Just returned from 4 days in Newport - The Attwater is all that and more - we stayed in the brand new "beach" house - room was spotless, small but beautiful. The breakfasts were terrific - who knew such a place existed in the busy streets of Newport. It is out of the way (happily) but within walking distance of the downtown. Can't compliment the managers enough. Plus you get an Ipad upon arrival, loaded with apps for everything you could possibly look for in Newport. We absolutely loved the hotel and hope to go back for another visit in the fall. This is a Jonathan Adler-designed interior space, so you know it is very cool. The lobby is stunning. A don't miss for sure.

Thanks for the great review of our new Urban Beach House rooms at The Attwater. We're thrilled that you loved the design by Rachel Reider Interiors and that our boutique Newport hotel seemed to hit the mark with you in every way. We're happy that you greatly enjoyed Meg's yummy breakfasts, our central (but quiet) Newport location and our high-tech amenities. We look forward to your return visit.

My wife and I stayed at The Attwater recently and can echo the great input that others have provided. The room was spotless, the breakfasts and afternoon snacks were something we looked forward to each day and, best of all, our hosts, Brad and Meg, were incredibly friendly, helpful and accommodating. Would definitely stay there again.

The Attwater is in the perfect spot. One can walk to restaurants in the more noisy, touristy area of town, as well as to the lovely Cliff Walk and mansions on Bellevue. Our room was spotless, the bed was VERY comfortable with soft linens. The bathroom soaps and lotions were so nice- an extra touch. The hotel was quiet and parking was easy. Breakfast was superior to the usual quick bite; nice muffins, something hot, and several fruit choices.If you want something really hearty, however, you might want to supplement with breakfast somewhere else. My only complaint is that the coffee was not as strong as I like. The owners were very helpful about dinner suggestions and sightseeing tips. I would definitely stay here again.

The Attwater is a beautiful hotel that provided a quiet, relaxing weekend getaway. The location allows you to walk to a number of shops and restaurants. The staff goes above and beyond to make your stay comfortable. Breakfast every morning was delicious. We loved every minute and will definitely be back again.

On our first ever trip to Newport, my husband and I stayed at The Attwater this past weekend and were just blown away! Having previously owned a restaurant in a resort town, we know hospitality. The Attwater does it extremely well. We were lucky to be some of the first guests to stay in their new Urban Beach House, right next door to the main inn. The room was gorgeous, sparkling clean and beautifully appointed with the kind of interesting and modern touches that you don't expect to find in a typical B&B. The room was filled with sun, had a super comfy luxury bed and linens and a gorgeous bathroom with rain shower and stone floor. The perfect touch of modern yet beachy!

From the warm welcome we received from the adorable and sparkling inn keepers, Meg and Brad Butcher, to the gorgeous decor, and fabulous hospitality, no detail was overlooked. Now let's talk about the breakfast...WOW. Though it is referred to as a "continental breakfast" it is not your typical muffins and cereal. On both mornings there was a delectable selection of unique and interesting baked goods, fresh fruit and homemade quiches. What a treat! The main inn has an inviting living room where guests can relax with a yummy treat from The Attwater kitchen while socializing and taking in the beautifully appointed decor.

The location of The Attwater is perfect, close enough to the hustle and bustle of this adorable city, yet just far enough off of the beaten path to feel like you are truly away and able to relax. We can't wait to return!

We selected this hotel based on trip advisor reviews. We are glad that we did. The hotel is in a great location, one block from Bellevue Avenue (mansions), and a few blocks from Thames St. shopping/restaurants as well as Bowens and Bannisters wharf, the visitor center and the historic section of Newport. Everything is in walking distance, however the hotel is in a very quiet, residential location.
We arrived early and were able to check in immediately. We were greeted by Brad, the manager. He and his fiancée, Meghan are the managers. They live on site and are available 24 hours for any needs.
The hotel is immaculate. It's very well decorated with a modern, colorful look. It smells great when you enter as Meghan bakes on premises. There is music playing softly in the background.
Our room was a junior king suite on the 3rd floor. We had plenty of space, a living area with a separate bedroom. All amenities are provided, including a refrigerator, robes, keurig coffe maker with cream/sugars, corkscrew, alarm clock/I-pod docking station, iron, hairdryer, water bottles, glasses and coffee cups, and toiletries that smell wonderful. Housekeeping is provided every day. We had plenty of towels and housekeeper refreshed our glasses/coffee cups daily. We are late sleepers and had the "do not disturb" sign on our door while we slept in. When we returned to our room in the evening, our room was cleaned and perfect. Sleeping in is not an issue with the housekeeping staff!
The water pressure is perfect, and there is a rain type shower head which feels great after a long day. We had no problems with water temperature either. The bed was amazingly comfortable and we slept like babies! In spite of what some other reviewers have stated, we did not hear any noise that disturbed us at all.
The hotel staff provides amazing customer service. We received a welcome e-mail prior to our arrival stating that we could contact them in advance if we had questions or needed help with dinner reservations, etc. On arrival you are provided with a courtesy I-pad in which they have programmed several icons containing useful information such as restaurant recommendations, things to do, etc. We were provided a key to our room as well as a key to the main door which they lock at 9pm for security purposes. We felt very safe and secure here. The hotel is in a very nice location, is very well lit inside and out, and door is locked at 9pm. We also had no problem parking. The hotel has a private lot for parking and there was plenty of parking on the street directly in front of the hotel as well.
Overall, I feel this is a 5 star facility. The managers are wonderful....friendly, informative, welcoming and non intrusive. Check in and out was a breeze, parking was convenient, room was immaculate, all amenities were provided. I-pad was a great touch. Welcome e-mail and thank you email were both very impressive.
We did not eat in the hotel, but based on the look of the food, the smell, and the amount of people enjoying the home cooked goodies, I would recommend it to anyone.
I highly recommend this hotel and I will definitely stay here again. I will also try other Lark hotels in the future based on our experience in the Attwater.
To the owners, managers and housekeepers...keep doing what you're doing. The prices are very reasonable and the hotel is wonderful!! Don't change a thing!! We will be back and we will recommend your hotel to our friends and family!! Thank you!

The couple that run the place are very nice and helpful. They even have iPads loaded up with all the web sites for local restaurants in town. The place looks very new as well. We had a room on the top floor. Very spacious and a good nights sleep
