The location could not have been better. The rooms certainly are small, however. "European style". We did not spend much time in the room, so that was not an issue. All three properties are located within walking distance of bars, restaurants, and a really nice coffee shop called Empire Tea and Coffee- definitely check it out if you're in the area. The Bellevue Manor had a lovely sitting area outside to see the stars and sip on aforementioned coffee. A nice wine shop is three doors down and offers a great selection of wine at reasonable prices.
One thing I wasn't impressed with-breakfast. Three or four bins of pancakes and cold quiche that have been sitting out all morning. Blech.
Overall, though, for the price, a great stay. Clean, great location/ Just go somewhere else for breakfast.

Room Tip: Some of the bottom floor rooms have an extra door with garden access. PERFECT!

To those of you who want a wonderful stay in New Port you must stay at the Inn on Bellevue.

My husband and I stayed at the Inn on Bellevue Aug 4-7. We have been vacationing in New Port for the past couple of years and have always stayed at the Inn on Bellevue properties as we have always been completely satisfied by their services. It is such a nice change to stay in a place with such history, and a Victorian feel.

It is wonderful to find a place that includes parking and complimentary cold and hot breakfast, a wonderful array of bagels, pastries, quiche, French toast, pancakes, and fresh fruit. What more can you as for?

They have recently opened a cafe that serves delicious paninis and salads along with Italian ice cream and espresso coffee. Sitting in front of the inn having lunch was perfect!

Thank you to the friendly and helpful staff. We can't wait to see you next summer.

Room Tip: I have stayed at all the properties, my favorite is the Manor but you can't go wrong with any of them.

We booked the Bellview Manor last minute on a Sunday afternoon after pricing many hotels in Newport. This was much more reasonable, and included parking and breakfast which the hotels do not. The lady on the phone was very nice and booked us a junior sweet. It was very nice, spacious, and tastefully decorated. It was a short walk to Newport center. The breakfast shop was a few doors down. What a great little coffee shop and breakfast! We will definitely be returning.

Stayed at the Brinley Victorian for the Folk Festival weekend. Yes, Newport is a very expensive destination, so this was a great option. The inn is very reasonable compared to other properties in Newport, so I did not expect much. I was very pleasantly surprised. Full buffet breakfast, awesome location, nice friendly staff. So happy. Last time I stayed at the Inn on Bellevue, which is part of the same group of Inns. The Brinley is just behind the main inn, so it is nice and quiet. Only suggestion... would like to see more gluten free options at breakfast. Will return when my travel plans bring me back to Newport.

We stayed here for two nights the end of June and enjoyed the location of the B & B very much. Everything was within a 10 minute walking distance to the downtown area and there were a few restaurants and shops just across the street from the Inn. The accommodations were unique and cute. We stayed in the Brinley house, which has a kitchen area and a few different patio areas for guests. Given that this is an older building, the wood floors were a bit squeaky, along with the bed, which was extremely squeaky and loud. There are A/C window units which was nice to have since it was rather warm outside while we were there. Overall it was a decent stay, though my one complaint is we weren't allowed a late check-out by 1 hour. The front desk lady simply said over the phone they had other guests arriving that evening and wouldn't allow for late check-outs. She didn't even ask for our room # to verify our room was indeed going to be checked into by another party that evening. She wasn't the most pleasant person.
