This is a nice B&B, very well situated on the cliffs overlooking one of the beaches and the sea.

Practicalities – car parking to the rear although you can park on street without restriction. Walk into the town takes around 5 mins and to the station around 10. Reasonably level, with a descent down to the beach as you’d expect. Breakfast 8:30-9:30.

Place is spotlessly clean and in good condition. Nice dining room for breakfast and a resident’s lounge; both with nice sea views. Not all rooms have a sea view, ask first if this is an issue for you. Helpful landlady. Room contains tea and coffee making facilities and small bottles of shampoo and shower gel. Note the latter are not replenished, so best to take your own supplies.

Easy place to travel around from by public transport. Fast connections to London by train and the Kent Railrover at £38 for 3 days is excellent value. Buses also do a 1 day Kent and E Sussex day ticket for £6. Broadstairs itself is a nice town, reasonable amount of shops, pubs, evening eateries etc. Two nice beaches and a pretty looking harbour. Unlike Margate, feels very safe.

So this is a nice place I would recommend, and would return to.

Room Tip: If you want a sea view, ask first as not all rooms have one.

We stayed at The Bay Tree, Broadstairs recently and were very impressed with the warm and comforting welcome we received.

All the rooms available to us were immaculately clean and well presented and our bedroom/shower/toilet were well proportioned, more than adequately stocked and comfortable with a fabulous view over the bay, coast and sea.

The proprietor and her breakfast staff were extremely friendly and nothing was too much for either of them to ensure that our stay was as we would wish it to be.

I would have no hesitation in recommending The Bay Tree to anyone and we will certainly be returning there ourselves.

A freezing february and wet weather for Braodstairs BluesBash but the sea view in the (sunny) morning was very welcome, as was the excellent breakfast. Had to turn off the gurgling central heating during the night, as we got too warm (strangely), but a very comfy king size double.

I spent 3 nights (June 2001) at the Bay tree Hotel, Cliff top location. The off road parking was a real bonus, my friends stayed in a seafront hotel in the centre of town and paid exactly twice as much as I did. The walk is 5 mins, but up hill. The room was very clean, but very small. However, that was OK, it suited my needs. The shower whilst working perfectly was a bit of a squeeze to get in and out. If I go to Broadstairs again, I would stay there, and yes I would recommend it to a friend.
Big breakfast with very friendly efficent staff. All very positive. No regrets. Clearly the owners take care of thier business.

We had Room 4 with the balcony and a glorious uninterrupted sea view - probably the nicest room in the hotel. Perfectly clean, tidy and well equipped; kettle with lots of tea and coffee, hairdryer etc. - would have been nice to have more than 4 channels on the TV.
Its set facing the sea on a quiet road at the top of the cliffs just a few minutes away from the (at times) noisy centre of town. Perfect for sleeping with the windows open and with the gentle sound of the waves. Charming owners and staff. Excellent breakfast too.

Margaret and the girls make you feel at home as soon as you step through the door.I took my wife to the baytree to recuperate from a tonsillectomy just a few days after her op.and margaret prepared and cooked the food just the way my wife required it' this along with the jugs of iced water supplied whenever required helped her on the road to recovery for which we will be eternally grateful. We have stayed at the baytree on several occasions now and the standards never never dropped below exceptional even to the point of finding me a downstairs room because I now have mobility problems and cannot manage stairs.With the patio table and chairs outside I can sit outside and watch the sea all day.

We have stayed at the Bay Tree for three years running now at the end of Folk Week and it is a thoroughly good experience. The Bay Tree is clean and tidy the food is good and the owners are very friendly. The residence position is very good for views of the sea and a short walk into town.
