Ban Sabai has bungalows on the river with a nice grounds and a restaurant and an easy walk to everything. The view is beautiful and it's nice to sit by the river at the restaurant for breakfast. The staff were very friendly and helpful - happy to give suggestions on things to do and book any trips/buses for us. The bungalows were nice and clean. The balcony to our room did not seem very stable.

Ban Sabai represents reasonable value for money, but you are paying for the location rather than the quality of the rooms. Older rooms at the top are getting a little tired, bathrooms are small and the balconies look like they are ready to collapse, but they are clean, provide beautiful views over the river and Ban Sabai is right in town. Breakfast is served on the terrace by the river, which is lovely, but can be cold. The breakfast itself is good but not the best we enjoyed at similarly priced hotels elsewhere. Overall, we were satified with our choice of Ban Sabai and would stay there again but in a different room.

staff were not very helpful,arrived there, thought we had booked through their own website, and could not go on the internet on the day of our arrival. When we arrived they had cancelled our booking, We could stay for 1 night though, but had to go and search for another place to stay the second night. The view was magnificent, the room looked ok at first sight, but the bathroom was really small, on the sink and the ledge where you could put toilettries bits of dust were falling down from the roof. We wanted to take a shower, but only cold water.A guy from the staff checked it and said we could only use the hot water when opening the tap a little, so it was hard to get showered.
Insolation bad. Moved to a very nice hotel the night after and that was a real treat.

I stayed in standard room for two nights. These are my findings.

POSITIVE:
* location and views
* great breakfast
* staff

NEGATIVE:
* very poor sound insulation (you can hear anything from adjacent rooms)
* small bathroom
* poor wifi signal
* hotel area requires some maintenance
* unidentified animal was making creepy sound in my room during night

Tip: If you can afford it book a bungalow. Looks much better than standard rooms.

Other than the good location and nice view the place has very little going for it and not worth the price. Quite poor service at reception, room not up to par with the price, and you could here all the noise and karoke singers at the restaurants nearby inside your room all night, hot water was barely working, swimming pool is the size for toddlers, and overall did not feel welcome by anyone there. Will not return.

The riverside location with karst vistas is stunning and worth the price of admission alone. On top of that you've got cosy wooden bungalows nicely furnished with comfy beds. No tv - no problem; I enjoyed 2 nights without. No fridge... Hmmm. Might have been nice. Free breakfast - appreciated. Only thing I might complain about is something that is perhaps relevant to Laos in general. They're not particularly geared up for cold nights and when it's cold - and cold it might be - you'll feel it and there's little respite other than the morning sun which rises high and helps you forget until the next night. Some people rate the restaurant here but based on my meal there, I'd give it a miss. Instead, walk around a bit and spot where the locals eat - go there and you won't go wrong.

We only stayed one night as the hotel we were at for the previous 4 nights was fully booked. We had a room facing the river at the ground level with a great porch. The room is was simple and just perfect. We ate dinner and it was packed. Sitting at breakfast and dinner facing the river, watching all the activities on the water was incredible. Spent hours after a long day just sitting there. The staff was very friendly and kind. The bathroom towels were worn thin but for the rest it felt clean and safe. The stairs are very steep stone steps to get down to the river level. This is one of the good places to stay in Vang Vieng. Had a totally quiet sleep.
