“Great location”

We stayed 2 nights here and travelled around during the day so did not use the restaurant. Had breakfast which was good and plenty of it. Hotel looks great but we had a very small room with small windows so it was quite dark. However the room was clean and the bathroom large so we were pretty happy with that as we were only using for sleeping. We were on the bottom floor overlooking the valley. Pools are great but more seats needed around for guests. Very very good local restaurant with great steaks and wine. Need to book in busy season. The location is great for exploring Sienna and San Gimi. I see others said the staff were not good but we found them helpful. The Hotel is probably slightly overpriced but when booking online you dont have the luxury of driving around comparing hotels and seeing what the rooms actually look like. We were happy with our choice.

We had originally thought we would stay for 4 days but only booked and paid for 2, thank heavens. We were allocated a room in the tower...well good thing we were mobile and able to manage stairs. We had numerous stairs into our room then stairs down to the bathroom and the lighting was dreadful. It is a real OH & S issue I actually slipped on one of the bottom stairs, luckily no harm done. The bed and pillows were soo hard, difficult to get a good nights sleep. I thought the reception staff didnt really care and showed no interest in us as paying customers. We ate in the restaurant 2 nights and it was below average...the second night we couldnt even eat the food..stale and tasteless. I was glad to check out. The village area is really pretty and we had a lovely wander about. Our next two nights were fabulous in another part of Tuscany. W & D.

Room Tip: Dont go for the tower.

I will begin with the positive review: very good location on the half way from Florence and Siena (about 20 min.) It has a beautiful Toscany view, and it's far enough from the main road to get that country vocation feeling.
There are 3 beautiful swiming pools with fabulous view, but there are not enough seats/beds around the pool.
Breakfast is served on the balcony which also has the same beautiful view. Breakfast was OK, better than some hotels in Europe.
And here are some disadvantages:
Our apartment had 2 floors and was in front of the pool. So far so good. BUT it was not clean enough, very dark at the evening - you can not use the kitchen because there is no light, if you want to warm some water in the electric kettle you have to disconnect the TV from the electicity. No way to recharge more than one device (phone, labtop....) at once, there are not enough sockets.
We couldnt open any of the windows because there were armies of bees and mosquitoes just waiting to enter. With small children it was a big problem.
Nothing on TV in the evening after kids go to sleep.
For conclusion: room was bad, outside the room was OK. If you are not looking for a fancy room with accessories but only good location and nice pool you will probably enjoy this place.

After many decisions this year, my boyfriend and me decided for Villa San Filippo, through the agency www.italiecestovani.com. Regarding the services of the travel agency, I'm not going to write anything, I sent personally my opinion to them.... it's negative.
Our staying and opinion :
comparing the prices of 5* hotel in Greece, Crete, Spain, etc, the hotel is absolutelly overpriced. I would say the villa deserves 3+ stars. Cleaning in 5, maybe less minutes, not changing the towels, ( we had double room and we had to ask for the another towel .... ), as we had only one, published internet in rooms did not work due to bad signal, so we had to go down to the lobby, ( or reception ), breakfast the same every day, had to ask for the pastries. The reception during the lunch time do not work, so if you need something, you need to wait untill " siesta " is over.
The beds were terrible ( room nbr 27 ), mattress were like in a prison ..... I was very looking forward to sleep at home.
At the end, I paid our bill 2 days prior to our departure, as I knew, on Sunday morning nobody will be at the reception desk, ( heading 1200 km home ), so I wanted to make sure everything will be OK with the payment.
I was very surprised, the day after arrival home they CHARGED ME ANOTHER AMOUNT ( however very little charge ), but I do not understand for what !!! This is very big dissapoiontment for me.
I sent an email today morning ( Monday ) for what is this charge and till now ( evening ) no any answer and explanation. As I said, it is funny money, but going about the principle, I have no idea, how they could charge additional penny for something without my authorization and approval.
I will not stay at this place anymore.
Regarding the area around, beautiful country.

We stayed here for 3 nights in july.The hotel is small and intimate with stunning views .Breakfast outside is a real treat.great choice of food and excellent value.The pools are lovely and it is very restful floating in the water looking at the view.The staff are very friendly and helpful .nothing is too much trouble.

This is our second time in this villa (first visit was Nov2007).
We were a bit disappointed, as we remembered it a better place 4 years ago, but still, it is a very good place to stay.
Tthe suits amenities includes all a family or a couple could need for a short or long stay, the hotel facilities and rooms are very clean and taken-care of, the pool is nice, the breakfest is good and the view from the rooms is anazing. they also had a baby-bed and a high-chair for us.
The location is really good: just 30km from Sienna and Florence, surrounded by nature and amazing views.
few dissapointments:
a. Staff: the staff is not very warm (at least not to us).
b. Breakfest: - the bakeries were not fresh, and seems to be served several days untill they were too dry to serve....
c. Wi-Fi: though mentioned in several sites as free Wi-Fi, the Wi-Fi is actually NOT free, and only available in hotel lobby (and not in a good speed).

We much appreciated staying in this hotel. The photos do not give full image of the beauty and quiteness around! The hotel is about 35km from Siena, Florence. You can visit other small not less interesting villages nearby. Need to note that the restaurant is not working on a low season. Thus, we used advice of helpful personnel and had two good dinners in the restaurants 2km away.
