This centrally located little Inn was comfortable. Brian is a very friendly innkeeper although a bit unorganized. Overall the Inn needs some updating. The furniture looked as though it came from yard sales & not Shabby Chic but heavily worn....The breakfast was only fruit & a few pastries. There was not enough for the amount of guests so everyone was hesitant to eat much. The absolutely worst was the old nubby sheets. This is totally unacceptable. I wondered if the sheets had even been laundered.
Another thing for guests to be aware of is the problem with parking. We had to park in a lot overnight which cost an additional $20, then we had to move it by 11AM to another lot for $10. If I had known this was the situation I would have taken that cost into consideration. I could have gotten a nicer room at a place that had onsite parking for the same that this room & parking cost.

Really enjoyed our stay at Burbankrose this week. Owner, Brian was helpful, courteous and very attentive. Lots of charm and clean rooms. Lovely continental breakfast with yummy scones. Perfect for our last minute trip.. So glad we found it : ) Thank you Brian for everything!! We shall return!

Stayed here during a recent trip to Newport. We usually stay at hotels, but we decided to give this place a shot. Overall, the place is quaint with decent-sized rooms and a fantastic location. The owner, Brian, is nice and very accommodating. There's no on-site parking, but Brian suggested a couple of places (you can unload/load in the gravel lot next to the inn). It was really hot the day we checked in, and it would have been nice if they turned on the air conditioner before our arrival. It's an old house, and old houses are hot during the summer. It took a good 6 hours before our suite was cool enough. It's a fairly large space that needs to be cooled (bedroom, living room, kitchen and bath). The beds leave much to be desired (my wife ended up moving in the middle of the night, as she was hanging on for dear life so as not to plunge into the depths of the center of the bed). My 2 year old absolutely loved running around in the spacious suite (she didn't want to leave to go to dinner!). It would have been nice to have a deadbolt on the door however, as I was afraid she'd wander off in the middle of the night (there's just a lock on the door handle). Breakfast in the morning was adequate (coffee, juice, pastries and fruit), and was served in a nice little sitting room. I would definitely stay here again for the location alone, but would probably not stay during the summer again.

I live in RI, and typically I don't stay in hotels in my own state, especially given its small size, but I discovered how convenient and handy it is to stay in a local B&B especially after some drinking is involved on a night out. The owner, Brian, is very easy going and accomodating. The Burbankrose is within a short walk from the main night life attractions Newport has to offer, and very close to the beach if you want to switch gears from partying at night to spending time with nature the following day. It's great!

The Burbank Rose is truly a very special gem. I've stayed several times now over 10 years, being an avid tennis player at the HOF and a frequent beach-goer. Wonderful location in Newport, where you can walk to everything Newport has to offer without the hassle of noisy Thames Street watering holes. Brian the innkeeper is terrific and has a tremendous knowledge of all things Newport. His attention to detail is unsurpassed. Don't think about it, just book it!

We enjoy this B&B very much! We have stayed here 2 years in a row for the Folk Fest and both times it has been great! It is a wonderful location and the price is very fair for Newport that weekend. All other hotels and B&Bs jack-up their prices to the point of being unfair. We would not be able to go this wonderful festival if our only options were the unfair places to stay. The Burbank Rose is a very pleasant place and the innkeeper, Brian is very helpful if you need it. Please do not raise your prices!!! Thanks Burbank Rose!

I was so pleasantly surprised by this place! Our room was huge (with a FULL kitchen and living room) and incredibly comfortable. The location was ideal. Brian, the proprietor, is SO NICE! I would definitely stay here again.

One downside: you're kind of on your own for parking
