Where do we start? Honestly, we have just returned yesterday fro out 4-night stay and myself, my wife and our inquisitive, observant and curious daughter cannot stop raving about how luxurious and inviting and wondrous the Hotel and its amazing kind staff were!

BOOKING: Where to start? Well how about the moment we booked? I just thought I would just use their email - never expecting in my wildest dreams, a reply..let alone a personalised, fast and lovely one from Michele, who's family run the Hotel! He was polite, informative and made us feel immediately at ease with his courteous reply.
As we got closer to our travel date, i emailed a further few times - each time met with an equally prompt and resourceful kind reply from Michele. Such an excellent touch from him and the Hotel.
It meant that we knew we were going to be met by a pre-arranged taxi to bring us to the Hotel, knew where we could change currency and equally knew what the weather would be roughly like the whole trip and what were the local eateries in Oriago, Mestre, where the Hotel was so beautifully situated.

ARRIVAL: Then from the moment we arrived - we were met with Julia - a stunning and lovely member of staff. She couldn't have done more to make us feel weclome: so polite, so helpful and informative. Her English was also very impressive (same for all the staff!!).

ROOM: In a word, Breath-taking: the lounge area was clean, fully-equipped and the double bed had already been fully made. it was spacious, exqisitely-decorated and yet simple and pleasing to the eye. Indeed, we literally gasped, "Wow" the moment the door was opened. They really have spared no expense to make this a sleek, deadly-boutique of a Hotel!

ROOM SERVICE: superb. What more can i say? From a piece of cake to a pot of boiling water to an expresso - all were promptly brought up, with a beautiful smile..and were just what the Doctor ordered.

BREAKFAST: superb, tasty, fresh, plentful and discerning. We could not fault them from their beautiful warmed chocolate croissants to the fresh red ace juice, omelettes to the hot toast and yummy butter..and their range of coffees and teas...really tasty and the frsh moist pastries...yumm yumm!!! The staff couldn't do enough and they were always attentive whilst never ever being over-bearing. Thank you for making our start to the day so tasty and enjoyable.

STAFF: Michele was humble, kind, knowledgeable & always their to offer help and advice and can truly be proud of his family's exquisite conversion of this beautiful 17th-century Villa; Julia - so kind, so nice, no helpful, thank you; Anna - what can we say, stunning in every way you can imagine and just as helpful and wonderful as everyone else there...she was also so very helpful in arranging our smooth return back home..thank you so much.. And the other staff, were equally kind and helpful.

OVERALL VERDICT: there is a direct bus service literally outside the Hotel. It takes about 20-25mins to get into Venice. The free bike hire and jogging routes are so wonderful - we made full use during our short stay. We felt refreshed and happy throughout - a testament to this boutique 11-room wonderful Hotel. Finally, would we stay again? In a flash...

My husband and I stayed at this hotel during Easter break and enjoyed our stay at the hotel. Staff were very helpful in every way and could not do enough for us. Very clean small family hotel with a personal touch. It's situated opposite a bus stop which is very handy to travel to and from central Venice. We arrived in Venice at 10.15pm and took a taxi from Treviso airport and paid around 90 euros to get to our hotel as it was after 10pm when the taxi rates go up. If you are thinking of booking this hotel make sure your arrival time is early so instead of booking a taxi you can book a shuttle bus from the airport to Central Venice which is 10 Euros and than take a bus from Venice going to Padova which will cost you about 2 Euros. Before you board the bus make sure you speak with the driver so he can let you know when you arrive at your destination. There is a camping site where the bus stops but it's very easy to miss it as it's not very well sign posted. We missed the bus stop on our second day back from Venice and had to walk about 10 minutes from the the next bus stop to our hotel we were lucky this was around 7.30pm and it was not very dark outside. However, had we been late it gets very dark and the roads are not well lit making this walk very uncomfortable if you don't know the area. You can get a bus/boat pass for however many days you are staying in Venice this works out cheaper than getting a ticket every time you travel. We used our 3 day ticket for buses and boat in Venice. We really enjoyed our holidays in Venice and would definitely recommend this hotel if you plan your journey well and you like travelling by public transport. It's very quiet in the hotel due to the size but we welcomed this after a busy day in Venice.

Room Tip: Hotel does not have a fitness centre or a swimming pool

Dear Guest,
Thanks for your kind comment and for having been with us during an important Holiday like Easter.
We are glad that you appreciated out Hotel, it's little but very comfortable and modern and as you said there is our personal touch. For us it's like to host you in our home and we want to give you a very warm welcome and our best services. So like in your case, it's important also to give you some suggesitons about the transports, the place to see in Venice and in the surrounding areas, and it's a pleasure also to organize your transfer booking for example a taxi or maybe a boat trip.
Hoping to see you again,

Best regards

Recently stayed 4 nights at this charming boutique hotel. Fantastic contemporary designed rooms. Staff service brilliant and a great help on our combined business and leisure trip. The region of Mira is absolutely charming and the hotel location is also ideal for visiting Venice and Padova. The region is also blessed with some of the best fish restaurants in the world. We are already looking forward to our next stay at the charming Relais Ca'Sabbioni.

Modern boutique hotel. Very stylish. We booked one of the 2 story rooms and my kids loved it. They get the top level all to themselves. The hotel is only a bus ride (less than 30 mins) from Piazza Roma. Going to Venice, the bus stop is literally across the street. Coming back, the bus stop is less than 30 steps away. You can get bus tickets at the convenience store close by. The bus runs until 12 midnight leaving Piazza Roma. The complimentary breakfast was very nice and the staff were very helpful. I just wish they have a pool.

Strange place in the middle of nowhere , which will take you heart for ever with its charm, beautiful design of the rooms and fabulous staff.
The chef in the hotel is a great cook and the food , if you have dinner there, is fresh tasteful and home made.
Bus to Venice functions fine , but expect to stand on your way back.
You have a parking place and make sure you book rooms facing the yard.
You will love it simply!

We stayed from December 26th to the 29th 2013

Yes, do not book a hotel at Venice!
You are better of on the other side. We used the car to drive (10 min.) to Venice every day and parked at the Piazza Roma.

The hotel is a former Villa and was lately renovated.
It is a modern hotel in Italian style design.
The staff is really nice and helpful. English and German is spoken.
The rooms have a good size and they are fully equipped.
I had a great walk in shower. The bed was really large and comfortable.
Many TV programmes in Italian, German, English, ...
My dog was welcome.

The Restaurant is excellent.

The continental breakfast buffet is really good and offers everything you ask for.

If you want to eat typical local country kitchen there is a great Pizzeria and Restaurant (Italian Tavern) 2 minutes up the road in the next village.

I can oly recommend this Hotel and Restaurant.

Room Tip: All rooms are ok, I think. I had a room to the front of the hotel and couldn't hear any noise...

The place is very nice and staff is helpful but it is far from Venice and the bus ride is a pain
The hotel needs wall paint but it makes up for all deficiencies by awesome complimentary breakfast and very nice staff
It is a 4 star of the hotel could have new wall paint and more amenities and a pool it could reach 5 stars
