This is a clean but poorly designed property that in my view could easily be so much nicer. For some reason the property is closed from the beach - whereas surrounding properties have balconies and frontages open to the views, this one is enclosed, missing its potential. The description is a little off the mark - the view onto the see from the new rooftop look out is blocked by palm trees and is too small to encourage its use. Only 2 of the 6 rooms actually had a view towards the sea. The little garden is pretty and the small pool nice though. Umu is a warm and welcoming hostess and we enjoyed learning Swahili with her. The food standards in the local restaurants were poor - or where better were over-priced. Perhaps tourism had been hit as it was very quiet - but overall we expected more.

We were surprised that the authorities dont make an effort to clean up the beaches - consequently an hours walk south along the beach and you'll get your beautiful pristine sand but right outside this property you need to be careful where you place your feet (for broken glass, bottle tops etc). That said, the water is lovely.

Overall we admit to being disappointed. There's a huge amount of tourist money pouring into this small island of Zanzibar, the accommodation, restaurant food,excursions and taxis etc are not cheap and and yet the ongoing level of poverty is appalling and seemingly unnecessary.

Actually, the villa is feet in the water and the nice, unique and huge tropical vegetation that surrounds the property is fitted to fully protect the privacy of our guests, while many other properties cannot ensure this objective. Being on the top balcony, or at the pool, or in garden means simply not to be visible from the outside, which is something that many of our guests appreciate normally. We'll keep anyway in count the advice of cutting a few branches...
The rooms with a view to the ocean are actually four, not two. We also normally clean the beach in front of the villa, as it appears from our pictures, wherever they have been posted.

All the other comments relate to external situations outside from our control.
Having a long track of excellent reviews, we are anyway sorry not to have fully satisfied these guests.

“Perfect accommodation for stay in paradise”

We booked the whole lodge for our family. The beach and sea outside our gate and the village behind the property were great. The locals were engaging and the staff fantastic - we now have a Boa board and can play 1 60 (Wahed Wastin), taught to us by the staff. In return we taught them dominoes.

Interaction with the locals and learning basic words in Kiswahili really made our holiday - there is no them and us or fake interest and the standard of local houses and roads (Jambiani itself had a very bumpy, dusty track running through it, rather than a tarmac road) was humbling.

The facilities at the Lodge are great and there are lots of local restaurants serving a wide range of dishes, so eating in which is great food, or out is your choice - we chose where to eat to fit in with whether or not we knew we'd be back by early evening.

Snorkelling on the island is exceptional. Find a local guide like we did (recommended by the Lodge) and you can be sure the money you pay for trips will be less than so called local tour firms, more personalised and any profits go to the locals. We paid around around 25% of web advertised prices, which for a group of 9 meant we could do so much more. Swim right in the middle of a school of 16 wild dolphins for a tenner a head - beat that!

One word of warning - on the east side of the island, we didn't find anywhere to use a credit card. We had cash so it was no problem and it's a rare joy to come back and not have the prospect of a huge credit card bill dropping on the doormat.

“Many positive aspects in the same enchanted place”

The Kipepeo Lodge is situated on the beach of Jambiani, East coast, the best of the coasts of the island of Zanzibar, together with the northern tip of Nungwi and Matemwe. This part of the island is a sequence of small rural villages on the sea (Paje is the more 'developed'), where the local people live in peace, working at the western resorts or dealing with fishing, seaweed cultivation and other activities, however, related to tourism.
Travelers of these places, almost anyone we met, are autonomous and, in general, very knowledgeable. It is difficult to meet people who travel through the large tour operators, even if some large international brand has already opened large resorts (not in Jambiani yet, as we may know, at least).
The main reasons why we enjoyed our stay at the Kipepeo Lodge have been the extremely relaxed atmosphere, the pool in the garden, the food, the silence (at night, the sound of waves lapping at the lodge is fantastic, even if you have to get accostumed to it) and the possibility of self-determination in our daily choices, no catalogs or 'must-see', also thanks to the assistance of the lodge staff (polite and tactful).
The villa is nice, big, wel cared and well maintained.
Absolutely to do is the trip to the Pungume Atoll, not commonly offered in Zanzibar, but suggested to us by Umu, our personal assistant at Kipepeo.
Great nostalgia. Thank you!

“Kipepeo - Great family holiday home”

We had a wonderful time here with 8 children and 4 adults just before Christmas. The food was great, the location perfect and the Staff helpful. Would definately recommend this place for families or groups of people wanting a relaxing beach holiday.

“nice location, friendly staff”

we stayed four nights in Kipepeo. It was very quiet in Jambiani, and we enjoyed the peaceful ambience both in Kipepeo and the surroundings. The staff is friendly, especially Umu who took really good care of us. She's a star :) The breakfast is good, but a bit boring due to the same menu every day. It's very nice that there is a pool - especially when travelling with kids. Even though it was very windy on the beach some of the days, it was quiet on the Kipepeo property due to trees which also created shadow. This is also a plus for families with small children. The property was kept very well, and it was clean both inside and outside. Initially we had a room facing the veranda, but we shifted to another one which was bigger and more light. The first room was a bit dark and claustrophobic. There is a computer which can be used by the guests - this is a good service, I think! There is a soda/beer/water fridge with self-service. The staff also provided hot milk for our son before bed time, and they agreed on serving breakfast at 7am.
There are many cosy places to eat in Jambiani, and we enjoyed trying new places every day. However the food in Kipepo is also good, though a little pricy. The restaurant just north of the hotel (10 meters left when you go down on the beach) is very good and cosy.
Choose this place if you are looking for a quiet and peaceful hotel, where you can relax under the palms and by the poolside, where your children are welcome. It's not luxurious, but it's nice!
