We took advantage of the end of the Winter season special and found a "diamond in the rough" so to speak. Friendly people, nice accommodations and beautiful spot, with the Fall River running right outside the room. We'll definitely be back!
Estes Park continually provides a great time, fun shops, wonderful restaurants and beautiful places to stay. Worth it!

First time visiting Colorado. Stayed here Easter weekend for 2 days.

The Good:

- One of the owners, Betsy, was very nice.
- Location
- Views
- Parking
- Deck
- Fully furnished kitchen, living room, bed room
- 3 miles from Rocky Mountain National Park and about 2 miles from Safeway and other shopping.
- Dishwasher
- Bose iPod stereo
- There is a bunny that I saw often.

Things that can be improved:

- including paper towels in the kitchen
- including a clothes iron
- takes hours for heat to turn on and warm all rooms, didn't want to use fireplace.
- the bathroom door is awkwardly placed and nearly touches the toilet when opening.
- Their website doesn't provide feedback on what days the rooms are available/unavailable. You just pick a time/date, and they will call the following business day to let you know. This makes it difficult to make plans when there is a chance of the rooms being full.

Staying in Estes Park was fun but we could not find any type of nightlife what so ever or a way of meeting new people. We are not party animals but would like to see some kind of dance/music club in the near future. After the sun goes down, there's nothing to do but watch tv and go to sleep. I've checked Yelp, TripAdvisor and the local brochures/newspapers.

Safeway and Pharmacies closes at or before 10pm. 24 hours would be nice for those boring nights or a late night snack.

Maybe because I came during off season and everyone is at the ski resorts?

3rd night was free but didn't take it because my partner and I got bored and drove to Summit County instead.

Bottom Line:

Great place to stay, especially the 3rd night being free at the moment. Definitely plan to stay again next season, hopefully its more alive.

Great location. Very quite. Scenic. Could use a TV upgrade but your not there for TV. Have stayed twice once in the 90's and in 2007 . Both times were perfect. Friendly staff. Can't go wrong here. Worth every penny.

We just returned from a 5 night stay at the Woodlands on Fall River.

LOCATION: The location could not be better. About half way between downtown Estes Park and the entrance gate to Rocky Mountain National Park.

COMFORT: We stayed in a 3 bedroom condo on the 1st floor. The unit itself was perfect for our needs. Plenty of room to spread out, full kitchen, outdoor grill and immaculate condition. It was also nice being on the Fall River. The WI-FI worked perfectly throughout our stay.

HOSPITALITY: The on-site manager is one of the friendliest and most helpful property managers we have encountered. She answered any questions we had about Estes Park and the surrounding area. The also have a great DVD library which provided a relaxing end to a day hiking in the park.

We will definitely return next time we visit Estes Park.

I almost don't want to review this property for fear of it being "too popular". The rental properties are really one and two bedroom apartments, fully furnished kitchen, TV, DVD player, fireplace, h comfy furniture and bed, and outdoor hot tub. All rooms face a stream where fishing is allowed for free (catch and release). Elk, wild turkey, and sometimes Big Horn Sheep wonder by. The Woodlands is very close to the entry of Rocky Mountain National Park driving on Fall River Rd. to the West, and driving East on Fall River to reach the Stanley Hotel and a shopping center with a Safeway and movie theater. The rooms are always very clean as well as the property. I prefer staying upstairs where you don't have to hear the sometimes heavy-footed neighbor above you, however downstairs, you can walk right out your front door to observe the stream and wildlife. (You do not have to climb stairs to the second floor. You park at the same level as the entrance.) The front office staff is very helpful, and is where you can also pick up free older DVD's for viewing.

My wife and I spent the Christmas / New Years week of 2012-2013 at the Woodlands on Fall River. The couple who own the condos are very nice and helpful. They have snowshoes to rent, logs for the wood burning fireplaces in every unit, outdoor grills for each unit and an outdoor hot tub. We had plenty of snow. The location is just a quarter mile away from the beginning of the sidewalk that leads all the way into Estes Park along Fall River. In spite of the freezing cold we chose to walk to town three or four times just to enjoy the out of doors. High points included snow shoeing and hiking in the Park and Christmas dinner at the Fawn Brook Inn. We would choose this location again. It is also a good value.

This was a really nice place to stay and really good value for money. The place was very clean. Everything you could need was in the kitchen. Each rom has a real fire and they let you have a free bundle of wood every day for your fire. You can also use their washer and drier for $1.50 a load. You can also choose dvds they have from their office for free. We wanted to go sledding in the Rocky Mountain National Park and they told us to just pick out the sleds we wanted from the garage. Would definately stay there again Its hard to find a place so clean and this place was spotless and the staff were very nice and helpful.
