My wife and I got a chance to stay at this B&B over Christmas. We arrived in Modica right around the afternoon and we were unable to find the property as we were looking for it in Modica Alta instead of Modica Bassa. At any rate we were able to have a helpful local butcher call her and she showed up in 5 minutes at the store to guide us back to the property (there was no way we would have been able to find the place).

On arriving Frederica (the daughter in the mother-daughter team that runs the place) was more than happy to get us well situated. She is by far the most accommodating host I've ever met. She was more than happy to discuss every detail of the design of each of the 3 rooms and showed each of them to us as we were the only guests staying over the Christmas break. We stayed in the room that provided a panoramic view of western part of the town. The room was very tastefully appointed with an extremely comfortable bed, free (and fast!) wi-fi connection as well as a daybed for taking an afternoon nap.

Frederica was gracious enough to recommend several restaurants to us as well as book them for us. One of the restaurants she suggested was definitely the best meal we had in Sicily (Ristorante Torre D'Oriente Di Salvatore Carpenzano). She was able to guide us on local activities, given the time we were visiting. She additionally provided ideas on neighboring towns that we could visit, providing corresponding directions.

The breakfast consisted an assortment of wonderful pastries, fresh-squeezed orange juices and hot beverages of our choosing. She also gave us some panettone and cakes that her father made on christmas day.

The premises has a great patio which I can only imagine would have been devine during summer. The trees were blooming with oranges and very fragrant lemons when we were there. We plucked one for a salad that we made on Christmas eve as restaurants were closed.

As fantastic as the premises and facilities were, I believe it is Frederica and her mother that really make this B&B shine; as it should be the case of any B&B. On the day of our departure she presented us with a parting gift of locally sourced honey and chocolates.

It goes without saying that I highly recommend this B&B.

Room Tip: If available, I would definitely recommend the room with the balcony (brown room).

Make sure you research how to find the hotel as it is a blink and you'll miss it door way. We also started looking for it in a similarly named street over the other side of Modica.

The B&B has a beautiful little terrace where we were able to eat breakfast on our second morning (total stay 2 nights). The rooms are very clean and decorated in a modern style. It is located just a 3min walk from the main street. Unfortunatley their restuarant (just down the road) was closed the night we wanted to go but I read good things about it.

We are a young couple and spent and found Modica closed up for a large part of the day so we were twiddling our thumbs a little bit. Overall a very picturesque little B&B in a pretty part of Sicily, booked through Mr & Mrs Smith

Very well designed and maintained rooms set in serene hillside garden overlooking this pretty old city. Our hostess served us the best breakfast I had in Sicily which was a wonderful assortment of pastries, little cakes and fresh bread with good juice and coffee. Watching this hilltop city wake up to the morning sun while feasting on these little treats was a great start to our day. Very warm and genuine hospitality from a family run business.

We absolutely loved our stay here, and were very pleasantly surprised at how chic it was with all the latest mod cons. The owner is a lovely, bubbly lady who took great care with breakfasts, asking what we would like each morning, getting soya milk for me which was not easily available in modica. Overall it was a lovely stay.

An up-market B&B. Very comfortable. We stayed for 7 nights, and in warm May sunshine were able to enjoy the beautiful terraced garden everyday. Anna served a good breakfast on one of the many garden tables. Excellent tea and coffee facilities were much used.
One our arrival at the bus stop, Anna's daughter, Frederica, very kindly met us and escorted us to Le Lumie. It would be unwise to arrive unannounced - particularly by car in this hill-side ancient town of narrow streets and flight of steps.
Anna and her family are friendly, enthusiastic and we thoroughly enjoyed our stay.

adorable little b&b in the heart of Modica. Since we were the only guests that night we were offered a possibility to take a look at the rooms and pick the one that we liked the most. We picked the one with the balcony and an amazing view of Modica.

Breakfast was served outside on the terrace, very romantic!
All in all very happy with our stay and wish that we have stayed some days longer..

Reason for 4 out of 5 is some water spreading on the bathroom floor during showering.

If arriving by car and with gps enter the secondary addres since the primary address refers to a walking street (stairs) and do not show up in the instructions. This was the only hick-up with the stay.

Staying for one night in February, with the rain pouring, we found it difficult to get warm in this very high-ceilinged room which seemed to swallow all the heating. (I suspect the heater had not been switched on early enough as it was better by the next morning.) The weather definitely coloured our view of the place ! A designer-converted B and B with clever touches, but probably more suited to the summer. No wifi in the room - in fact the only way we could get it was by standing in the rain flat up against the owner's front door (she had offered to let me use her computer and was very frendly - it just seemed a bit of an imposition). Delicious dinner at the Torre Oriente. Visitors must be warned that it is almost impossible to access except on foot via several steep staircases. Also, make sure you get precise directions before you set out. We didn't, but were lucky to find somone helpful in the Tourist Information office to explain where to find it.
