I have to say WOW!!!! We stayed in 413 on the top floor corner and this was awesome. In fact we spent one entire day at the condo because it was so great. The views and watching the turtles and surfers from the huge lanai were just great. The furnishings were a little worn but the location and views were more than sufficient. Great views of the lagoon and we got some good pictures of the turtles that would come in to feed there. Location very convienient to everything.We will be going back for sure and hopefully soon

I am sorry someone had problems with #205 in this condo complex, that is the only bad review I have ever seen of Hale Kona Kai Condominiums. our unit, #307 was fantastic! I cannot say enough good about the quality of our vacation due to this condo. It had everything we needed, was very comfortable and quiet, and the view was fantastic.

We spent every morning having breakfast watching the waves and ocean front view from our lanai. Some mornings there were turtles in the waves below the room, and on two days there were spinner dolphins right off our balcony, in view, splashing and spinning where we could watch. Surfers right out there catching the waves, a view of a cruise ship, sunsets and sunrises. The kitchen was well stocked, everything was immaculate, and I understand the owner is there now, so if Barb sees this, Mahalo, we had a great time and would definitely stay with you again. I would give her email address but I don't think the review will show it. If you go through the owner, you might get a discount.

If you go out to ATR properties and type in #307, you can see some pics, not very good pics as they don't represent how great this condo was, but ATR was great, the owner was so helpful through emails. She gave good hints about where to eat and what to do. We also stayed one night at the Royal Kona Resort, eh, not so great. But okay for one night. The condo was a steal at the rate we got for off season, but even at full rate, I would recommend this condo over the higher priced hotels. It is off the Alii drive, short walk to everything in Kona, very quiet, we had no problems with noise, and everything about this condo complex was great. They installed new flooring in the elevators and laundry rooms, but it was no inconvenience while we were there. The grounds and pool were well kept and clean. There was always someone we could contact for anything we needed, but we didn't need anything.

This condo is very highly recommended as well by the guest book notes of all those that stayed before us, we added our notes as well. I would stay in #307 again, and we looked at several others while we were there, this one was great, as were all the others we looked at in this complex. #205 must be the only one where the owner doesn't keep up the unit.

I highly recommend unit #307 at Hale Kona Kai condominiums. We had a great time! I will try to post pictures when I can download them from my computer.

Condo #205 Hale Kona Kai
Technically fits the bill...
Oceanview, one bedroom.
But overall very much oversold.
It's obvious the owners don't care for the comfort or aestetics for the vacationer.
Toilet seat broken, toaster browns half the bread, shower head sprays everywhere, short in coffee maker, rust on microwave, bed very well worn (though not as much as the sheets). Why's there 50 forks and only 3 knives? Faucet the kind you have in your garage (honestly). TV newer but only 19" (do they even make those anymore?)

Owners spent the least amount of money possible, and some time ago, on the unit.

If the owner's reading this...spend some money and fix up your place.

The rest of you... move on to another spot.
Unit very worn and in need of updating.
Anyhooo, Kailua-Kona is super fun and you'll have a blast!

My kids (12 and 10) and I got back recently from an extraordinary trip to the Big Island. We spent three days in Volcano at a rented house, then moved to Kailua Kona area for 8 days. In KK we stayed in unit #213 of the Hale Kona Kai condominiums. It was our fantasy of our trip to Hawaii come true.

We were right next door to the Royal Kona Hotel, on a small side street that was quiet. Our lanai was a wraparound (it's a corner unit) and we had perfect views of the ocean and a gorgeous sunset every night. I thought, "ha! the people at the hotel next door are spending $500 a night for this view!"

The advantage of Hale Kona Kai is it's on a very quiet street, just off Alii Drive. Alii is very busy, lots of traffic .. but we were able to walk to everything and come home to peace and quiet every night.

The unit is lovely and very comfortable, lots of closets, and the kitchen is well-stocked.

I highly recommend this condo -- and the owners are a pleasure to work with. Everything went smoothly in arranging for our stay. Adeline has a million great tips for things to do in the area.

Just got back from a nice long week on the Island of Hawaii. Stayed the entire time in unit 204 at the Hale Kona Kai. You really cannot get much closer to the ocean! You would need to be on the shore, getting your feet wet to have what you have went you stay in this unit. Often, high tide and moderately sized waves will get a you a bit moist. We did not find this an issue.

The unit, although needing a bit of TLC (paint, tile work, shower curtain) was comfortable enough to do a little cooking, listening to the surf with a cool glass of wine, getting ready in the morning and getting good nights sleep.

Because of it's close proximity to busy Alii Drive and the heart of the fun in Kailua-Kona, it's good place to stay and leave your vehicle parked.

We would most likely stay here again.

Glorious! The wrap-around porch, the gigantic coffee mugs, the beach towels, guidebooks, comfortable bed... They really know what they are doing.

The waves are so close, it's breathtaking.

We are currently staying in Hale Kona Kai unit 311. I am not particularly a fan of the African motif decorating used in this particular unit, but that is certainly a matter of taste and others may love it. I would however get rid of the large lounge chair that shrinks an already small living area. That said, after having stayed next door at Kona Reef on many occassions, I quickly found myself a fan of the central air conditioning here--not to mention the fact that both the living room AND the bedroom have excellent ocean views. I've seen the other discussion here of the view from this unit and can see why there are two sides of this, but you can see lots of ocean from the lanai or near the windows. And remember--this complex is RIGHT ON THE OCEAN--if you are in one of the many units here with a 180 degree direct ocean front, you will have noise and moisture issues when the windows are open. Great place for tennis players (which is why we stay in this neighborhood) , this unit has a view of the tennis courts at the Royal Kona Resort--weekly tennis membership there is $35--two weeks for $55. Entitles you to play mixers with the locals and arrange your own matches.
Unit 311 is exceptionally well maintained and looks to be recently remodeled. You will have to do some furniture moving to be able to set up your computer on a usable table near the phone line so that you can send your own review, but if you are among those who can leave the computer at home, you will love things as they are.
