Great centrally located B + B in Cambridge near subway, restaurants, Harvard and MIT. Eric is a wonderful host, and very helpful with directions about site seeing. Breakfast is delicious with lots of healthy choices too, and across the street is a Whole Foods with hot and cold buffet. Our room was spacious and airy, decorated with antiques.

Room Tip: Some rooms have a shared bath.

Thanks for your nice comments. It was great having you with us last week. Your sense of humor and adventure were an asset to the wonderful mix of guests we had. Very cool that you were married and lived around here at the beginning of your careers and are now returning to visit a son, who recently moved to Cambridge himself! We're glad you enjoyed staying in the Florence Room, which is actually the largest bedroom in the whole house.

This was our first experience at a B&B and our first time in Boston. It was a wonderful experience and Eric was just wonderful. Great food, very convenient. We stayed in the Madeline room which was quaint, clean and inviting. The breakfast was delicious.

Room Tip: We stayed in the Madeline room which had it's own bathroom and it was lovely.

Really you will feel at your home with Eric and Judi!! Great stay, location and beautiful home. You can reach MIT and Harvard university. I advise you to try it!!! I definitely stay at Prospect place when I will come back to Boston. Eric was an excellent host and very accommodating.

Very nice B&B. Great location between Harvard and MIT. Close to mass transit, good restaurants and local attractions. Pretty house, good breakfast and nice host. Our room was comfortable and had a nice view of the garden. We would stay here again if we are in the area. Please note that some rooms have a shared bath. If this is an issue for you, be sure to inquire up front.

Eric & Judy have a beautiful Victorian home that they have renovated into a beautiful Victorian B&B. Our first time to Boston/Cambridge was in November 2013, and we stayed in the Charles Suite. The accommodations were so wonderful that we booked a second trip over the Fourth of July weekend in 2014 to take in the Boston Harbor fest, including the Boston Pops and fireworks over the Charles River, and we brought our whole family of four. On this trip we stayed in the Florence & Emma Suite. Both Suites were elegant, comfortable, and most importantly - we slept great.
For breakfast we enjoyed fresh ground and tasty coffee, homemade granola with yogurt, fresh fruit, home-baked pastries and breads, and sometimes with either french toast or omelets. Delicious!
Eric & Judy have a passion for hospitality; they are great listeners, engage in great conversations, and are helpful in making you comfortable in their home or just getting around the cities.
The B&B is a short 5 minute walk to the Central Station on the Red Line. This means you can step out from the B&B and get to nearly every major Boston venue or location with ease, including Logan Airport. With Boston’s MBTA transit system, there is no need to rent a car for your stay. Boston is full of history, art and entertainment, and it is very easy to get around. The people in Boston were friendly and fun to listen to. The B&B is also within short walking distance to Inman Square in Cambridge, with great dining venues. Make sure to take in East Coast Grill and the homemade ice cream shop, or even the Oasis Spa, while you’re in Inman Square.
The entire family had a wonderful time and we will definitely be back. Thank you Eric & Judy for your hospitality!

Thanks so much for your kind words and great tips about restaurants and other things in the neighborhood as well. This review is an excellent example of guests who have stayed more than once in two different suites and liked things about both. We also really value the comment about us being "good listeners." I had booked a room with a private bath. When I arrived, I was shown to a dingy room at the top of the house, with no bath. When I said that I had booked one with a private bath, the owner said he knew that, but someone had checked in who had booked more nights than I had, so he gave them the room I had booked. Then he charged me the same rate as the room with the private bath! Also no apology! So, the bait and switch, and terrible manner, is my major complaint.

Other "features":
- No lock on your room door, so you can't lock it on leaving, or lock it when you go to bed! The guy who let me in said he felt really comfortable in the house with no locks, which I guess he thought was a reassuring comfort for his guests...
- no offer to help carry bags up the stairs
- room was quite dirty. In looking for an outlet to plug in my laptop, I moved the bed a bit away from the wall. Horrific mess of cobwebs and dead beetles between the wall and the bed. Super gross. Picture attached to this review.
- Bathroom down the hall seemed to be the family bathroom, and not one reserved for guests. Was full of half-used toiletries.
- Bathroom also had a gaping dusty hole in ceiling with an exposed light fixture.
- Single pane glass on the window, and building is located on a busy street so very noisy from traffic.
- Window had only a thin paper blind, plus there were skylights with no blinds on them, so this is a really bad room if you need a darkened room for sleeping and don't want to wake up with the dawn.
- My room was dark, very poor lighting, so not great if you want to read at night, or need to work in the room.
- Fitted sheet was dingy and didn't fit the bed properly, so kept coming off the mattress. Not a mattress you wanted to be sleeping on directly...
- Guy who let me in was not at all friendly or welcoming.

All in all, am fascinated by the reviews as I had booked this place based on the trip advisor reviews. Am figuring these have to be done by the owners themselves, or their friends and family trying to boost the reputation of the hotel. Either that, or there are two Prospect Place Inns ("inn" would be a loose term for the place I stayed) in Cambridge.

We are truly sorry that this guest was so unhappy with the room they stayed in and certainly for anything that was less than clean. For the record, all of our windows are double-paned and, while the bathroom they had was not attached to the room, it was clean and definitely dedicated to their use only for the night they stayed with us. We’re having a difficult time finding a replacement cover for the bathroom ceiling fan and any extra toiletries were not on the nice countertop area. There were no other guests or owners sleeping in the rooms on that floor. In a rare case like this, we would have welcomed the opportunity to discuss the issues; we would have done everything possible to remedy the situation or refunded the room fee at that time. Therefore, we have issued a complete refund.

Please note: Due to our high occupancy and small number of rooms, we have now decided that we must take one night reservations only on a short notice, space-availability basis.

1) Location. 40 min to Logan Airport, 10 min to Harvard Campus, and 1 min to Whole Foods.
2) People. Eric is so nice and great!!!!
3) Cleanness. Very very clean.
4) Breakfast. Tasty food with classic music.
