“Great location & staff.”

We stayed here for 3 nights & the location (across the road from the beach)was great.The staff were fantastic & the included breakfast good (especially the iced coffee). We used it as a base to explore the wider area (we had a driver)of both the crab markets(5-10min walk)& Kampot. The pool was awesome, as was the bar.

No hot water.
No wifi for a day.
No hair dryer.
Dirty bed sheets and towels.
No hair dryer in the room, no safety box, no telephone!
Breakfast is not good at all. Not even hot tea! Dirty pot too.
Windows will allow mosquitoes in (dangerous here, because of malaria!).
Beach in front of the hotel is not very clean and there are no beach facilities.
Plus they don't do money exchange.
Owner is not nice with guests. But staff is ok.

We Can warmly recommend this hotel in quiet Kep beach. Seaview, pool view- we had both. Friendly staff, designerrooms with air con. The bath room a bit humid, but ok. Famous crab market at a walking distance from the hotel. Lene and Torben, Denmark

Location is superb overlooking the pool and beach. You can dive in the pool or wander down to the beach for a swim. For those looking for perfection at the rates you pay then do not book but for us normal travellers it has all you need and the rooms a really pleasant. The big advantage here is the staff who are always eager to assist and will arrange tours, motorbikes, taxis's etc.
WIFI is excellent at least from my room 103 right next to the lobby.
The restaurant is average but clean with a nice deck at the front overlooking the beach to enjoy your meals on. Of course the Crab Market is not faraway so you will probably have all of your main meals there.

The 1st floor room was good, the view great. I chose the hotel for its location close to the beach and to have a choice of a number of places to eat. It was a winner in that regard. The pool was fantastic and overlooks the beach. However, after a few days of swimming, we woke to find it half empty. The owner had decided to drain it without warning. On questioning, I was told it would be out of action for 2 days(but I suspect it would take much longer - see pics).The breakfast was very ordinary. The manager was friendly and helpful, and, when this was mentioned, he explained that there is normally a buffet. However, we had 3 more breakfasts & there was no sign of any buffet. The sheets were dirty on arrival but these were changed when this was also mentioned(there are permanent rust stains as shown in another review as a result of the metal bed base, but our sheets had blood spots). Overall, considering the price was more than other hotels in 4 weeks in Cambodia, I was disappointed as it felt like a fancy resort in some ways, but other things let it down badly. A shame given the location and rooms were good

Room Tip: The rooms on the side away from the pool are quieter at night if people are swimming/partying

This is a nicely designed little place overlooking the only sandy beach in Kep. It's a really inviting style of polished concrete, inlaid stones and terrazzo. Simple but effective. However it suffers from what a lot of cheaper places in Cambodia suffer from which is inconsistency and disorganisation.

When we arrived they hadn't bothered (or worse thought it was acceptable) To change he sheets! Marked and clearly slept in. When we pointed this out to the management (or what passes for it) we were first told the manager had gone home, then when we insisted we be moved, another chap turned up and moved us into the room next door. We had also mentioned that the toilet didn't flush and there was zero water pressure.

So, tired after our trip from Sihanoukville, we were finally able to move into a functioning room. It's tough travelling with a toddler and you would think hotels would want to encore helpful, alas not.

Then I tried the restaurant. The breakfast was acceptable not much choice. However at lunching ordered a salad Nicoise . Which, as one would expect, was advertised in the menu as containing anchovies and tuna. I asked for the sale without dressing, a pretty simple request one would think. My wife is Khmer and took some time explaining to the waitress that we wanted no dressing.. The salad arrived with dressing, but with No tuna or anchovies. When we pointed out the mistake,the waitress argued this is how they served it. I pointed out that the menu itemised the ingredients and that we had asked for it without dressing! Eventually it arrived and it was pretty good but he aggravation...????

soon the Dutch "manager" turned up and he was clearly going around trying to makeup for the incompetence of his staff. We are now being moved for a second time to a poolside room. I suspect his is an attempt to reconcile the previous experience. They have now magically found a child size mattress which it appears is what my one year old son will be sleeping on tonight.

Small hotel with comfortable rooms by price around 50$ with European breakfast! Good idea - swimming pool with sea view. Understandable staff - smart manager on duty. Not bad for this place and price. We suppose to stay just 2 nights but extend 2 more nights.
