Nice place, decent price, lots of character. We stayed 4 nights in June with friends. Loved sitting on the balcony after midnight watching the patrons filter into the bar a half a block away. It was about a 4 block walk from the hotel to the nightlife on Frenchman st. We felt pretty safe all in all.

We stayed at the Balcony Guest House during our weekend trip to the 2013 Essence Festival. At the time of check- in we were greeted immediately by Zak and the downstairs crew offered to take our bags up to the rooms. Check in was smooth and we were able to sit out on the balcony and enjoy the neighborhood while drinking a glass of complimentary wine. The neighborhood is quiet and is a great escape from the French Quarters. You are within walking distance of the French Quarter and you have bars and restaurants along the route. The restaurant downstairs has killer food and drinks as well. Steve the bartender was great! He surely knows how to make a drink that will definitely knock you off your feet! The neighborhood is quiet and we did not hear any street traffic while sleeping. I just can't say enough about our stay. My husband and I are already planning another stay at the Balcony Guest house.

Room Tip: Rooms 1 and 3 have access to the wrap around balcony.

Our friends found this cozy bed and breakfast for our stay durning the Essence Festival 2013. We had a wonderful time! We were able to check in when we arrived, was greeted by the owner Zac. We stayed in room 3 while our friends had room 1, this gave us access to the balcony, which is a wonderful place to enjoy a glass of wine and relax. Great resturant and bar downstairs. Staff was very friendly and helpful. Rooms are nicely furnished with private bathrooms, mini fridge, microwave, room controlled central heat and air. The breakfast started at 9:30am, whichwas not a problem for us. Great food! We plan to return to NOLA again and will stay here again. Parking was directly on the street in front of the building. Very quiet neighborhood. If you want someplace to experience a stay that is not the cookie cutter hotel, this is the place for you!

Room Tip: Try to get room 1 or 3, this will give you access to the balcony directly from your room.

I had a wonderful time, the owner and employees ( although they seem more like a family) were friendly accommodating and a lot of fun. Yes, breakfast is later, but it is New Orleans. The walk to Decatur was easy and just the right distance for me. I would recommend this place to anyone, except those who are obsessed with commercialized hotels and the services offered. If you want an experience rather than a hotel, stay here.

I say 'average' because it was not awful, but not great. If you are the kind of person that doesn't spend a lot of time in your hotel room and are out exploring, then the Balcony is just fine.

I would say the rooms are a bit overpriced for what we got out of it. Strangely, we found several popcorn kernels in the sheets, which also had some faint blood and makeup stains. I'm not saying the sheets were unwashed, because I'm sure they were, just that they probably need to discard linens that are stained.

The breakfast at the cafe below (included in the room) was very disappointing, so we ate elsewhere each morning. It also would have been nice to have our room straightened up while were were away for the day, but then again, maybe we really don't need that, we're just used to it at a B&B.

So for these reasons, I'd say what we paid for the room was a little expensive. On the other hand, the location was really great. Overall, we would not stay here again.

We stayed at the Balcony House during Jazz Fest. We were a large group and rented all the rooms. The host Zach was very accommodating.
Rooms are clean but not fancy. Balcony was a great place to hang out and party.
Breakfast was cooked to order but not served until 9:30.
Downstairs is a restaurant /bar and liquor store. Great restaurants in the area as well.
Easy walk to Bourboun Street and Frenchman St.
Very interesting area with local color!

My wife and I have been to NOLA many times and have usually stayed in the touristy places in the CBD, the Quarter, or the Garden District. We got a little adventurous this last trip and tried the Marigny. I don't know if I would recommend the Balcony for first-timers in New Orleans... especially if you're used to a lot of hotel amenities and hanging out with other tourists - but if you want to get a taste of the local lifestyle and meet some true characters, stay at the Balcony Guest House. We had a blast!! We had a delicious breakfast each morning at 9:30 (except Sunday when they served a continental breakfast on the second floor) and had no problem finding a spot on the street for our rental car. The balcony is quite nice as well. Our room (#2) was a little cramped but I guess you get what you pay for.
