“Good location, basic property”

A party of 17 shared this house with 3 generations. Convenient location. Nothing ‘posh’ here, but basic accommodation with enough bathrooms for the whole party which is hard to find for a group of this size.

“Large family holiday”

Birch House is in an ideal location for families wanting a traditional seaside holiday. We had four generations (87years - 17months). Within a short distance from the house is the beach and pier, a lovely children's playground and the small Amazona Zoo plus a good Morrisons supermarket. The house has ample space for large groups with enough shower rooms for everyone though only one bath for small children. However it is perhaps not ideal if anyone has limited mobility as the ground floor bedroom is not ensuite and the ground floor shower room is a bit of a hike through the small sitting room and kitchen. Also no showers have any grab handles.
The kitchen is well equipped with plenty of crockery, cutlery and pans etc. I did buy a couple of sharp knives as those provided were not particularly sharp! A large teapot would be appreciated as all those in the cupboard were very small though there were lots of them! At the back of the house is a parking space for two cars but it is tight and very tricky for a larger vehicle to manoeuvre in and out. Street parking in the road at the front is free but space is at a premium so as our group had four cars between us at least one ended up in the paying car park every day.
All in all our overall verdict was a great holiday in a perfect location. It was great to find such a large house so ideally suited to what we wanted.

“Well located large house suited to large family groups”

We stayed at Birch House with a multi generational group spanning 95 years, it has generous accommodation which suited us well.

The house is very conveniently located with a fairly level walk of about five minutes to the beginning of shops and restaurants. There is a steep slope to descend to reach the beach or pier. There is a large Morrison's supermarket about two minutes walk from the back door, so convenient we tended not to be very organised and made multiple trips!

The two parking spaces at the back are reached down quite a narrow roadway which means manoeuvring a second car into the space is quite tricky. Additional parking on the roads is quite busy, but our party were usually lucky and seldom had to resort to the paid car park behind which is £7 per 24 hours, though free overnight.

The accommodation is not luxurious but in good condition and reasonably spacious, some of the bedrooms are a little cramped but perfectly adequate. Six rooms have en-suit shower rooms and the two on the third floor share a shower room but do not have basins in the room as described. There is a shower room on the ground floor for the occupants of the ground floor twin/double room but you do have to walk through the sitting room and kitchen to get to it.

There is a large sitting room on the first floor though unsurprisingly there are not sufficient seats for the 17 people that could be staying. The ground floor sitting room has seats for about 6.

The dining room has two big tables which can be placed end to end to accommodate 14 or kept separate when with an additional leaf in one the full complement can sit down together for a meal. The kitchen is very well equipped with pots and pans, dishes and so forth, it is a little bit cramped when a lot of people are trying to contribute to preparing or clearing up after a meal. There is a large double cooker with two ovens, five rings and a griddle. Indicative of the house's past as a B&B there is a plentiful supply of jugs, toast racks and small tea pots.

We thoroughly enjoyed our stay at Birch House and would recommend it for similar large family groups.

“Exceeded our expectations.”

We had a great stay. House was perfect for our family get together. Bedrooms clean, bathrooms clean. Furnishings and soft furnishings are homely and clean if a little dated. Large communal rooms and dining room. Very well equipped kitchen and utility room. Great location, close to beach, shops, restaurants and bus and train station. Also, a large Morrisons is about a two minute walk away. No problem with parking. We parked at the back or on the street. Never had to use the car park though it would have been easy to do.

“Lovely House”

We were an extended family group of 12 adults and 5 children enjoying a birthday celebration weekend. The house is very clean, bedrooms are good and shower/bath facilities are excellent. It has a lovely spacious dining room and the kitchen, though not large, is up to date and well-equipped. Parking is slightly tricky, it has 2 spaces at the back, street parking is sometimes full, but there is a reasonably priced public car park at the back. Would like to have been there longer.
