Syon House is a really fantastic find. The hotel has been lovingly renovated to a high standard. Our bedroom and bathroom was light, bright and very clean. The proprietor was extremely nice and very welcoming. Breakfast was excellent as was afternoon tea. Great value and a great stay. We shall return.

My wife and I spent the last weekend in March 2011 at Syon House and found we were the first ever guests. We felt very privileged and fortunate.

Claire Carter , the owner, is a perfectionist and has only the highest of standards. She bought this lovely Victorian House, standing in 5 acres of grounds with marvellous views in all directions, after it had been used as offices for over 50 years. The grounds were as neglected as was the house.

19th Century houses do not easily become highest quality boutique B & B establishments with 21st century standards. This house has been renovated, and adapted, to the highest degree of taste and sensitivity.
Just as you come down into the village of East Budleigh from the North, you turn left up a driveway and there is the house. When we were there, the stand of trees opposite the front door had an unbroken array of daffodils under them.
The house has been sensitively repaired and decorated. The entrance hall is high but not intimidating with a delightully comfortable and spacious lounge leading off it. For the guests there is only the highest quality accommodation with beautifully tasteful decoration and furnishings. The bedroom we had had an opulently comfortable bed from which, if you felt so inclined, you could watch the wallmounted flat-screen television. There were no nasty electric leads showing : clearly the house had not only been re-wired but the new wiring was hidden and directed behind plaster to precisely located power points. There were comfortable chairs, plenty of space and the designer en suite bathroom was simply beautiful as well as efficiently functional.

We ate in a beautiful large room with views in two directions: when all five bedrooms are completed there will be up to ten people staying at any one time and the very spacious dining room will be a joy in which to eat the superb food and observe the view. If you pre-order, an excellent dinner can be provided. We chose a fishy theme and after fishy canapes there was local Ladram Bay crab with a subtle Thai dressing, then a main dish of beautiful fresh bream followed by a tour de force lemon roulade - with the lemon curd home made. It was a superb meal. Breakfast was a delight - from the stylish china and other vessels to the food itself. There was, for example, local wild honey which had been extracted from the hollow core of an ancient tree - superb. I will not spoil the pleasure of those who visit the house by describing in detail the wonders of the main course offerings for breakfast. Suffice it to say we would love to return.

Ther is a lovely and easy walk through fields and along the West bank of the not very grand River Otter down through a site of Special Scientific Interest to the coast at Budleigh Salterton. Doubtless there are many other walks but sadly we did not stay long enough (only two nights) to explore them.

Claire Carter had at the time of our visit a few more improvements to finish - for example, it will take a year or two for the beautiful grounds that she is cultivating to come into their prime and she was about to extract her water supply from a newly made bore-hole . I am certain that this new venture will be a great triumph and that standards will not be allowed to slip from their presently very impressive great altitude.
