We had a wonderful weekend away! What a fantastic place to stay. The staff was so friendly, the room was cozy and comfortable. The breakfast was sooo yummy!!!!!!
We loved Newport and hope to come back soon! Thank you for a wonderful weekend.

Overall my family and I enjoyed a 3 day stay at the inn. The owner Jim was very friendly and accommodating and the staff was also friendly and efficient. Our room was large with 2 bedrooms, fireplaces, couches, jacuzzi, etc. we had a great breakfast outside on the patio.
The inn was only 5 minutes drive from the waterfront in a quiet neighborhood.

We stayed for 4 nights in mid-June 2013 and the experience was very disappointing.
Firstly, nobody to greet us although the room is easy to find. Not what is expected of a friendly family run B&B. Towels were not changed once during our stay, not even folded or hung up. The bed was shabbily made up in the mornings....sheets not straightened, pajamas left inbetween the sheets in the middle of the bed, covers really crumpled, leaving a "lumpy" effect on the bed as if a child had clumsily tried to make the bed. No vacuuming of dusting or cleaning.
Another couple staying here at the same time confirmed the same experience. We believe the Inn is for sale...whatever good will the name has had in the past is being eroded. The lack of caring and interest by the owners is apparent.

We stayed for two days in June and this was our first stay at the INN, but not the first in Newport.
We were in one of the Queen Rooms on the second floor which was reasonably priced. The room was very clean and nicely decorated. Nothing lavish at all, but clean and perfectly nice. Since it is essentially an old house you can hear your neighbors on occasion, but with the AC on there was no problems sleeping.

The Innkeeper was extremely friendly and accommodating. We arrived early and just asked if we could park in the lot and walk to town. However, our room was ready and they let us check in 3 hours early. Breakfast was nice, but on par with other B&B's we have stayed in.

The one caution I would give is that although you can walk to town and we did, it is somewhat far. It was almost a mile to Bowens Wharf. We don't mind walking, but doing it a few times a day does get tiring. The other recommendation to the Inn would be to have more comfortable chairs on the patio so you can enjoy the nice garden area.

Overall a nice stay, but would likely not stay here again soley based on the location to town.

We stayed 1 night for a family weekend. Chose this place for its pet friendly status. Not as close to town as we would have liked but driving to town wasn't a big deal. The rooms were beautiful! We had the whole top floor of the cottage and every room was great, very comfortable and clean! The breakfast the next morning was beyond our expectation. I recommend the French toast! The owners are very friendly. Would definitely recommend to people who want to be away from the busyness of town and/or have a pet.

This was truely a mid week off season get-a-way for my wife and I in late April. The inn was clean and the operators were nice. We were the only people staying there on Wednesday and Thursday night. We had booked ahead on the phone after a little research. No one was there to greet us, excuss was the person got sick that was supposed to meet us. We had to find our own key and room. Next morning the personnel at the Inn were very nice and served us a wonderfull breakfast. Thursday night no one else at the inn but us, no inn keeper or other staff. This was not an issue for us, as I had lived in Newport back in the late 70's and early 80's so I know my way around and it was off season so we could drive anywhere and park anywhere. While the inn is in downtown by the Hospital, it is not walking distance to most of the downtown attractions or beach attractions. In the summer I would recommend a bicycle be brought along to get places during the day, and cabs for the evening.

Room Tip: We stayed in the a room with a jetted tub which was nice and had a balcony off the southeastern side...

This was me and my husband’s first stay at the Beech Tree Inn & Cottage and we found it quite charming and comfortable. The inn is located in a quiet neighborhood a short walk or drive (approx. 1 mile) to all the restaurants and attractions on Broadway, Bellevue, Thames, the Cliff Walk and local beaches. The walk to any of these destinations is pleasant as you meander through historical neighborhoods.

We stayed in room 303 in the cottage that is separate from the inn. The very clean room had a fireplace and large Jacuzzi. The bathroom was a good size with a large jetted shower and the bed was extremely comfortable. Each morning the inn offers continental breakfast with pastries, yogurts and fruit, and several choices for a big warm breakfast to start you on your day and definitely hold you over to lunch (maybe beyond). I definitely recommend the French Toast!

The Inn Keeper was very welcoming and offered lots of recommendations for restaurants, tours, and pretty much whatever activity we were interested in. The entire staff was friendly and helpful which made our stay that much better.

We would definitely recommend the Beech Tree and we will definitely stay here again on our next trip to Newport.

Room Tip: The cottage rooms are located out back of the property and are very quiet.
