“Great stop-off point”

Good location within easy walking of Annan town centre. The place is clean and comfortable with good sized rooms and en-suite, ok its not a power shower but it serves, plus a pleasant host and good quality breakfasts served. Therapy is available but popular and you should book in advance should you wish to take advantage of the service. Would stay again to break a long slog north so should you.

And as enjoyable as previously,
Clean comfortable, and particularly convenient for visiting the south west of Scotland.
Great breakfasts as always.
Annan is a relatively unknown little town 'south of the border', but we have come to love its character, (and some of its characters!), its history and sense of 'place'.
Will be back!

Annan was a one night stop on our way further north. Very pleased we chose the Old Rectory. Lovely old building tastefully modernised inside while keeping the best original features. Warm welcome by host. Very spacious and comfortable room upstairs facing the garden so very quiet. Good choice of buffet and cooked to order full breakfast. No problem with street parking. Old Rectory is well situated just a few minutes walk to the main shopping, restaurant and pub centre of Annan. You will be very happy with Old Rectory for value, comfort and convenience. Golf at nearby Powfoot is good value also - if you are a golfer! Can also get a spa/massage treatment by your hostess on site.

Room Tip: Seems you should ask for a room at the back. Ours was upstairs, facing the garden and was very quiet

We were coming into the area late saturday night and we had no room booked; we were dreading the hassle of finding a room. We called the hotel ahead of our arrival and managed to book a room straight away, we werent harrassed for all our details and it was just kept simple. We arrived at the hotel at midnight and was impressed to see that David, the owner, had waited up just for us and still welcomed us whole heartedly.

The rooms were clean and tidy and the building has a sense of calmness about it, perhaps that has something to do with the aromatherapy room? (Unfortunately we did not have time to experience this). The breakfast was lovely and David took time to speak with us and explain what there was to see in the local area and where he recommended we should go.

Overall, we were really impressed with the family run BnB and would definitely stay there again should we be in the area. It was perfect for our needs!

I stayed here with my partner and 2 friends. we didn't have rooms on the front so didn't really get any noise problems that other reviewers have mentioned other than hearing a few late night revellers on the Fri night. We stayed 3 nights and really liked it. good size and clean rooms, excellent freshly cooked breakfast of your choice, and handy location. It's not far over the England/Scotland border and close to so many national parks, coast roads, Lake district, etc. We used it as a base for a motorcycle touring holiday. there are many scenic but quiet roads around there. Beautiful part of the world. Well worth exploring.
Parking might be a bit tight if every guest room had a car, but it was alright with us there on bikes.To get to the parking from the town you drive past the church and vicarage, and at the end of the row of houses turn left and left again and down to the end of the close. there's a bit of a garden so you could sit out if you wanted. the owners are excellent for recommending restaurants depending on what you're after and how much you want to pay. Annan might be small but it has a great variety of restaurants: Indian, Italian, steak house, chinese plus your normal takeaways and more. And they are all within a few minutes walk of the B&B.
the owners are really friendly and helpful, and the guests we saw all seemed nice.

Room Tip: the room at the back was further away from the other rooms and further away from the road, so it'...

This is a lovely family-run B&B in the middle of Annan.
I stayed four nights in a clean, comfortable and spacious en suite room. It looked out to the front so yes it was a bit noisy at night/ early in the morning as other reviewers have mentioned - but closing the window muffled the noise enough to ignore it.

There are lots of options on the menu for breakfast and I'm sure Dave would do his best to fulfil any special requests.

All in all a great stay, a lovely welcome and friendly service.

Lovely to unwind when arrived with a back massage - excellent, one of the best I have had.

Room lovely and light. We took the advice on the website and ate and retaurant recommended - had booked a few weeks in advance as realised it was popular. Breakfast good but my partner a little disappointed with the full cooked - he felt that the meat products could have been a higher standard. Some awkward converations with the host - who semed a little defensive.

However, overall a very good experience and I would recommend.
