For those who have stayed here before they will understand the title .
As first timers to Bali it was most important that our first impression of Bali would be a good one. From the moment we were collected at the airport by the villas driver Kutut, we were very impressed with what lay ahead. Kutut was very polite, friendly and professional and left an excellent impression on us, of young Balinese people. On arrival at the villa we were warmly welcomed at Reception by Nuri and the other staff and given ice cool towels and a deliscious drink. We were taken to our room and within 5 minutes greeted by the spa ladies for a relaxing massage.The setup is fantastic, four levels with the private pool on the ground floor. Ice cool air conditioning in the king sized bedrooms with a jacuzzi in each bathroom.We had an included daily buffet breakfast with a good selection of brekkie food, our favourites were the Asian items and the restaraunt staff were always helpful,courteous and obliging.The villas are clean, well maintained and have lovely tropical gardens out the front of each villa. It is within easy walking distance to the best clubs, bars, restaraunts and beaches in Seminyak. The one and only down side is the bumpy road outside the villa, but we got used to it and it became abit of a novelty.To the staff at Villa Kayu Raja, Soksama and thank you for making our stay, wonderful and memorable and we will be booking our return holiday with you ! I was stayed at this villa, by accident, because the other place I have booked was not ready, still under renovation, so I asked them to help me to find other place.
And they make good choice,for me, at Villa Kayu Raja.
This villa is new, just about one year to open,operated by Aerotel, hotel operator , Aerowisata group.
First time, when I opened the door, wow, its very big, nice, with small swimming pool at the first floor, complete with big sofa for relax, tanning under the sky. in the first floor also provided small pantry, with minibar. While bed room, bath room at the second floor.
Bed room also big, and have exclusive bath tube with Jacuzzi .
The amenities are satisfaction.
I really like it, and will come back again to stay here.
It's worth for the value

Room Tip: Choose the room with swimming pool, instead of Spa pool.

Stayed 4 nights and the villa was stunning. 2 stories, great pool, fantastic aircon and fabulous staff. The food was ok, breakfast was a bit limited although great egg station. There is clearly a question around sun on the pools. We stayed in odd numbers and had sun from early morning to mid day. That being said a cool afternoon dip after a trip was excellent. Biggest issue we had with the place was the road outside : a bomb site and painful,to navigate which meant you had a 5 minute drive or walk that was unpleasant. How different it would be with a smooth Tarmac surface and little shops and bars ! Would recommend a stay here though as once in the villa complex you will have a fantastic time and the staff are very polite and helpful.

Room Tip: Even numbers and lower numbers for more sun and a shorter walk to reception.

Stayed in a 2 bedroom Villa in March 2013 with a group of 4 people. Overall i was happy with the Villas but not overwhelmingly so. We purchased a Scoopon for the stay so i was happy with what we got for that price. If we had paid full price i may have been disapointed.

Location - Decent location. Bit of a trek if you intend on walking places such as seminyak square for meals and shopping. If you have a scooter you will be fine. We caught taxis around the place, to get to the square was about 25,000 (AU$2.50) so not exactly a budget buster. We were told by a few people that the road to the villas is know locally as the 'broken road' which is definitely accurate. It was a very bad road and as such a lot of the taxis took the long way in/out to save their cars. Obviously this is not reflective of the villas themselves and we were informed that once other constructions along the road were finished the road would be upgraded.

Staff - Extremely friendly and very helpful. We had Ketut take us on a half day trip to the Ubud Monkey Forest and Tannah Lot. We paid US$40 which was very reasonable and a lot less than the tour companys charge. Plus we had the peice of mind that we were with someone we knew would look after us. He even saved my friend from a monkey in the monkey forest :)
They also organised other day trips and tours, dinner bookings etc quickly and efficiently.

Villas - Newly constructed and very impressive. The layout of the 2 bedroom was beautiful. The only fault would be that the countyard only got about an hour of direct sunlight a day. So if you are a sun baby you may need to hit the beach for your bali tan.
Airconditioning in the bedrooms was a god send. Bathrooms were very beautiful, few issues with the shower flooding and toilet flushing but i have found this to be pretty common in Bali.
Kitchen had few provisions. Only 3 glasses, random cutlery and no bowls. Also no pots or pans to use on the cooktop which rendered it useless.

Upkeep - The only thing that really lowered my opinion of the villas was the maintenence and cleaning. Cleaning was more like minimal tidying. Room service dishes were not collected for over 24 hours. Dirty dishes not cleaned, obvious rubbish not removed. Surfaces didnt even appear to have been wiped.
Toilet paper in the outdoor toilet was not replaced after the first roll was gone and we were there for a week.
I am also doubtful that the pool was cleaned at all wile we were there. The same leaves and debris were in there the whole time.

Amenities - Restaurant was nice. Buffet breakfast was good, a wide variety of options something for everyone.
Be aware that the main pool, gym etc. mentioned on the website is not on location. It is in another complex about 10 minutes drive away so we did not visit it.
Spa treatments are delivered in your room, there is no in house day spa.

Overall i enjoyed my stay. I would not rate it as highly as another villa i have stayed at on the same road and would probably return to the other one if i had the choice. I think if Kayu Raja really focus on their cleaning and maintenance they can take the villas to the next level and really provide luxury accommodation.

I stayed with Villa Kayu Raja last February. Villas was very unique 2 story villa, living room downstairs, and bedroom and bath room was upstairs. The Bedroom was very spacious an comfortable. The bath tub was with jaccuzi which I really enjoyed. All staff were very friendly and extended the warmest hospitarity during my stay with Villa Kayu Raja.There is one thing I do recommed to imrpove their buffet breakfast. I did not see any fresh salad , yogurt etc. on the buffet table. Some fresh salad with several kinds of dressing and yogurt salald be served which some guests do want to enjoy.

We were picked up by friendly Mas at the airport. Very pleasant, helpful guy. Staff were all excellent. Room was exquisite, enjoyed the privacy of the indoor pool. Mas arranged for tour guide, Gustu, Mr Bali Tours, for us as we had missed out on the villa's tours. Gustu was the most informative person. Highly recommended. The only problem was the condition of the road to the villa but the villa itself, brilliant!

We had a good time staying at Villa Kayu Raja in Villa 34 for 2 nights. Staff took good care of us. Special thanks to Yogi who gave us many useful tips around the premise. Also thank Redi for helping me to set up birthday celebrations for my wife. Location is strategic with 5 mins taxi ride to good restaurants such as Ku De Ta.

Limitations would be probably lack of fitness centre and mediocre foods. Furthermore, spa treatments are designed to be enjoyed on the 3rd floor of individual villas as there is no dedicated indoor spa room. This is not a problem except that the 3rd floor is not indoor but only sheltered. At times, it can feel very hot or cold.

Room Tip: We stayed at Villa 34 and it was good!
