We wanted something more of a private condo type and thus chose this place. The kitchen is fully equipped. Again, a smoke free resort and the best part of it was,it had a private beach of its own! So if you want to go for a dip/sit by the ocean with your morning coffee or chill out with a couple of beer,this is the place! The view from the balcony was amazing (ocean front) and we slept everyday hearing the waves..Therez nothing more peaceful than that!

Room Tip: Get an ocean view condo. U wouldn't feel like getting up from ur balcony!

Our family of 6 stayed in D-11, 2 bedroom oceanfront unit and we really enjoyed it! The unit itself was just remodeled, everything was brand new, we loved the extras like surfboards and beach towels and chairs, and comfy lounge chairs on the lanai. The views were amazing, with daily surfers and dolphins playing nearby. The kids loved the pool and a small beach. Lovely town of Kona is just steps away, with restaurants, coffee shops and ABC stores. We highly recommend this place for families, if you can-request unit D-11.( If you are arriving after hours, tell the management ahead of time.) Also, try the Luau at next door's Royal Kona Resort-fun for the whole family!

While the location is great, next to the ocean and close to town, the rooms are dated and in need of updating. After checking in, our first task was to give the bathroom a thorough cleaning. There is a single air conditioning unit in the living room and none in the bedroom. The bedroom has a ceiling fan and small windows that you will want to keep closed as they are dusty and open up to the hallway outside. The pool area has nice barbecue area, but if you have children and a group, you may want to stay elsewhere. The normal sounds of children enjoying the pool may lead to complaints from the residents. You can probably find another condo that is cleaner, has a friendlier vibe, and has a 24 hour front desk.

The units we stayed in are individually owned. We booked thru a travel agent. They were fully equipped kitchens. A/C was in the living room and they encourage energy savings by asking you to turn off the A/C when you are gone. It made the bedroom a little warm to start the night when you were out all day and the bed was pretty firm. Otherwise, no complaints.

We stayed in the time-share side of things. And not being local property owners did not get the best view, but still not bad. There are only 24 rooms owned by the time share company, but all of those are consistent with furniture and comfort. The room was comfortable, and the staff was great. There are no gym facilities, and not your typical 'resort' with all the frills. But still an nice quiet place really close to the happenings in town. Would have no problem staying here again.

We stayed in unit D-3 - very satisfied with just about everything. Wonderful ocean front, quiet, clean and fully stocked. I loved that it was actually fully stocked for everything you need for a week at the beach - nice big beach towels, chairs, sand mats, coolers, snorkel gear (no fins - we rented at Snorkel Bobs), and even an underwater camera (bring some regular film tho - we couldn't find any on the island). We grocery shopped at KTA Grocery - (think that was the name) - they had a great kobe beef lunch meat that we got and made sandwiches for our lunches on the beach. The Kona Reef property is very well kept and bbq area is perfect. I did see people with kids in the hot tub which is a big pet peeve of ours - so after my husband saw that he refused to go in it. Beautiful location for sunsets. Overall I would stay here again - great location.

When we arrived we got a room right next to the pool. Hoards of kids yelling and screaming. We asked to be moved and got a room right off the main road (noisy) and near the trash dumpsters. The view was limited to a small beach but the room was dark. The sun did not come in and the terrace was in shade. You can do better.
