Holua Resort is a great vacation rental - not a hotel (do not expect daily housekeeping - however, the number of towels and amenities was sufficient for our short stay) but it feels more like a home. Instead of a tiny (and empty) hotel room you get a large fully furnished condo (one or two-bedroom). I was happy with the fully equipped kitchen (dishes, appliances, cutlery, oven, fridge, toaster, microwave, blender, ... you name it), nice decor (comfy carpets, large sofa/futon in the living room, patio door from living room and bathroom directly to the garden, cool king-size bed). Although it was fully booked (I was told), the place was pretty quiet - I did not hear neighbors or any other noise (except of landscaping, gardening and sprinklers).

The landscaping is beautiful - tropical settings, artificial ponds and fountains, plumeria and hibiscus trees. The facility has pools (fence around - you need a code to access - we did not use it), several tennis courts and a large parking lot (underground and upper level). They even have free welcome drink & pupus once per week (we sadly missed it). There is a golf-club nearby.

Even when the check-in is officially at 4 pm, we arranged early check-in and got our room around 1 pm.

The location is not ideal - it's not a walking distance to any shopping center, city or a beach. However, only after a few minutes drive, there is a decent Keauhou shopping center (several restaurants, shops) and it's only a 10-minutes drive to Kailua-Kona. The nearest beach/ocean access is at the Sheraton resort (you can walk there but it's a harbor/concrete/rocky place, not a beach). On the other hand, the resort location makes it quieter and secluded, without the rush and noise of a classical vacation resort at the beach.

Generally, with service we got and price we paid, I would definitely recommend this place and I only wish I could stay longer than 3 nights. I would visit this place again.

We stayed here for one night while driving from KOA to Volcano. We reserved a two-bedroom townhouse unit. Both bedrooms were suites, had king beds, and were on the lower level. The upstairs had the living area, full kitchen, ½ bath, and a balcony. Overall the unit was pleasant, albeit somewhat dated. The carpet, beds, and paint were newer, whereas the bathrooms, fixtures, and televisions were much older. The night we stayed there was a luau and complimentary pau paus. Both were OK but I wouldn't make a point to take part in either offering.

It was a very gorgeous stay. We got a room upstairs as we had asked for. It was a very large unit with a very good equipped kitchen, very spacious sitting room. The lanai was very large as well. There were a table, chairs and sunbeds as well. It was very quiet. The staff was very friendly. The courtyard and garden were very well-tended. The pools were nice as well. I would have liked to stay longer. And I would definitively stay here again whenever I am in Big Island.

I was staying in Kona and really wanted to play some tennis. Finally checked out the Holua Tennis Center and was glad I did. The courts were in great shape and I highly recommend Richard for a playing lesson. We hit balls for about an hour, he is a skilled player and can hit to any level. Hewas very friendly and offered to get me into some doubles when I visit next year.
Highly recommended.

Management has changed. They no longer clean the bathrooms or change bedding during your stay. That is fine for a couple days but after a week, the toilets are disgusting. I'd have given a better rating if they at least provided a toilet brush but no they don't. I've stayed at the Holua Resort multiple times. It used to be a very nice place but the recent changes have been for the worse. Too bad.

I agree with the other reviews of this place. The place is great, rooms are good (a little dated but very clean and everything worked fine), location was good and the pricing was excellent for this standard of accommodation. The grounds are really nice and having the pool and jaccuzzi close by was very convenient.

Would recommend it to anyone heading to the Big Island and wanting a good, clean, comfortable place to stay. The fact it is a small resort makes it even better!

Room Tip: All the rooms are pretty similar from what we could tell. They all overlook the hotel grounds.

My new wife and I stayed here for 4 nights as part of our honeymoon in Hawaii. We came to Big Island to check out the volcano and just get a general sense of the island while the majority of our trip was going to spent on Maui and Kauai.

We wanted a place with a kitchen to save money on not having to go out every night.

Check in - Easy process and the front desk was helpful in pointing out various places to shop/eat in the vicinity. Costco, grocery store etc. All pretty close by. They upgraded us to a 2 bedroom apartment which was very spacious and nice but Im sure we would have had plenty of room in the 1 bedroom place.

Grounds - The grounds were average, nothing spectacular but overall well kept. No ocean view. There was plenty of parking in the underground lot and we had easy access to the suite. They have lots of tennis courts and a small gym. There were pools and hot tubs as well as bbq's in front of most of the individual buildings which house about 6 or so units. I cant honestly rate the pool, hot tubs etc as we didnt use them since we spent our days exploring the island and only came back to the room to cook dinner and sleep.

Room - We had a 2 bedroom, 2 floor suite. Place was very spacious overlooking the golf course. Everything was clean and the kitchen was well stocked with utensils and cooking equipment. There was a nice terrace that we had our breakfast on most mornings. Beds were comfy. There was a in room safe and two sinks with a separate toilet and shower area. They also had en suite washer/dryer which came in handy.

Check out: They say there is a 24 hr concierge but we had an early flight and when we went to the office to check out it was locked (they were apparently on a security tour of the property). There was a text check out option but we aren't american so we couldn't do that either. So we just left. Didn't hear anything otherwise so I figure it went ok.

Overall: It was a good place for a home base with kitchen while checking out the island. If we were to return to Big Island (which we would really only do if we could see live flowing lava since the lava flow had stopped when we were there) we would consider staying here again. Seems like a place tennis players would love though

Room Tip: The 2 bedroom suite is massive. 2 floors!
