“Very upscale”

This inn was charmingly decorated in the midst of great architecture and history. The continental breakfast, especially blueberry scones were delicious. Brad the owner gave us access to an iPad.
The room had a fridge and bathroom had a shower. Unfortunately, we did not have time to visit the Art Gallery next door. A 10 minute walk to the harbor.

Room Tip: The rooms are on upper floors so there is no handicap access.

We arrived late at the attwater after a long day of shopping and driving but we were immediately cheered up when we entered the building. The living room is beautifully finished and we were checked in at the counter through the restaurant seating area. We stayed in the petite queen rooms and they were actually a very good size. The rooms are well kitted out and we enjoyed the coffee from the Keurig coffee maker. The public areas and terraces are very welcoming and relaxing and we got an excellent dinner reservation from the staff. Breakfast was enjoyable with fresh fruit and pastries. The Blueberry muffins were excellent. We have already recommended the Attwater to friends.

This was my first time at the Attwater after trying several more "traditional" bed & breakfasts in Newport. It was refreshingly un-"cutesy". Location is great -- convenient and walkable to downtown, to the cliff walk, etc. The folks running it are on their pins w/r/t knowing what's going on in town, where to eat, etc. Great job on breakfast -- good coffee and cookies in the afternoon. This feels more like a boutique hotel rather than an "inn". Décor may not be to everyone's taste (including mine) but you'll get over it -- the place is fresh, immaculate and the in-room details are all there, all taken care of. One treat is a hidden back deck that gets beautiful sun but is hidden from the street, quiet, tucked away. Great place for an evening cocktail or early morning newspaper-read.

my family and I stayed there during the Newport Jazz Fest. staff was very friendly & accommodating. only thing missing that would make it better would be a place to eat in the hotel.
I would come back again and plan to next year.

Very welcoming, comfortable, and quiet. Charming, eclectic décor and friendly, welcoming staff!!
Stayed in a King Suite((#32), and felt happy with our choice, EXCEPT for the paper window shade in the bathroom, which was glued to the window. Details such as this detract from the level of service you are trying to achieve. Not sure why you can't have a blind or curtain in that window, instead of a paper shade that is not well attached to the window??!!

I apologize if it wasn't mentioned, but the shade you referred to is a temporary shade because the other one broke and we are waiting for a replacement. I can assure you it will be replaced soon. I have been to Newport many times and this is the place that I will go back to next time. The Attwater has the perfect blend of elegance and creativity. Everything about the place has been carefully thought out. The staff was welcoming and efficient. My room was great although the bathroom was "unconventional." The public areas were a real surprise. The location next to the art museum and up the hill from the bustle of Thames Street.

Room Tip: Top floor is preferable.

Our daughter and her boyfriend had given us a gift card to stay at the Attwater. We had never heard of it and were curious to check it out. Location was perfect as it was very close to all the shops and restaurants on Thames St, but off the beaten path so that it was very quiet (a big plus for this very light sleeper). The staff was friendly, helpful and welcoming. The room was spacious (3rd floor, corner room with king bed) - and had mini frig as well as ironing board and iron. I would have preferred a bigger bathroom and smaller room, however everything was beautifully decorated and comfortable. There was complimentary coffee, muffins, scones, juices, etc in the breakfast room and there were several open areas with comfortable seating to relax and hang out - a very homey, welcoming atmosphere. They also provide you the use of an ipad during your stay. I can't think of anything else the owners could do to make your stay more enjoyable.
