaurants and bars within close walkind distance. Negatives? I only have two. This is an old building with no elevator. Been to Europe, you know the drill. Second complaint most of the rooms do not have private baths. The staff are friendly and will do a lot to ensure your satisfaction. Lastly if the weather is good check out the roof top deck

Room Tip: Dont come here if you are mobility challenged
