On our first visit to Newport we decided to try a B&B rather than a hotel because, unless we chose a very, very expensive place, most of the hotel reviews were mixed at best. Fair Street Guesthouse was reasonably-priced with good reviews, and the location could hardly have been better. It's walking distance to the Newport wharf area and restaurants on Thames Street.

We enjoyed the Fair Street B&B experience itself very much. It is off busy streets far enough that traffic noise was minimal. The building is old and the rooms are full of collectibles. Our room had an oversize queen bed and an old TV that worked well enough to watch Monday Night Football. Denise is a great host, full of helpful information. Coffee was available before 8:00 am (much appreciated) and the breakfast was hot and very good.

We came to the Inn for a single Friday night. Denise the innkeeper was very nice and gave us a room with two beds. The Inn was very clean and tastefully decorated. The staff was nice. Breakfast was good. The room and the bathroom were simple but fonctional. The location at Fair St. is outstanding - most highlights of the city within walking distance. Parking was provided as well and free!t

We came to the Inn for a single Saturday night. Denise the innkeeper was very nice and gave us a room with two beds in the "10" house (there are 3 buildings FYI).

The Inn was very clean and the staff was nice. Breakfast was good.

The room was simple (our room had a little kitchenette) and the bathroom was as well.

The rooms do look like they are pictured on the website.

Bottom line if you want a nice clean and simple room this is it.

We have stayed at the Fair Street Guest House the last two summers and I have to say we thoroughly enjoyed our time there. The location is outstanding, you are just steps away from the main shopping area and all the great restaurants. The guest house is very charming and homey with an outside garden area to sit and relax with a bottle of wine after a day at the beach. But, what really sets this B&B apart from others that we have stayed at, is the hospitality of the innkeepers Wayne and Denise. They make you feel so at home and are like old friends that you have known for years....
I would highly recommend that you stay here if you plan to visit Newport.....you won't be disappointed!
