“We Keep Coming Back”

We love this place and keep coming back.

Here's why:
1) it's very close to the Fall River entrance to RMNP and close to town
2) it's bright with vaulted ceilings and big windows
3) it offers nice (but not super fancy) amenities like fireplaces, big jetted tubs, flat screen TVs, large windows facing the river/creek, big glass doors and little back porches with grills
4) it's carefully maintained and spotless.
The condos are comfortable and have been set up with little extras in mind: coffee, tea and popcorn in the kitchen along with all the pots, pans, dishes and utensils you might need. These places are ideal for active folks who want to be able to relax when they return from hiking, snowshoeing, skiing, etc. (Note: If you need granite counter tops, stainless appliances and all the latest finishes to be happy, keep looking.)

Tip 1: Most of the units can be set up as a one bedroom with bath, or two bedrooms with two baths; the extra bed/bath rooms are just locked off if your party doesn't need the space. Phase 1 is down by the river and is also closer to the road. (Not a problem when we go in the winter and can’t speak to summer noise levels.) Phase 1 and Phase 3 have the largest living/dining areas. Phase 2 is smaller but not tiny.

Tip 2: Consider heading to Estes Park in the winter. The RiverWood rates are very good and there are many fewer people in the park. The animals are active too: lots of elk, deer and birds.

Tip 3: Off season is mid October through mid May; the website usually lists specific dates. If you're going off season, there are two of you and you can stay 2 or more nights, call the office rather than making reservations online and ask for the "Couples" rate.

Did we choose a bitter time to visit or what. Coldest temps in 20-30 years but our condo was toasty warm as always. The fireplace was wonderful & kept the condo very toasty. Temps -13 to 8 degrees. We have been staying here for 5 years-multiple times each year-and the 2 bedroom condos have all been great. The condo was very clean. Bathrooms great & clean. Kitchen well stock. Even had a Christmas tree up in the living room. Very impress with the condo this year because of the tragic flooding last Sept. Riverwood did not have the damage as did some of the other areas of Estes. These people are MOUNTAIN STRONG! We also had a dental emergancy and Bonnie helped us find a fantastic dentist who came to his office after hours. Even with frigid temps the elk were just outside our door! This is a great place to stay.

Room Tip: We like the condos near Fall River.

We booked our stay at Riverwood in January for our Oct visit. My husband made the reservation after speaking with one of the ladies there and they decided on the perfect condo unit based on our wants for the trip. Of course I was communicating with them thru the flood as we were unsure if the town would be open. This was the last stop on our trip after going to Durango and Lake city. We decided to keep our plans even though not everything was open and despite the govt closing of RMNP and trail ridge road 2 days before we got there. After an exhausting day of travel and being in a horrible traffic jam on 70, we arrived at around 7:30 in Estes park

First clue something was not right was that there was no key left for us in the box for late arrivals.
There was an after hour phone number on door of office (would be nice for them to also include the area code since most visitors are from out of town and all correspondence has a 800 phone number) . The ladies came right down when I made the call. Well, they had cancelled our room in error. To say the least it was very tense in that little office with tired travelers and tired workers.
They were pretty much saying that we had cancelled the reservation until I went and got my phone and read the email they had sent me after the date they said we cancelled in which it said " we are open and will see you on the 2nd of October . The mood got a little better then and they finally worked things out so that we got a unit for our stay. It wasn't the one we had talked about but it worked out fine. We had booked a 2 bedroom condo and this one had an upstairs with a third bedroom. They told us not to use the bedroom upstairs and that they weren't charging us for the bigger condo, really? I thought that was a little funny.

The condo was beautiful and had everything that we needed. Well we did need a gumbo pot and went and asked where we could buy one in town. They were so nice to find us one they had so we didn't need to buy one. The beds were very comfortable, the master bedroom has a bathroom connected and the 2nd bedroom has a bath across the hall. We were so glad to have a washer and dryer in the condo, that really helped out since we were on last leg of our trip. The stream running in back sounded so nice. We weren't able to sit out and enjoy it as much as we would have liked due to the cold weather. The kitchen was great to cook in and so glad it also had a dishwasher. Towels were changed out daily if needed and trashed emptied.

We ended up leaving a day early due to everything being closed.

After starting off very bad we ended up having a pleasant stay.

Great location with easy access to the Park and to town, nice innkeepers and very comfortable condos. Clean, bright, airy and perfect for those who want to make a casual meal (all the stuff you need is there, except the food, of course) or toss a steak on the outdoor grill after a hike or cross country ski outing. A stream/small river runs out behind the buildings, birds call in the evergreens overhead and the cool nights make for sweet summer sleeping.

If you choose a condo with an upstairs bedroom the layout is ideal for friends to share. Can hang out and eat together and still it's very private for sleeping.

Call to book your room so you can ask for all the details, helpful because making sense of the Phase I, Phase II and Phase III options isn't always that intuitive. Also, sometimes they can offer phone specials.

I have been to Estes Park every summer/fall for the last 20 years. I love it and stay in different cabins on either the Fall River or Big Thompson. This was our second time staying at RiverWood and we enjoyed our stay. We had a two bedroom and a loft set up with a deck about 30 yards from the river (unit 11 and 12). We stayed for 5 days (usually we stay for 10 days) and had 12 people in 2 cabins. The two bedrooms have king size beds and the upstairs loft has a pull out couch. The downstairs couch is also a pullout. There is a fridge, microwave, grill, stove, oven, tv(s), DVD player, washer and dryer and free wi-fi. The dining room table seats 8. The deck has 6 seats and a table. The view of the river from the cabin is nice. The traffic on Fall River is heavy which is the only big drawback. I would stay here again.

We have just returned from our 9th stay at Riverwood on Fall RIver. As always, the place is immaculate with gorgeous views all around. The units are furnished so nicely, and the full kitchens are stocked with all the cookware and utensils you could possibly need...also a great gas grill on the back deck. Sleep with your windows open and listen to the gurgle and splash of Fall River just outside. Oh my....how we hated to leave. Where else can return visitors be greeted with a lick and a wagging tail by Bailey, Bonnie and Cheryl's sweet pup. We will return again and again.

This was my third trip to Estes Park and also the third different property where we stayed. This was by far, the best overall experience. We stayed in Unit #3 with four adults and two young (ages 4 and 22 months) children. First of all, this property sits a mere 25 feet from the picturesque Fall river. We really enjoyed the relaxing sounds and natural beauty of sitting on the rear balcony next to the water. This unit also had a gas grill, large picnic table, and 6 outdoor chairs to relax in and enjoy the fresh rocky mountain air. This unit had two bedrooms with king size beds (master also had a gas fireplace) with very comfortable mattresses. Upstairs is a loft-style sleeping area with a queen size bed. The living area was sizable with a flat screen TV large enough to keep the modern sports enthusiast happy. The kitchen was well equipped and we were all pleasantly surprised that the tap water actually tasted good (no need to bring a Brita or several cases of bottled water). This property even had a decent sized swing set to keep our young ones entertained while we had "down time" at the condo. The manager on site was great and there was never a shortage of clean towels, wash clothes, dish towels, etc. And for those of us that need to stay "plugged in", there is free Wi-Fi available for guests at RiverWood. Location is also ideal for the typical vacationer in Estes...you're about a 5 min drive the Safeway grocery store and about 3-4 min drive from downtown Estes. Depending on which entrance you prefer for RMNP, you're only about 10-15 minutes away. We will definitely be coming back to stay at RiverWood on Fall River!
