The resort is located just a little bit away from the centre of Gatlinburg Town, so there was no need for driving, or parking. Though there was renovations happening the two pools were excellent centres of activities along with the gym and table tennis table.
My only grouse was the elevators were not working a few days during the day, and there were only two elevators in the entire complex.
The resort had a common laundry and their housekeeping was very prompt.

This was our first time to Gatlinburg for summer vacation. The room was decent, beds were comfortable, no complaints about housekeeping and towel service was good too. Common areas were clean, activities were plentiful, kitchen supplies were ample. We were comfortable for 7 days. Staff was friendly and helpful. Great location to get to everything without driving!

Room Tip: The free Wii Fi is horrible, if you have other options...please bring them! Dead zone...

My family and i stayed for 4 days. We absolutely loved it! Great courteous staff and very clean room. The room was very clean and well stocked with all your needed supplies like towels and such and if you needed to cook all the dishes were there for your use. The location is great to walk to the strip ,not far at all. Pancake house almost right across the street. I was kinda nervous about the room because of the other reviews. Im not sure what room they stayed in but ours was awesome! We loved and will stay here again! The only downside is the parking garage,the spots are really tight but that is the only complaint i have.

We have stayed many times at GTS and we love the place. Perfect location close to the Log Cabin pancake house which is a huge plus! Room was clean. Grounds are well kept. An easy stroll downhill to the main drag where all the shops and restaurants are, I will stay here again.

I was so afraid of how this room would look based on the other reviews but I was blessed! There were 12 of us and we had 2 - 2Br units for a week stay. There was more than enough space. The lockout unit is considered the 2nd bedroom & it had a fridge in that room and a nice bathroom. The livingroom had the thickest most comfy mattress I've ever seen on a pull-out couch. The outside pool is small but my kids didn't care. It rained one day and they also used the indoor pool. The staff was extremely friendly. The location was great! the 3 teens in our group could walk out at night to the strip which was quite lively until 11pm. You could catch the Trolley to Dollywood or Splash Country which we visited for 3 days. We really enjoyed our stay. The only downside was that if you left at night it was hard finding a parking spot. The parking is cramped but it didn't spoil the fun!

ROOMS: My family and I stayed here for a week to spend time in Gatlinburg and the national park. The resort condos look nice (just like the pictures), but let me tell you - they are DIRTY. They tidy up the place, but my family tends to be the kind that will take Lysol wipes and wipe everything down anyway just to be sure - everything came up brown on those wipes :(. Also, our bare feet or our white socks always turned black from just walking inside the condo. The beds were OK comfort-wise, but I've slept in much better at a Holiday Inn or something similar. All of the showers (our family rented out four condos, total) had either shower door or mold issues (sometimes both).

Note: this is some of the most uncomfortable, least-absorbent toilet paper I've ever used at any hotel. On our first day my husband and I went out to Food City to buy some Charmin for the week because there was just no way we could use that toilet paper all week.

PROPERTY: We were very disappointed that the only outdoor pool that was open was very small, and there isn't a whole lot of room for the many people at this resort to share that. There was a playground area and I think another outdoor pool that were unavailable due to construction, yet we never saw any construction people actually working on anything during the week.

PARKING: This resort has garage parking, but be aware - if you have a large SUV, you may have problems since these parking spots are a bit narrow. There were many larger SUVs that ended up parking on the roof, I believe - guided by a parking attendant or something. We ended up walking into the main town of Gatlinburg (only about a 10 minute walk!) because A) we didn't want to pay the crazy parking prices downtown, and B) if you get back to the parking garage later than 6 or 7 pm you may be too late and will have to park down the road in the overflow area.

OVERALL IMPRESSION: We didn't love this place, didn't hate it. We explored a lot, so we didn't spend a huge amount of time actually at the resort. I've stayed in cabins in this area before, and that is DEFINITELY the route I would take from now on. The cabins in this area are inexpensive to rent, and usually adorable with great views and a hot tub. This resort just happened to be a timeshare that my grandparents were able to reserve for us.

Room Tip: Ask about their newly refurbished rooms. You may have better luck with those.

We checked in on Friday, July 4th and the only good thing I can say is we only have two more nights left. Staff is rude and the place, actual statement from saleswoman "is a dump"! Will never stay in another Summer Bay Resort ever again! I called RCI and thank heaven they are refunding our exchange fee. All amenities are blocked off due to their so-called renovation. (We haven't seen anyone working yet). It took 5 hours to get a crib I requested in March and followed up with a phone call before we arrived. Rooms are subpar compared to other resorts we've stayed in and their activities calendar is a joke! Housekeeping is the other joke. All you have to do is walk by an open door where there is a cart and look in to see staff sitting on their butts in front of the television. Don't expect anyone to come clean unless you pay for it or stay 14 days. Have no idea who would want to stay that long here. Do yourself a favor and book somewhere else!
