This was my first trip to New Orleans, my parents have stayed here before and they love it, I can see why. It was great. What a historic area and just a few blocks from the French Quarter. The room was great, the view is by far the most interesting. At night we sat out on the balcony and did some great people watching. The room was very clean and comfortable. I look forward to returning. Just a nice day trip from Shreveport.

My girlfriend and I stayed 3 nights at the Balcony Guest House very recently, and we couldn't have been happier with the experience. Our room was simple and cozy, and the free breakfast every morning was a nice touch (no free cafeteria food here). We specifically booked here because of the location in the Marigny, a neighborhood recommended by a few friends in the city - I'm glad we did this! The nightlife was great, and walking around in the day was exactly what we were looking for. Honestly, I was really pleasantly surprised with the whole experience. We'll be staying again soon. A+

I recently spent a week at the Balcony Guest House. The location in Farbourg Marigny is great for people watching, close to the Quarter and Frenchman's Street and is quite quaint. The staff in restuarant below are super friendly and the food is good too, especially the breakfast which is included with the room! Planning a return visit very soon!

The Balcony Guest house is an interesting place. Not a typical Bed and Breakfast, it is above a store/restaurant/bar that everyone in the neighborhood comes to. It really seemed to be a hangout for locals. I like to see real people when I go places, not just tourists. The upstairs was more like an old home...wood floors, a giant wooden African mask in one corner of the foyer. There was a big balcony overlooking the street. Breakfast was downstairs in the restaurant. The cook himself came over and told us what he could fix us since they only serve breakfast on the weekends unless you are staying upstairs. It was definitely not a typical, sterile hotel stay. The parking was a little difficult, as I am a terrible parallel parker. But all in all, a fun night.

This was a great little place. First floor is a small restaurant and bar plus convenience store. Several guest rooms upstaires. We had a smaller room(#3) than we expected. Food in restaurant is very good and very reasonably priced. Breakfast included in price of room and was a large made to order breakfast of eggs, andoule sausage mixed with crawfish and grits with shrimp. Very tasty. Friendly staff. It's a bit out of the way, a long walk to the French Quarter, best to have a car or bicycle.

We stayed at the Balcony Guest House during the French Quarter Fest. Upon arriving, we were greeted by the warm staff with lots of suggestions and an invitation to have a free cocktail in the bar. We stayed in the suite, which was clean, spacious and quiet. The breakfasts were out-of-this world good, and were included as part of the stay. If you are someone who needs the trains to run on time and likes the sterility and sameness of a Holiday Inn, the Balcony Guest House might not be for you. But if you want a clean, charming place, that is a great value and has loads of personality, by all means, stay here. Upon leaving, we made reservations for two upcoming weekends. We look forward to seeing the staff and staying in this charming place again.

The room was filthy: curtains, shower curtain, floors and window sills were very, very dirty. There was no garbage pick up from the room (you had to scout your own way of disposing) and the towels and linens were very stained. It could be a nice place if someone would clean it. The furniture in the common area is broken down. The bar at the corner (Mimi's) made it as loud as Bourbon street at night. Convenient location and the price is right if you can overlook the dirt and noise.

We are very sorry for this particular guests bad experience. In 30 years of running our B&B, we have never received a similar complaint - "very noisy and very dirty" - as this guest alleges. It is standard practice in the local B&B industry, to provide fresh towels daily, only upon request or every other day. Obviously, this guest has not stayed in a local B&B, previously. We throw any stained linen in the trash, without any exception, every single time. We replace our linen on a regular basis, for wear and tear. We have a in-house, designated employee, for cleaning the guest rooms. I, as the owner of the B&B, inspect all rooms for cleanliness, frequently. As for the noise, again, it is preposterous to compare the historic, residential, quite neighborhood of 2483 Royal Street, New Orleans, La. 70117 - with Bourbon Street, in the commercial, noisy, dirty French Quarter.
