We stayed here July 17 - 24 2014 , love the campground , the staff is friendly and helpful , grounds are very well maintained ,play ground for kids is excellent , activities like Potuck Tues, ice cream social , free breakfast on Sat .. Highly recommend this park , I will diffidently camp here again .. We had a river site and love the sound of water rushing by ..

Location is the BEST thing this campground has going . Nice to be so close to town and for the entrance to RMNP. Only way I would camp there is if we could be on the river. ALL other sites
are not so desirable. We were crammed up on a hill, with neighbors so close we had to keep our blinds closed on the fifth wheel at all times:( Our picnic table faced the dumpster. Wi Fi connectivity was poor MOST of the time! Girl in office was so busy talking on the phone on arrival that she was not helpful in giving us her time.

Jeanette, I apologize that we did not meet your expectations. Most RVers who visit our park appreciate, among other things, our green grass, trees, and paved roads (which means less dust). Many of our guests comment on our friendly staff … you must have hit us on a particularly busy day. I’m sure the gal on the phone in the office was talking to another customer and taking a reservation. I’m sorry you had to wait. We’re working hard to get a little bit better every day. Glad you appreciated our close proximity to downtown Estes Park and the main entrance of Rocky Mountain National Park.

From the first step into the office, we were taken care of with any questions, concerns or suggestions we needed. We stayed on a river site, which was nice to relax there and have the Rockies to look at, at the same time.

Very nice park. There are limited spaces by the river - these are the sites that are the best. The river is a rushing river. You can open your windows and hear the river all night. Low trees near the river and grassy area. The interior sites have small trees and grassy areas. Nice concrete pad for the picnic tables provided. Most sites are level. Paved roads through the campground. The people working at the park are very friendly and helpful. Not an overly large park so there are limited sites available. We will stay here anytime we are in Estes Park and call in advance to reserve the sites on the river.

A month ago we found Manor on the Internet, booked weekend there and were more than pleasantly surprised at the beautiful location, facilities, and staff. We went back last weekend and had the same spot. We have a 24' trailer/pickup combo. All facilities work well including excellent TV cable (which does not exist at many parks) and Wi-Fi (which does not work at many other RV parks we have visited).

This park is QUIET...not many kids or barking dogs. We like it to get away. We love the grass and trees, it's real pretty there. Other parks have only gravel.

On the first trip, we came back to the camper to find 5 Elk laying in the grass right behind the camper. They did not seem to mind us!

Highly recommend Manor for those who are not looking to put their kids in a pool.

We have a 40 foot fifth wheel and had a very nice spot on the river. I liked the concrete patio with a picnic table on it that we could shade with our canopy. There was also some grass, and the rushing water in the river provided a pleasant background. The Wi-fi worked well until the weekend when there were a lot more people at the park. The staff were very friendly and helpful. They had a free breakfast and ice cream social while we were there, asking only for donations. It was a long way to the bathroom with the showers and to the dumpster. From what I understand, they are still working on improving the park, so maybe these things will be remedied in the future. They have a dog walk and had signs that they were working on an even bigger area. I would definitely return.

Five of our RV friends came to Estes Park in May to help the local community get back to normal after last year's floods. We picked Manor RV Park and were very pleased.
When I backed the RV into the assigned spot, I turned my head to check the levels, to determine how I would place the levelers on the ground. It already was level! Not even a half-bubble off! The hook-ups were conveniently located and the cable TV was clear and showed 25 channels. Very nice grass around the concrete patio, and enough trees to remind you're in the Rockies. Nearby, the Big Thompson River (more of a stream, actually, as it leaves Rocky Mtn National Park) flowed near the edge of the campground. Spring runoff had it running quite full, but nothing to impact campers.
Saturday was hobo day, a chance to dig out worn overalls and parade through the park in a hobo parade. Then, we all returned to the clubhouse for build-your-own sundaes. The managers were always friendly and helpful.
Sorry, we never saw the mice of other campers, but we were visited throughout the day and night by a small group of Rocky Mountain Elk. Telephoto lense? We don't need no stinkin' telephoto!

Room Tip: Avoid spaces on the west side of the park, you'll have a cedar fence blocking the views and are...
