“stuffy and run-down”

Stayed here many times over the years and while the Inn and many of its contents are treasures, the maintenance is on a downward spiral. The air conditioners rattle and roar even on low. We turned ours off and opened the windows to the fresh air but the windows do NOT open more than 2 or three inches! The refrigerator's compressor hums very loudly all the time so we tried to turn it off but the knob was gone and we couldn't move the fridge out to unplug it. We sat to read but the room for two had only one chair and the light bulbs were too small a wattage to afford reading light. There's nowhere to put toiletries in the bathroom, we tried the windowsill but it was dirty and badly rotted. Also our doorknob was broken so getting in and out of the room required help. The mattress was a canoe, sunken in the middle. As for housekeeping, there was a dirty used towel in our tub when we pulled back the shower curtain...ugh! It was once a gem but...
The staff is helpful. The breakfast healthy. The upkeep? See above.

Room Tip: wait until they do some maintenance first!

We had a wonderful stay at the Old Court Bed and Breakfast while visiting Brown as a prospective student (and family). The innkeepers were welcoming and helpful, anxious to help us make the most of our visit to Providence! There was always a delicious snack available in the entry hall, baked cheese puffs or warm cookies. Our room was tastefully furnished, well equipped and quiet. We had a private bath. The historic neighborhood the inn is located in is quiet and residential, yet centrally located. We walked to the Brown Campus and also to an area with restaurants for dinner. The breakfast was very good, a wide selection was available, including their own homemade granola. There was ample parking. If my child is admitted and chooses Brown, the Old Court Bed and Breakfast will be my home away from home!

I stayed at the Old Court Inn in July, during a particularly hot weather pattern. I felt fortunate to have the main floor room, as the stairs were quite daunting. The fact that the ceilings were so high helped to keep the room at a good temperature and the bed was comfortable. The location is excellent If you are interested in the Brown/RISD side of the river. There are many stately homes and churches among the tree-lined streets where the B & B is located. Breakfast was fresh and made to order.

What a fantastic experience...Patty the chef greeted us in the parking lot because she knew we were going to be running off to the Newport Folk Festival after dropping off our bags...and she wanted to make sure that we had cookies and sandwiches to take with us! They had readied our rooms early and Randy our host was so warm and welcoming, and a font of information. He made sure to let us know if we had any special needs or requests, they would do their best to accommodate. I stayed in the Stove room, and my friends stayed in the Ms. Marple room. The rooms are tastefully decorated with antiques...you won't find any smelly potpourri, doilies or dolls here (thank goodness)..very very clean...each with a private bathroom with better water pressure in the shower than I have at home! Each room has a TV but I didn't watch. Each room also has darkening shades for light sensitive people and are very quiet. The bed in the Stove room was super comfortable...soft but very supportive...best sleep I've had in over a week. Thanks to Max as well for being so nice and courteous on the phone when I first booked the rooms. Thanks to Ben for recommending the Duck and Bunny restaurant...it was perfect...just what we were looking for...delicious and memorable. Lastly, the location is in a quiet historic neighborhood on a gorgeous tree-lined street. The inn itself is architecturally magnificent with very high ceilings and a spectacularly ornate grand staircase. We ate a breakfast of fresh fruit, omelettes, and blueberry pancakes in an elegant dining room that features Eastlake style Victorian furnishings original to the inn's former life as a rectory. I can't wait to come back and stay again...what a gem! Thanks to all for making our short stay so memorable and pleasant...I wish I could move in!

The old court has a great location and an even better staff.Max is a great host and his team...Cammi Patricia Lemmi Randy are all so friendly and hospitable that you really get a feel of staying in your own home.They can't do enough to make you feel at home and every request is taken very seriously.They serve great breakfasts.
My daughter was there for summer school and she was in and out of the house as if it was her home.The staff was concerned and caring.They gave very good advice on how to spend the day and what to see and do.I was there for two weeks so this was extremely useful.
Locationally it is brilliant as you are literally living on the"Mile of History"as Benefit street is called.Brown and RISD are right next door.The Providence Art club is right around the corner and the RISD museum is a short walk down the same street.Thayer street is a 10 minute walk uphill and is great for a casual dinner or lunch.The Providence Mall and Downtown are a short walk away.There are a couple of art galleries which are fun to check out.You might want to check out The John Brown House if you have time like I did.
Would always go back to stay at The Old Court.

Room Tip: The rooms upstairs are quieter even if you do have to tackle the staircase.

We couldn't have asked for a better experience. This Bed and Breakfast is located in quite possibly one of the best preserved neighborhoods in the country with blocks upon blocks of tastefully restored Colonial era homes to explore and admire. It's also only a few minutes walk from the beautiful downtown river canals and canal parks and plenty of shopping. (and if you're in Providence for the same reasons we were, its within walking distances to several of the city's top universities).

The Old Court itself is beautiful and includes many wonderful details. Our room included a historic stove used as decoration. Breakfast was simple but wonderful. The staff was attentive. The rooms were clean and inviting. I really can't say it enough, avoid the boring hotels and find yourself in a bed and breakfast like this one.

(one note of caution, parking in Providence is tight and the streets are [charmingly] narrow. The Old Court has a small parking lot in the back but it takes some skill to wedge into. We scuffed up the side of our rental car leaving the parking lot, but I'll blame that on my husband's driving).

Booked the B&B for family for wedding and Max made our stay memorable with flowers and extra treats. The entire staff couldn't be more helpful and accommodating. We gathered in the "breakfast room" for family meetings and really enjoyed the "period" decor. In the heart of the historic district, waling distance to Roger Williams Visitor Center where we met with John McGiff (sp?) for a private tour. The B&B is near Brown, RISD and walking distance to the downtown area. Patty created wonderful breakfasts for us which included omelets, fresh fruit pancakes, waffles, French toast in addition the muffins, coffee cakes +++++. We loved it! Max was an excellent proprietor. He made sure all of our requests were handled. Tops in service!!!

Room Tip: If you have an issue with stairs, ask for a first floor room.
