As others have pointed out, Sarath single-handedly lifts the Beach Bungalow above its peers in this price range. The guesthouse itself is fine -- just off the beach towards the southern end of Unawatuna and far enough away from the throbbing beats for a good night's sleep. It's clean, simple and good value. The bloke running it is the highlight. He's helpful, efficient and honest.
We paid for air-con but found it wasn't switched on. Didn't need it anyway and promptly forgot about it. Sarath reminded us in the morning and was very apologetic as he refunded the difference. After a long flight to a foreign land it's nice to deal with someone like this first off the bat.

Sarath, the owner takes a personal care and ensures the stay is comfortable. The rooms are basic but is spacious and comfortable. I stayed on the second floor with a view of the sea. That is was raining when I went made the whole ambiance even more romantic. They do not have parking for vehicles. Breakfast was excellent. Great places to relax.

At Unawatuna Beach Bunglow we felt very comfortable. The rooms are very clean with air conditioning, fan, mosquito net and balcony facing the beach. Sarath is an excellent host and a fantastic cook. He takes time for his guests and offers as required practical tips. Reliable and professional he organizes trips to the sights of Sri Lanka. Also, the transfer to the airport worked fine. His "boys" are busy and have always a smile on their face. Beach Bunglow is definitely a very good choice for some nice days in Unawatuna. Stefan and Edith from Bavaria/Germany

We had heard that some of the hotels in this resort can be pricey and not too clean. This was reccommended to us. We found it clean and comfortable. Only 30 seconds from the beach but far enough away from the all night beach party that was going on at the other end of the beach!
Some of the staff didnt speak english and couldnt understand our breakfast order (even when we pointed to it on the menu!) - we had to wait for an english speaking member to come to help. Other than that, we were very happy. They even let us keep our room until later in the day so that we could enjoy our last day at the beach and shower before travelling home.

I stayed at beach bungalow in April for 15 nights with my husband and 2 teenage children we had 2 a/c rooms they were basic but comfortable and very clean . The guest house was in a great position only a stone throw from the beach. Breakfast was good eggs (however you liked them cooked) toast with butter and conserve, fresh fruit(varied each day) and tea and coffee. The restaurant was always very clean and there was never so much as a leaf on the path through the entrance. Sareth and his staff were all very helpful and friendly. All in all great value for money we would definitely return.

2 of us stayed here with the cricket, whilst meeting up with a group of others that we knew who were also staying. Rooms were spacious and clean. The bungalows are 20 yards from the beach which is brilliant. Sarath and his family were great, th service was excellent and nothing was too much trouble. When one of our party was taken ill and came back to the room, Sarath checked on him a couiple of times to ensure he was ok and drinking plenty of water. They food was great, try the Butterfly Prawns, we also had a tradition Sri Lankan curry, awesome. Sarath was able to organise a trip for us to go whale watching, qand got us a better deal than anyone we spoke to. He also sorted out a local mobile SIM to make phoning home cheaper. All in all Iwould definitely go back and would recommend to anyone.

The hotel is family owned and family run and it shows. Sarath and his family take a pride in the running and presentation of Unawatuna Beach Bungalow without neglecting the personal touches.
The rooms are basic but spacious and the layout of them well thought out. Like the rest of the property they are cleaned and maintained to the highest standard. My room just had a fan which for me was OK, I believe some of the rooms have A/C. The rooms also have mosquito nets. I slept soundly every night and had no noise pollution from any of the other rooms or from outside.
The garden area is a nice touch and is again kept in very good order.

I stayed here when the Barmy Army (England cricket fans) were in town and the Unawatuna Beach Bungalow was full. However nothing was too much trouble for Sarath and his family as our every request was dealt with. This also included summoning a doctor for one of us Brits.
As for location, as one of the reviewers has said Unawatuna Beach Bungalow is just set back from the best part of the beach. There are two big signs on the main road which meant that I was able to find it straight away when I came down from Colombo on the Colombo to Matara bus.
