Small 5 room villa. Among the best views of Gregory lake and really good hospitality made our stay worthwhile.
Quite a few people have mentioned the inconvenience of the one room where the bathroom is outside the room. We ended up with the same room but on asking were accommodated in the large master bed. Guess that's one thing they should mention upfront.
The food was average though, but have to give it to the staff for trying their best to make us whatever we wanted. And yes, the food is a little overpriced. But then there aren't too many options to eat out except Grand Hotel.
Although other than the view, there's isn't much to talk home about, but given the quaint town that Nuwara Eliya is, it'd be wrong to expect much more.
The pool table and TT table are nice add-ons!
The villa is just about 50 metres away from a strawberry farm. The best strawberry jam I've ever had! Run by an old couple who were nice enough to give us a brief tour of their farm!

Net Net - Small town charm, good views, ok food, your own chill out zone and strawberry jam - we won't mind coming back again :)

Room Tip: Make sure to avoid the one room where the bath is outside the room and not 'attached'!

We paid 100 usd per room and we got a dirty, ugly room. The owners were dishonest and tried to charge us extra.

Really do not recommend going to the villa acacia as it is not worth the price.

If it was to be good then they would need to only charge about 30 dollars at most

Firstly Mohan and staff tried their utmost to make us comfortable. Kudos to them. Unfortunately apart from the fantastic view this hotel is lacking for the money you pay.

We'd booked online through Agoda for the ensuite room but were initially shown the attached bathroom one. We did end up with the ensuite room but was extremely disappointed because the pictures shown on Agoda we're of an airy room which was in fact the attached bathroom one. After contemplating for half an hour, we decided to cancel our second day booking (which they gladly did promptly and even waved the cancellation cost) and shift to the more airy attached bathroom room instead and live with the inconvenience. Also the whole hotel seemed to have an infestation of house flies.

Room Tip: The bottom floor rooms that open to the garden are better.

This guest house is hugely over-priced. I can put up with a patchy supply of hot water, not-very-clean bed linen and towels, decidedly dirty bathroom (which was not cleaned during our stay either) and almost non-existent wifi, if I am paying only a few dollars a night. With the prices of Villa Acacia, it felt like a rip-off.

The staff were very kind, but rather inept; they spent a good 15 minutes looking for a key for our room, searching through a huge pile of keys and trying various ones in the door, which did not inspire confidence. The view is amazing, but there are plenty of other places in the area and I would advise looking for similar quality accommodation with a more reasonable price.

Quite hard to find (quite a distance from town), and on a rough road.

Seemed promising on arrival - but if you look beyond the nice view (which most hotels in this area have) and friendly smiles (most of Sri Lanka), what you get is a pretty basic B&B which charges way above its pay grade.
Arrived to find one of our room double booked. Apparently as we arrived “late” (7.30pm) they had re-let it. Not sure why, as rooms were pre-paid for through Agoda.

They offered to house us in what they assured was an equivalent hotel nearby. Instead was an empty building with no heating, and a 'bathroom' that consisted of a shower hose connected next to the toilet with a hole in the wall to let the water drain.
Ended up back at the hotel when the nightclub kicked off next door and had to share a room with friends who were also staying there.

1st night no hot water, but water dripping into the living room, and no hot food as the cook had apparently taken ill after working 48 hours straight. Patchy hot water days following.
Day 2 when they gave us our room, manager gave us the wrong room. Instead of the ensuite we booked (and paid more for), we were given one with a bathroom off the landing (so running in bathrobes in front of staff and other guests).

Bedroom and Bathroom had not been cleaned properly and linen/towels were dirty. Hairs in shower, no windows (so smelled musty/moldy), and all light bulbs bar one had blown (apparently the halogens fitted could not be bought locally to replace once blown). Patchy wifi (not a deal breaker for me, but fyi).

Breakfast was simple vegetarian but tasty (rotti with egg and sambols, with toast, jam and tea).

Staff really tried to be helpful, but didn't know how to deal with the issues and kept calling the owner in Colombo.

On initial complaint the owner ‘graciously’ offered to refund the double booked room (the one he had already occupied with other guests) and offered a $20 discount. Seemed like poor compensation so contacted Agoda direct.
After providing photos to Agoda, got a full refund for one of the rooms and the hotel gave us a free dinner (apparently worth $60 for 4 people). Not the only guests to request a refund, heard other guests complaining as they left also.

Overpriced at $80-100/night. At this grade and quality (in Sri Lanka) this should be $60/night max.

Dinner is apparently $15/person (just to put into perspective, a dinner in a local diner will cost less than $4, and even a main at the Grand hotel/Hill Club, an exclusive old members club nearby, is about $8-10).

Nice view and friendly (if hapless) people, but doesn't do anything near enough to justify the (compared to other local hotels) pretty steep price. Worth looking elsewhere.

Amazing p
lace, wonderful hospitality, very clean & comfortable room, awesome bed. One of the best places we stayed in Sri Lanka.If you intend tko visit Nuwara Eliya Villa Acacia is not to be missed...Special thanks to the hotel manager Mohan for his unique attitude & service.

..from South Africa and Armenia.. When we arrived at Guest House we were immediately greeted and asked if we would like tea or coffee. We were then seated in front of a fire place to relaxed... The whole stay we were treated with kindness. Thank you Mohan! Vir my mede Suid Afrikaners hierdie is 'n baie skoon en netjiese plek en die diens was puik!
