“Outstanding little B&B in an ideal location”

My mom and I stayed here during our mother-daughter road trip to Zion National Park this fall. It was a great little place--we had the Hiker's Room, a small little room tucked away in the bottom of one of their houses. They have an ideal spot--right off a shuttle stop to Zion and right in the middle of Springdale--so shops and restaurants were easily within walking distance. Another neat thing--instead of giving a breakfast to guests, they give you a voucher to get a free breakfast at a very good local establishment. The sunsets here from their patio bench were amazing and the guys that run it were friendly, knowledgeable, and very accomodating.

This great B&B is good for hikers visiting Zion. the rooms are "european", meaning that the restroom is also the shower that hangs above the toilet seat...
this only apply for the cheapest rooms.
If you don't mind the basicness of the rooms, than this is great value for money.
the new owners are great and very friendly (best wishes and keep up the good reputation of the place) the location is great and best of all is that breakfast is at Oscar's cafe. Would stay there again.

I spent the last two nights of my Utah trip at this lovely B&B. The new managers and their two adorable spotted dogs (sisters) welcome you into this lovely bed and breakfast house. The house, the garden and your room are full of visual delights - tastefully displayed. The atmosphere is cozy and clean, the location is very convenient, and you are offered a free breakfast at a cafe around the corner which includes everything from a delicious fruit/granola/yoghurt parfait to a full egg/potatoe breakfasts. The garden behind the house will lure you outside to sit in the swing, enjoy the landscaping, or sit at the table and enjoy time with friends. I do not think the word "O'Toole" is still part of the name of this b&b - the web site says "Under the Eaves Inn".

We were surprised to learn upon our arrival that it was the last day for the O'Tooles, who have built a great reputation according to tripadvisor and also to guides like Moon and Lonely Planet. They've sold to two nice men new to the lodging business. I don't blame anyone for the raggedness of service during the transition, certainly not the former hostess whose health challenges caused them to sell. Our room, the back half of the historic national park cabin, was very private and lovely, if small. Breakfast was provided at a nearby restaurant via a voucher--tips needed of course.

This B&B was so nice! warm and friendly atmosphere, rooms accurate and clean.. owners are helpful if you ask for advices but at the same time leave you free, thing that I appreciated a lot..
A very good breakfast included in the price in a typical restaurant next to the B&B..
Location is fantastic....Zion park is beautiful....you have to go!!!

We stayed here two nights and what a lovely place to stay! The owners, Steve & Deb, are very nice and willing to give lots of travel advice. The atmosphere is very homey with guests getting use of a lovely lounge, pretty back garden and great front porch. Breakfast is provided at a nearby cafe by means of a voucher - very good food. Springdale is a very pretty little town with plenty of shops selling normal tourist things plus more unusual stuff such as lovely pottery. The shuttle bus is great - free shuttles within Springdale and up to the entrance of Zion National Park; then free shuttles within the park area once you have paid entry to the park. Would definitely stay in this Bed & Breakfast again.

We stayed for 2 nights and thought this B&B was very beautiful decorated and very comfortable; however, we didn't get quite the same level of service as we did at the other B&Bs on our US road trip. As others have said, the room is only cleaned and the bed only made if you request it, which we found a little odd. We arrived late, and we were out enjoying the park as much as possible during the day so we didn't see much of the owners, but there wasn't quite the atmosphere we had come to expect from the other B&Bs. This was probably because breakfast was in a nearby cafe so we missed out on the chats with the other guests and the host over breakfast that we enjoyed in the other places. However, the location is excellent: just over the road from the shuttle bus stop, and close to plenty of good restaurants. Also, I loved the hummingbirds that fed in the porch at feeders every morning.
