Since we were only staying one night, after a long drive, I was looking for quiet, clean accommodation with all the basics, including separate bedrooms for my friend and me. It's true that Madigan is a little off the Cessnock "main drag", but only by 5 minutes or so. One of the Hunter's best rated restaurants, Mojo's, is at the end of the street. Most importantly, the cottages are clean and well cared for, quietly located near a small pond and vines, and well equipped with everything you'd need for an extended stay. Settlers Cottage includes a laundry; I'm sure the others do too. Further, one bedroom has air conditioning and a king-sized bed and another has a queen-sized bed and a ceiling fan that cools the room more than adequately. This room is near the bathroom on the ground floor. There is a third bedroom with twin beds at the top of the stairs opposite the main bedroom. The decor could do with a revamp, but at the price, who can complain? The manager has young children and can't be there all the time, but she will leave the cottage open on day 1 so that you can get in, leave your things and lock up.

Thought we were getting a really nice peaceful cottage according to the blurb! What we got was very poor! Looked like they were in for the money but didn't care for the customer at all!
1. Had to buy a minimum two night stay didn't stay for the second night!
2. Got eaten by mosquitos all night!
3. Had to wash anything in the kitchen before we used it!
4. Window sills covered in dead insects! Window curtain filthy with fat & dust!
5. Light fittings full of dead insects!
6. Windows dirty!
7. Questionable bedding!
8. No towels!
9. Carpet filthy!
10. Rang them to tell them our issues and ask for a refund and told "we will have to see what we can do because you bought it through wotif!" still no refund yet!
Bad bad bad!

Stayed 2 nights in 'Kookaburra' (four adults, 2 x couples), Sept-Oct long weekend.

Interesting place, excellent location with lovely grounds. However it was a kind of confusing, half-way experience overall. We didn't feel special from the get go, and first impressions last:

On arrival some bad conversation with our host took the edge off our new arrival excitement pretty quickly. Some classy and upbeat music in the background certainly would have helped the atmosphere.

We were offered wine tastings, but were hungry, and the place smelled like fly spray had just been used, it didn't put us in the mood for acting posh.

We were allowed to drop our bags off at the cottage before our check-in which was nice.

The bathroom:
The provided toiletries consisted of one bar of supermarket bought soap, and a hand towel.
While clean, the bathroom is in definite need of regrouting, and there's mould on the lace curtains. The feeling of being "cheaped out" was bothersome.

The kitchen: Clean and functional. The letdowns were the Coles brand teabags found in the cupboard, and the sugar in a random old jar with label still on it. It appeared as though we didn't have coffee provided at first, but eventually found it buried under additional sugar satchels. We had to ask for additional wine glasses as we only had two (and they were mismatched). Why not at least set out a nicely presented tea/coffee package on the bench?

The guestbook is a small and ill-suited spiral-bound notebook with a plastic cover, with 'Guest Book' in black permanent marker on the front. The previous guest comments swung from being delighted to somewhat disappointed, some were unintentionally amusing.

Bedrooms: Happily, these were clean with a nice vibe in the master bedroom. Fresh bed sheets, and brilliant-white fluffy towels. Even the top cover was refreshed from the previous guests.

Living room: Basic, comfortable, and clean. Creaky floors, but that was easily passed off as "character".
The cushion covers should be changed as white is not a good colour for long-term use in a guest cabin...

Verandah: Small and wooden, nice view - we preferred to drag the chairs on to the grass. Some nails in the decking need to be hammered back in to stop bare foot injuries. BBQ with gas available.

The grounds :) Large, relaxing, and private. I didn't see or hear anyone from the other cabins - great!

There's a lovely big dam with clear water, green rushes, and lots of little neon fish zapping around in it.
There are lots of thirsty looking grape vines, possibly a deliberate thing (for wine taste?), as their watering system seemed well maintained. Shoes are essential as there's bindis.

We had a wonderful sight of 15+ hot air balloons floating by one morning, and there was always plenty of ducks waddling around (which I failed to befriend with bread). We did see some bunnies hopping about at night too. No kangaroo sightings, though other guests had mentioned seeing them.

Overall:

There was a 'For Sale' sign out front, and you get the feeling that the right management would give a wonderful experience, but the current management's heart just wasn't in it when we were there....

Small changes yield big results, a complimentary bottle of wine waiting for us when staying at a winery seems obvious, and would have gone a long way for first impressions. That said, after overcoming initial negative impressions, we had a nice little holiday.

Those booking a stay should have realistic expectations:
A clean but ailing cabin, definitely no frills, quiet and scenic grounds, occasionally some very interesting things to see, close location to wineries.

My family and I stayed for two nights in this comfortable and cosy cabin. We have a 5-month old baby and this was perfectly suited to our needs. We were able to preprae our own meals in the clean and convenient kitchen, as well as our baby's meals and bottles. It was lovely and warm, and we were able to put our son down to sleep in the bedroom and enjoy the cheese, wine and chocolate we had bought when tripping about the nearby wineries during the day. The spa was a relaxing treat for us and the scenery was beautiful, with kanagroos hopping about the vineyard at dusk. We really enjoyed our stay.

We had two lovely days staying in the Settlers Cottage at Madigan Vineyard recently when our daughter and son-in-law were booked on a hot air balloon flight. The accommodation was ideal for our family of 4 adults and 2 young children and was very reasonably priced. Linen was provided and the beds were very comfortable. We appreciated having the well equipped kitchen and bbq facilities, which were spotlessly clean, and also the large grassy area for the children to play. The highlight was having the balloon float directly above us the next morning and the grandchildren were able to wave and call out to their parents. Highly recommend this quiet but centrally located accommodation.

My family and I took a trip down to the hunter in attendance to my nephews wedding, we needed an cheap, easily accessible and enjoyable place to stay for a few night as we came from the city. We found it very suited to our needs and i am very pleased to say it was a very homey experience and felt a little sad leaving. The receptionist was very kind and advised us on directions and even gave us a free bottle of wine on departure. In short i would fully advise this place to anyone who wants affordable accommodation with fully furnished interior, friendly service and spectacular surroundings.

Room Tip: we stayed in the settlers cottage, and was useful for elderly people who need a downstairs bathroom...
