What we liked:
Nice terasse with a fantastic view to the Tuscany hills
Location ideally placed to discover Monteriggione, San Gimignano, Sienna and best discovery of Volterra
Very nice building from outside
Breakfast was ok and service good

Not liked:
Wifi only available at reception
Rooms have ‘aged’ and were not very clean
Very small bathroom in the room/appartment
Mobile heater and air conditionner (fortunately we have not to use it)

Just returned from this villa, most charming and in a wonderful setting with beautiful scenery. Room was really spacious and very clean with lovely view. Only thing the room lacked was coffee making facilities.
The breakfast included in our price was really nice, with eggs, bacon, cereal, meats, cheese and breads, cakes and lots of juice and coffee.
Did not get chance to use the pool as no time, however it look very inviting and I could easily have spent the day relaxing there.
A real treasur and a must stay if your in the area.

Room Tip: Ground floor but all rooms are good

Villa San Filippo is a beautifully situated charming old villa on a hill in Barberino Val d'Elsa with perfect views over the landscape. Nice pools on the grounds, unfortunately no pool towels and no toilets available near them.
Most rooms without balconies, interior could be better engineered, especially in the narrow and impractically furnished bathrooms.
Good restaurant with a limited choice of two variations of a 4-course dinner for each course, but very tasty and typical Tuscany cuisine. Every day in the week a new menu. Acceptably priced, with a congenial wine list. Attentive and polite staff.
Housekeeping a bit inattentive about bathroom accessories used up or soiled. Had to remind reception for replenishing.
Very good for relaxing in a rural atmosphere, if you don't have too many families with small children present as we had in the school holidays. Then it gets noisy during the day at the pools.

The surroundings and the views nevertheless pay off for those flaws in the perfection.

We stayed here last week so still fresh in mind, here is the good and the bad:

Location is fab - the perfect base to explore from
Views - wow and more wow, the scenery is stunning
Building - beautiful and old, typically Tuscan

We were in room 21 - although direct access to the outside, I would avoid at all costs (unless you are a heavy sleeper). Very noisy as it is by the stairs, lift and reception. Two of three nights I had to open the door at 2am to ask ppl to be quiet :-(
The bar was rarely staffed and when you eventually got served they weren't very helpful
The food wasn't great at all - the buffet breakfast was average but the evening food was limited and over cooked
The wifi didn't work beyond reception
The air con was not very cold (disputed putting it to its lowest level) so we had to open the door and then got bitten to death
Only one of the three pools were filled up - but this wasn't a big issue as it was quiet
Only one to to channel work (German news channel!)

All in all we had a great time as we went for a special occasion but I wouldn't go back.

Keep the structure built in the 1700's, the location, and a staff member Roberto and his helper and get rid of EVERYTHING else. The place is dirty, grimy, cheaply restored and poorly maintained and managed. The furniture and upholstered furniture is gray from dust. Lamp shades are never dusted and if you cant reach a surface easily it is not cleaned.The restoring was done on a budget of a 0 star hotel so things break during your stay.....shower door, toilet, and hairdryer all in 4 nights.The mattress is one that most people would have thrown out.The sheets had black spots on them...but not bugs. When I mentioned it to the staff the said they would put on new sheets but they did not.Thank goodness it was cool at night.I kept the windows open and did get fresh air so I could breath in there. Had I not been there with a tour company I would have left immediately.

Room Tip: Dont book a room there!
